distribuidas en 339 proyectos activos, de acuerdo con el m\u00e1s reciente reporte Din\u00e1mica del Mercado Inmobiliario (DIME) de Softec correspondiente al primer trimestre de 2026<\/p>\n<p>Del total, el <strong>inventario disponible<\/strong> asciende a 15,438 unidades, lo que refleja un mercado activo con disponibilidad relevante para atender la demanda en la regi\u00f3n.<\/p>\n<h2><strong>Departamentos dominan el mercado<\/strong><\/h2>\n<p>Uno de los principales rasgos del mercado inmobiliario en Guadalajara es la fuerte concentraci\u00f3n en <strong>vivienda vertical<\/strong>.<\/p>\n<p>Actualmente, el 84% de los proyectos corresponde a <strong>departamentos<\/strong>, consolidando una tendencia hacia la densificaci\u00f3n urbana y el desarrollo vertical en la metr\u00f3poli<\/p>\n<p>Este comportamiento responde a factores como la <strong>disponibilidad de suelo<\/strong>, el <strong>crecimiento urbano<\/strong> y la necesidad de acercar la vivienda a <strong>zonas con servicios y empleo<\/strong>.<\/p>\n<h2><strong>Precios alcanzan hasta 175,000 pesos por m\u00b2<\/strong><\/h2>\n<p>En t\u00e9rminos de valor, el mercado presenta una amplia dispersi\u00f3n de precios.<\/p>\n<p>El <strong>costo por metro cuadrado<\/strong> (m\u00b2) en la zona oscila entre 9,471 y 175,744 pesos, con un promedio de 59,271 pesos por m\u00b2, lo que posiciona a Guadalajara como una de las plazas relevantes en el pa\u00eds en t\u00e9rminos de valor inmobiliario<\/p>\n<p>El <strong>precio promedio de las viviendas<\/strong> alcanza los 4.6 millones de pesos, con diferencias marcadas entre segmentos econ\u00f3micos, medios y residenciales.<\/p>\n<h2><strong>Segmento medio y residencial concentran la oferta<\/strong><\/h2>\n<p>El an\u00e1lisis por segmento muestra que la mayor parte de la oferta se concentra en <strong>vivienda media y residencial<\/strong>, donde se ubican la mayor\u00eda de los proyectos y unidades disponibles.<\/p>\n<p>Por el contrario, la <strong>vivienda social<\/strong> tiene una participaci\u00f3n m\u00ednima dentro del mercado formal, lo que refleja una brecha importante frente a la demanda potencial en este segmento.<\/p>\n<h2><strong>Dinamismo en ventas y absorci\u00f3n<\/strong><\/h2>\n<p>En cuanto al desempe\u00f1o comercial, algunos desarrollos destacan por su nivel de <strong>absorci\u00f3n mensual<\/strong>.<\/p>\n<p>Proyectos como <strong>Parques del Triunfo Etapa IV<\/strong> registran ventas promedio de hasta 17.6 unidades al mes, seguidos por otros desarrollos con niveles superiores a las 10 unidades mensuales<\/p>\n<p>En t\u00e9rminos generales, la <strong>absorci\u00f3n promedio<\/strong> se ubica en 2.5 unidades por proyecto, lo que indica un ritmo constante en la colocaci\u00f3n de vivienda.<\/p>\n<h2><strong>Una metr\u00f3poli en expansi\u00f3n<\/strong><\/h2>\n<p>La zona metropolitana de Guadalajara cuenta con una poblaci\u00f3n aproximada de 5.3 millones de habitantes, distribuidos en cerca de 1.9 millones de viviendas, con un promedio de 2.7 personas por hogar<\/p>\n<p>Este crecimiento poblacional contin\u00faa impulsando la demanda habitacional, particularmente en zonas urbanas con mayor conectividad y servicios.<\/p>\n<h2><strong>Retos: vivienda social y acceso<\/strong><\/h2>\n<p>A pesar del dinamismo del mercado, el reporte evidencia desaf\u00edos estructurales, especialmente en el acceso a vivienda para <strong>segmentos de menores ingresos<\/strong>.<\/p>\n<p>La limitada<strong> oferta de vivienda social<\/strong> y el
