Este escenario ha generado presiones tanto para quienes buscan vivienda como para quienes la ofertan.<\/p>\n<h2><strong>Mercado de rentas presionado por la vacancia y el impago<\/strong><\/h2>\n<p>De acuerdo con expertos, uno de los principales retos para los propietarios contin\u00faa siendo el <strong>riesgo de impago<\/strong> y la <strong>vacancia<\/strong>, es decir, periodos en los que un inmueble permanece desocupado. Estos factores impactan directamente en la rentabilidad de sus activos.<\/p>\n<p>Ante este panorama, plataformas digitales del sector inmobiliario han comenzado a desarrollar modelos orientados a <strong>reducir estos riesgos<\/strong> mediante el uso de tecnolog\u00eda y an\u00e1lisis de datos.<\/p>\n<p>En este contexto, la proptech <strong>Homie<\/strong> present\u00f3 <strong>Renta Continua<\/strong>, un esquema que busca garantizar ingresos constantes a los propietarios, incluso cuando la vivienda no se encuentra ocupada.<\/p>\n<p>Dicho modelo contempla <strong>pagos mensuales fijos<\/strong> durante un periodo de hasta cinco a\u00f1os, ajustados conforme a la inflaci\u00f3n, as\u00ed como la administraci\u00f3n integral del inmueble.<\/p>\n<p>\u201cLa <strong>vacancia<\/strong> es el principal obst\u00e1culo que enfrentan los propietarios hoy en d\u00eda; es dinero que se pierde y que genera incertidumbre. Por eso creamos <strong>Renta Continua<\/strong>. Nuestra meta es sumar entre 2,000 y 3,000 propiedades bajo este modelo a nuestra cartera actual, ofreciendo certeza absoluta en un mercado que hist\u00f3ricamente ha sido informal y complejo\u201d, afirm\u00f3 <strong>Ludovic Prades, COO de Homie<\/strong>.<\/p>\n<p>De acuerdo con la firma, este tipo de esquemas tambi\u00e9n se apoya en herramientas de an\u00e1lisis de riesgo para <strong>reducir la morosidad<\/strong>. Mientras que en el mercado tradicional las tasas de incumplimiento pueden oscilar entre el 3% y el 8%, el uso de algoritmos permite disminuir significativamente este indicador.<\/p>\n<p>\u201cEn M\u00e9xico, la <strong>digitalizaci\u00f3n inmobiliaria<\/strong> es apenas del 10%, comparado con niveles mucho m\u00e1s altos en ciudades como Sao Paulo. En <strong>Homie<\/strong> utilizamos la data para dar garant\u00edas. No solo protegemos al due\u00f1o; para el inquilino eliminamos barreras discriminatorias como el aval y nos enfocamos \u00fanicamente en su capacidad real de pago\u201d, coment\u00f3 <strong>Prades<\/strong>.<\/p>\n<h2><strong>Digitalizaci\u00f3n y nuevas reglas en el mercado\u00a0<\/strong><\/h2>\n<p>Adem\u00e1s, la <strong>digitalizaci\u00f3n del sector inmobiliario<\/strong> en M\u00e9xico sigue siendo limitada, lo que abre espacio para la adopci\u00f3n de nuevas soluciones tecnol\u00f3gicas que permitan mayor transparencia y eficiencia en los procesos.<\/p>\n<p>Por otro lado, estos modelos tambi\u00e9n buscan atender problem\u00e1ticas del lado de la demanda. Entre ellas, la <strong>eliminaci\u00f3n de requisitos <\/strong>como el aval, as\u00ed como la <strong>regulaci\u00f3n de incrementos en las rentas<\/strong>, que en algunos casos han superado el 10% anual en la capital del pa\u00eds.<\/p>\n<p>Asimismo, se integran condiciones relacionadas con <strong>nuevas din\u00e1micas sociales<\/strong>, como la aceptaci\u00f3n de mascotas, as\u00ed como
