La instalaci\u00f3n de este tipo de infraestructura no s\u00f3lo fortalece la actividad industrial, tambi\u00e9n <strong>impulsa la formaci\u00f3n de nuevos corredores urbanos<\/strong> vinculados a servicios, comercio y empresas especializadas.<\/p>\n<p data-start=\"572\" data-end=\"968\">De acuerdo con la Asociaci\u00f3n Mexicana de Data Centers (MEXDC), las<strong> inversiones en este sector podr\u00edan alcanzar los 18,000 millones de d\u00f3lares<\/strong> (mdd) en M\u00e9xico durante los pr\u00f3ximos cinco a\u00f1os, con una contribuci\u00f3n superior al 5% del Producto Interno Bruto (PIB). Este avance responde al incremento del tr\u00e1fico digital, la adopci\u00f3n de servicios en la nube y la relocalizaci\u00f3n de operaciones hacia el pa\u00eds.<\/p>\n<p data-start=\"970\" data-end=\"1234\">En el Baj\u00edo, este fen\u00f3meno comienza a reflejarse en la din\u00e1mica inmobiliaria. <strong>La llegada de proyectos tecnol\u00f3gicos genera nuevas necesidades de infraestructura<\/strong> urbana y atrae talento especializado, lo que incrementa la demanda en segmentos distintos al industrial.<\/p>\n<p data-start=\"1236\" data-end=\"1534\">De acuerdo con <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/retail-mundial-2026-rentas\/\" target=\"_blank\" rel=\"noopener\">Spot2.mx<\/a>, hasta finales de 2025, <strong>Quer\u00e9taro manten\u00eda una clara orientaci\u00f3n hacia espacios industriales<\/strong>, que concentraban el 52.6% de las b\u00fasquedas inmobiliarias, seguido del sector comercial con 40.8% y oficinas con 6.6 por ciento. No obstante, el inicio de <strong>2026 muestra una reconfiguraci\u00f3n en esta tendencia<\/strong>.<\/p>\n<h2>Data centers impulsan una nueva din\u00e1mica inmobiliaria<\/h2>\n<p data-start=\"1536\" data-end=\"1806\">La plataforma se\u00f1al\u00f3 que la participaci\u00f3n de <strong>espacios comerciales dentro del inventario<\/strong> creci\u00f3 de 8.6% en diciembre de 2025 a 21.2% en febrero de 2026, lo que <strong>representa un incremento de 146.5 por ciento<\/strong>. Este comportamiento coincide con la expansi\u00f3n de data centers en la regi\u00f3n.<\/p>\n<p data-start=\"1763\" data-end=\"2075\">Durante febrero de 2026, los espacios comerciales concentraron el 41.1% de las b\u00fasquedas inmobiliarias en el estado, por encima de oficinas e industrial. Vianey Mac\u00edas, Head de Market Research de Spot2.mx, destac\u00f3 que este comportamiento sugiere una mayor demanda de servicios, comercio y proveedores especializados en torno a nuevos polos tecnol\u00f3gicos.<\/p>\n<blockquote>\n<p data-start=\"2077\" data-end=\"2559\">\u201cLa expansi\u00f3n de los data centers no solo se traduce en anillos de desarrollo en sus inmediaciones; suele generar un efecto multiplicador en el desarrollo urbano de su entorno y cambios sustanciales en los precios de rentas y disponibilidad de otro tipo de inmuebles. Alrededor de este tipo de infraestructura comienzan a instalarse empresas de tecnolog\u00eda, ingenier\u00eda, mantenimiento, log\u00edstica y servicios especializados\u201d, explic\u00f3.<\/p>\n<\/blockquote>\n<p data-start=\"2561\" data-end=\"2826\">Por ejemplo, municipios como El Marqu\u00e9s, Col\u00f3n y Huimilpan concentran varios de los nuevos proyectos tecnol\u00f3gicos, zonas que hist\u00f3ricamente han estado ligadas al crecimiento industrial y que ahora atraen <strong>nuevas actividades relacionadas con infraestructura digital.<\/strong><\/p>\n<p data-start=\"3121\" data-end=\"3419\">El impacto tambi\u00e9n se extiende al <strong>mercado de oficinas<\/strong>. Durante 2026, el tama\u00f1o promedio de las b\u00fasquedas se mantiene entre los 100 y 200 metros cuadrados, una demanda asociada principalmente a <strong>empresas peque\u00f1as y medianas vinculadas a servicios tecnol\u00f3gicos<\/strong>, ingenier\u00eda y proveedur\u00eda especializada.<\/p>\n<blockquote>\n<p data-start=\"3421\" data-end=\"3737\">\u201cCuando se instala infraestructura digital de gran escala, lo primero que suele crecer es el ecosistema de empresas que la rodea: proveedores de tecnolog\u00eda, servicios profesionales, log\u00edstica y comercio especializado. Ese tipo de empresas normalmente demandan oficinas compactas y servicios cercanos\u201d, se\u00f1al\u00f3 Mac\u00edas.<\/p>\n<\/blockquote>\n<p data-start=\"3739\" data-end=\"3993\">En este escenario, el crecimiento de los centros de datos no solo impulsa la actividad industrial, sino que <strong>acelera la transformaci\u00f3n del mercado inmobiliario<\/strong> en Quer\u00e9taro, al detonar nuevos corredores urbanos y ampliar la demanda en distintos segmentos.<\/p>\n<blockquote>\n<p data-start=\"3995\" data-end=\"4170\" data-is-last-node=\"\" data-is-only-node=\"\">\u201cLa pregunta ya no es si los data centers impactar\u00e1n el mercado: la pregunta es qu\u00e9 tan r\u00e1pido ser\u00e1 capaz de ajustarse la oferta inmobiliaria a lo que viene\u201d, concluy\u00f3
