De este modo, en 2024 y 2025 se registr\u00f3 una diferencia marginal en la colocaci\u00f3n, panorama impulsado por la\u00a0inflaci\u00f3n, el encarecimiento de la vivienda en el pa\u00eds y<strong> el limitado acceso al financiamiento.<\/strong><\/p>\n<p><a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/credito-hipotecario-nuevos-productos-reto\/\" target=\"_blank\" rel=\"noopener\">Enrique Margain Pitman,<\/a> director ejecutivo de Cr\u00e9dito Puente e Hipotecario de\u00a0Banca Mifel,\u00a0se\u00f1al\u00f3 que, si bien el\u00a0<strong>sector cuenta con una amplia diversificaci\u00f3n de productos<\/strong>\u00a0hipotecarios, resulta\u00a0<strong>necesario contar con opciones m\u00e1s flexibles para los trabajadores.<\/strong><\/p>\n<p>Asimismo, indic\u00f3 que uno de los principales retos consiste en ampliar el acceso al cr\u00e9dito para una mayor parte de la poblaci\u00f3n, en particular <strong>para quienes no pueden comprobar la totalidad de sus ingresos.<\/strong><\/p>\n<blockquote><p>\u201cEl gran reto hacia adelante est\u00e1 en funci\u00f3n de c\u00f3mo incorporamos a una gran parte de la poblaci\u00f3n econ\u00f3micamente activa que no participa o que no tiene acceso al cr\u00e9dito, como todo este segmento de la econom\u00eda mixta que no pueden comprobar la totalidad de los ingresos\u201d, apunt\u00f3.<\/p><\/blockquote>\n<p>En esa l\u00ednea, explic\u00f3 que la banca comercial ya trabaja en modelos que permitan evaluar ingresos con informaci\u00f3n alternativa, con el objetivo de <strong>integrar a m\u00e1s personas al financiamiento hipotecario.<\/strong><\/p>\n<h2>Casas ARA incorpora esquema para econom\u00edas mixtas<\/h2>\n<p>Bajo este panorama, <a href=\"https:\/\/ara.com.mx\/\" target=\"_blank\" rel=\"noopener\">Casas ARA<\/a> implement\u00f3 un esquema de financiamiento orientado a personas que, pese a contar con ingresos suficientes, no pueden acreditarlos de forma tradicional <strong>ni acceden a cr\u00e9ditos como los del Infonavit o Fovissste<\/strong>.<\/p>\n<p>El <strong>modelo permite adquirir vivienda de hasta 2 millones de pesos<\/strong> mediante un cr\u00e9dito hipotecario que la propia desarrolladora gestiona ante una instituci\u00f3n financiera. Como parte del proceso, se realiza un estudio socioecon\u00f3mico en el domicilio o centro de trabajo del solicitante, con el fin de validar su capacidad de pago.<\/p>\n<p>Una vez integrada la informaci\u00f3n, la solicitud se presenta ante la entidad financiera, que determina la viabilidad del cr\u00e9dito. En caso de aprobaci\u00f3n, el financiamiento incluye condiciones como tasa de inter\u00e9s preferencial, seguro de vida y cobertura contra da\u00f1os, adem\u00e1s de no contemplar comisi\u00f3n por apertura.<\/p>\n<p>El esquema tambi\u00e9n permite estructurar <strong>cr\u00e9ditos de manera conjunta<\/strong>. En el caso de parejas, ambos ingresos pueden considerarse para fortalecer la capacidad de pago, lo que facilita la autorizaci\u00f3n del financiamiento bajo la figura de acreditado y coacreditado.<\/p>\n<p>Adem\u00e1s, el <strong>seguro de vida<\/strong> cubre la totalidad de la deuda en caso de fallecimiento de alguno de los participantes, lo que forma parte de las condiciones del producto.<\/p>\n<h2>\u00bfC\u00f3mo funciona el esquema?<\/h2>\n<p>El acceso a este financiamiento inicia con la selecci\u00f3n de la vivienda y la visita al desarrollo. Posteriormente, el solicitante integra su expediente con documentaci\u00f3n b\u00e1sica, como identificaci\u00f3n oficial vigente, comprobante de domicilio y la solicitud de cr\u00e9dito.<\/p>\n<p>En caso de aprobaci\u00f3n, el esquema contempla un <strong>enganche equivalente al 10% del valor<\/strong> del inmueble. Asimismo, aunque se considera el historial crediticio, este no resulta un factor determinante para la autorizaci\u00f3n.<\/p>\n<p>De esta manera, <strong>Casas ARA se suma a la tendencia del sector que busca atender a la econom\u00eda mixta<\/strong> mediante esquemas m\u00e1s flexibles, en un entorno donde la colocaci\u00f3n hipotecaria enfrenta presiones y la demanda de vivienda mantiene la
