{"id":161322,"date":"2026-04-22T12:58:24","date_gmt":"2026-04-22T18:58:24","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=161322"},"modified":"2026-04-22T12:58:24","modified_gmt":"2026-04-22T18:58:24","slug":"prearrendamiento-impulsa-actividad-industrial-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/prearrendamiento-impulsa-actividad-industrial-cdmx\/","title":{"rendered":"Prearrendamiento impulsa la actividad industrial en la CDMX"},"content":{"rendered":"<p data-start=\"0\" data-end=\"182\"><em data-start=\"63\" data-end=\"182\">El prearrendamiento de espacios sostiene la absorci\u00f3n y marca el ritmo de expansi\u00f3n en el mercado industrial metropolitano<\/em><!--more--><\/p>\n<p data-start=\"184\" data-end=\"604\">El mercado industrial en la Zona Metropolitana de la Ciudad de M\u00e9xico (ZMCDMX) <strong>mantiene un ritmo de crecimiento sostenido<\/strong>, con el <strong>prearrendamiento como principal impulsor<\/strong> de la actividad. Durante el primer trimestre de 2026, la absorci\u00f3n bruta alcanz\u00f3 620,000 metros cuadrados (m\u00b2), con lo que duplic\u00f3 el nivel observado en el mismo periodo del a\u00f1o anterior y confirm\u00f3 un entorno de alta demanda por espacios industriales.<\/p>\n<p data-start=\"606\" data-end=\"1010\">De acuerdo con <a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>, la actividad se concentr\u00f3 en el corredor<strong> Zumpango\u2013AIFA, que capt\u00f3 el 58% de la superficie comercializada<\/strong>, seguido por Cuautitl\u00e1n, con 26 por ciento. En este contexto, el <strong>prearrendamiento lider\u00f3 la demanda al representar el 63%<\/strong> de las operaciones, mientras que las nuevas transacciones aportaron el 19%, lo que refuerza el papel de la contrataci\u00f3n anticipada como eje del dinamismo del mercado.<\/p>\n<p data-start=\"1012\" data-end=\"1321\">La consultora indic\u00f3 que la demanda neta se mantiene por encima de niveles prepandemia, al registrar 152,260 m\u00b2, frente a los 114,062 m\u00b2 del primer trimestre de 2019. Este comportamiento da continuidad al <strong>proceso de expansi\u00f3n en la ocupaci\u00f3n de espacios industriales<\/strong> en la regi\u00f3n.<\/p>\n<p data-start=\"1323\" data-end=\"1699\">En paralelo, la actividad constructiva responde a este entorno con nuevos desarrollos. Durante el trimestre, <strong>365,000 m\u00b2 iniciaron construcci\u00f3n<\/strong>, con una concentraci\u00f3n en los corredores Zumpango\u2013AIFA, Last Mile y Cuautitl\u00e1n. En estos proyectos, el nivel de<strong> prearrendamiento alcanz\u00f3 el 57%<\/strong>, lo que vincula directamente la demanda anticipada con el arranque de obra.<\/p>\n<p data-start=\"1701\" data-end=\"2045\">Por su parte, el <strong>inventario industrial clase A incorpor\u00f3 334,000 m\u00b2<\/strong>, con lo que el total lleg\u00f3 a 12.62 millones de m\u00b2, equivalente a un crecimiento anual de 7.9 por ciento. Del total de nueva oferta, el <strong>53% ingres\u00f3 con contratos de prearrendamient<\/strong>o, lo que refleja una absorci\u00f3n activa desde etapas tempranas de los proyectos.<\/p>\n<p data-start=\"2047\" data-end=\"2399\">En cuanto a la disponibilidad, la tasa de vacancia se ubic\u00f3 en 4.1%, equivalente a 514,692 m\u00b2, con un incremento de 2.8 puntos porcentuales respecto al mismo periodo de 2025. CBRE se\u00f1ala que este ajuste responde al ingreso de nueva oferta disponible y a algunas desocupaciones, con el <strong>corredor CTT concentrando el 64% del espacio vacante<\/strong>.<\/p>\n<p data-start=\"2401\" data-end=\"2900\" data-is-last-node=\"\" data-is-only-node=\"\">Hacia adelante, CBRE prev\u00e9 que el mercado mantenga un ritmo activo, respaldado por un pipeline en <strong>planeaci\u00f3n superior a los 3 millones de m\u00b2<\/strong>. La mayor parte de estos proyectos se ubica en <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/naves-industriales-huehuetoca-zumpango-cambia-la-dinamica-de-construccion-en-cdmx\/\" target=\"_blank\" rel=\"noopener\">Zumpango<\/a>\u2013AIFA y CTT, corredores que concentran el inter\u00e9s de empresas instaladas y de nuevos jugadores en busca de espacios para operaciones de gran escala. En este entorno, los precios de salida en renta para desarrollos en proceso se ubican entre 8.50 y 15.36 d\u00f3lares por metro cuadrado
