Cuando los trayectos se acortan, zonas que antes se percib\u00edan lejanas empiezan a competir en igualdad de condiciones\u201d, explic\u00f3.<\/p>\n<\/blockquote>\n<p data-start=\"1526\" data-end=\"1919\">Este cambio comienza a observarse en corredores como Santa Fe y Bosques de las Lomas, donde coinciden <strong>corporativos, vivienda vertical y servicios.<\/strong> En el caso de Santa Fe, la alta concentraci\u00f3n de empleo frente a una conectividad limitada ha sido un reto hist\u00f3rico; en este contexto, la entrada del tren no corrige por completo el desbalance, pero s\u00ed ajusta el punto de partida para el mercado.<\/p>\n<h2 data-section-id=\"e315qw\" data-start=\"1921\" data-end=\"1953\">Corredores que se fortalecen<\/h2>\n<p data-start=\"1955\" data-end=\"2197\">El efecto no es homog\u00e9neo. En zonas como Bosques de las Lomas, Interlomas, Lomas Altas o Cuajimalpa, con un perfil m\u00e1s residencial y consolidado, la nueva<strong> conectividad no detona desarrollo desde cero, pero s\u00ed fortalece condiciones existentes<\/strong>.<\/p>\n<blockquote>\n<p data-start=\"2199\" data-end=\"2394\">\u201cLa conectividad reduce distancias percibidas. Para quien trabaja en el poniente, vivir en zonas cercanas se vuelve m\u00e1s viable. Eso influye directamente en la decisi\u00f3n de compra\u201d, indic\u00f3 Serrano.<\/p>\n<\/blockquote>\n<p data-start=\"2396\" data-end=\"2701\">En este sentido, especialistas coinciden en que la<strong> infraestructura<\/strong> no genera valor por s\u00ed sola; sin embargo, acelera procesos cuando coincide con <strong>demanda activa y oferta consolidada<\/strong>. El efecto suele darse de forma progresiva: primero cambia la percepci\u00f3n, despu\u00e9s la demanda y, eventualmente, los precios.<\/p>\n<h2 data-section-id=\"7r3now\" data-start=\"2703\" data-end=\"2738\">Un nuevo factor en la inversi\u00f3n<\/h2>\n<p data-start=\"2740\" data-end=\"2979\">De acuerdo con organismos como ONU-H\u00e1bitat y el Banco Interamericano de Desarrollo, la<strong> inversi\u00f3n en transporte puede reflejarse en incrementos de valor inmobiliario<\/strong> de entre 5% y 20% en zonas bien ubicadas, con efectos en el mediano plazo.<\/p>\n<p data-start=\"2981\" data-end=\"3212\">Para el poniente de la capital, donde las condiciones de mercado ya estaban dadas, la conectividad introduce un nuevo componente que puede acelerar esa din\u00e1mica, sobre todo en segmentos que priorizan cercan\u00eda y tiempos de traslado.<\/p>\n<blockquote>\n<p data-start=\"3214\" data-end=\"3351\">\u201cHoy la ubicaci\u00f3n no se mide solo en kil\u00f3metros, sino en tiempo.
