Por un lado,<strong> Ciudad de M\u00e9xico y Monterrey encabezaron el volumen en obra<\/strong>, con m\u00e1s de un mill\u00f3n de metros cuadrados cada uno en proceso de desarrollo, lo que sostuvo la base operativa del sector pese a la desaceleraci\u00f3n.<\/p>\n<p data-start=\"820\" data-end=\"1186\">Por otra parte, durante el primer bimestre del a\u00f1o, los <strong>inicios de construcci\u00f3n<\/strong> sumaron 500,000 m\u00b2, cifra que represent\u00f3 una <strong>ca\u00edda del 43% frente al mismo periodo de 2025<\/strong>. En este rubro, Ciudad de M\u00e9xico y Guanajuato destacaron como los mercados con mayor dinamismo, al registrar 116,000 y 113,000 m\u00b2 de nuevos proyectos, respectivamente.<\/p>\n<p data-start=\"1188\" data-end=\"1624\">A nivel regional, el <strong>Baj\u00edo<\/strong> mostr\u00f3 un comportamiento diferenciado. En los primeros dos meses del a\u00f1o, el <strong>arranque de nuevas naves industriales alcanz\u00f3 156,000 m\u00b2<\/strong>, lo que implic\u00f3 un crecimiento de 20% anual. Guanajuato concentr\u00f3 el 72% de esta actividad, impulsado por desarrollos con acuerdos de prearrendamiento bajo esquemas Built to Suit, mientras que Quer\u00e9taro particip\u00f3 con el 23% y San Luis Potos\u00ed con el 5% restante.<\/p>\n<p data-start=\"1626\" data-end=\"2026\">En contraste, <strong>Monterrey<\/strong> registr\u00f3 una contracci\u00f3n significativa en su actividad constructiva. Al cierre de febrero, el volumen en obra alcanz\u00f3 un mill\u00f3n de m\u00b2, lo que signific\u00f3 una <strong>ca\u00edda superior al 50%<\/strong> en comparaci\u00f3n anual. Este ajuste se present\u00f3 en un entorno donde los desarrolladores mantienen proyectos activos, pero con un enfoque m\u00e1s selectivo ante un nivel de oferta suficiente.<\/p>\n<p data-start=\"2028\" data-end=\"2386\">Actualmente, el mercado regiomontano concentra m\u00e1s de 40 propiedades en desarrollo, de las cuales cerca del 60% corresponden a proyectos especulativos disponibles, mientras que el resto cuenta con contratos de prearrendamiento. Esta composici\u00f3n ha influido en la toma de decisiones, ya que las empresas han optado por moderar el inicio de nuevos desarrollos.<\/p>\n<p data-start=\"2388\" data-end=\"2727\" data-is-last-node=\"\" data-is-only-node=\"\">Finalmente, Solili se\u00f1al\u00f3 que la <strong>oferta industrial nacional super\u00f3 los 5.7 millones<\/strong> de m\u00b2 al cierre de febrero, con un incremento anual de m\u00e1s de 2.5 millones de metros cuadrados. Este crecimiento en la disponibilidad de espacios ha incidido en la desaceleraci\u00f3n de nuevos proyectos, en un entorno donde la absorci\u00f3n muestra se\u00f1ales de
