Si el 2024 fue de planeaci\u00f3n y el 2025 de transici\u00f3n, el 2026 se perfila como el a\u00f1o de la consolidaci\u00f3n. No lo digo por mero entusiasmo, sino porque los n\u00fameros \u2014esos \u00abfundamentales\u00bb que nunca mienten\u2014 finalmente est\u00e1n alineados.<\/p>\n<h2><strong>Los pilares de la confianza<\/strong><\/h2>\n<p>Hoy, M\u00e9xico presenta un escenario de estabilidad envidiable en la regi\u00f3n. Tenemos una inflaci\u00f3n que ha regresado a niveles de confort para el Banco de M\u00e9xico y un tipo de cambio que, lejos de las turbulencias de anta\u00f1o, ha permitido una planeaci\u00f3n financiera a largo plazo para los desarrolladores. Las tasas de inter\u00e9s bancarias se mantienen tambi\u00e9n accesibles.<\/p>\n<p>Sin embargo, el verdadero motor est\u00e1 en el bolsillo del mexicano. El empleo formal sostiene una racha hist\u00f3rica al alza, impulsado por la consolidaci\u00f3n de grandes proyectos de infraestructura nacional y un mercado interno din\u00e1mico, las empresas han debido apostar por la profesionalizaci\u00f3n y la formalidad para escalar su operaci\u00f3n. Pero no solo hay m\u00e1s empleos; son empleos mejor pagados. El aumento sostenido al salario m\u00ednimo ha generado un efecto domin\u00f3 que fortalece la capacidad de cr\u00e9dito y, lo m\u00e1s importante, la Subcuenta de Vivienda de millones de trabajadores.<\/p>\n<h2><strong>Vivienda para el Bienestar<\/strong><\/h2>\n<p>Uno de los hitos que marcar\u00e1n este 2026 es el avance del programa \u00abVivienda para el Bienestar\u00bb. Con la meta de construir 400,000 unidades tan solo este a\u00f1o (como parte del plan sexenal de 1.8 millones), el sector p\u00fablico y privado est\u00e1n obligados a trabajar en una sinton\u00eda sin precedentes. Esta no es solo una cifra estad\u00edstica; es la respuesta a una demanda de vivienda social que estuvo desatendida y que hoy encuentra en la vivienda adecuada y asequible su principal bandera.<\/p>\n<h2><strong>Las nuevas reglas del juego<\/strong><\/h2>\n<p>El mercado que estamos viendo en 2026 ya no es el mismo de hace una d\u00e9cada. Hoy las oportunidades se concentran en algunos ejes claros:<\/p>\n<ol>\n<li><strong>Densidad en centros urbanos:<\/strong> La demanda en Ciudad de M\u00e9xico, Monterrey, Tijuana y Guadalajara se ha volcado hacia proyectos que optimizan el suelo y reducen los tiempos de traslado El fen\u00f3meno se replica en menor dimensi\u00f3n en ciudades medias del pa\u00eds.<\/li>\n<li><strong>Digitalizaci\u00f3n del sector:<\/strong> Desde la comercializaci\u00f3n hasta la gesti\u00f3n de cr\u00e9ditos, la burocracia est\u00e1 cediendo ante procesos digitales que aceleran el cierre de operaciones.<\/li>\n<li><strong>Creaci\u00f3n de comunidad:<\/strong> La planeaci\u00f3n integral que permite la adecuada convivencia entre vecinos es clave para atender necesidades locales e incrementar la seguridad en los conjuntos.<\/li>\n<li><strong>Sostenibilidad como est\u00e1ndar:<\/strong> Ya no es un \u00abplus\u00bb; la eficiencia energ\u00e9tica, reforestaci\u00f3n y el manejo h\u00eddrico son ahora requisitos tanto para el inversionista institucional como para el comprador joven.<\/li>\n<\/ol>\n<h2><strong>En resumen<\/strong><\/h2>\n<p>El 2026 nos encuentra con una banca s\u00f3lida, tasas de inter\u00e9s hipotecario competitivas y un bono demogr\u00e1fico que sigue presionando por nuevos hogares. Las oportunidades est\u00e1n ah\u00ed, particularmente para quienes sepan leer las necesidades de las nuevas familias y la ubicaci\u00f3n estrat\u00e9gica que dictan los polos industriales.<\/p>\n<p>M\u00e9xico est\u00e1 construyendo, y lo est\u00e1 haciendo sobre cimientos firmes. Es momento de que el sector residencial tome la estafeta y convierta estos buenos fundamentales en realidades habitables.
