como Felipe Carrillo Puerto y Corregidora<\/em><!--more--><\/p>\n<p>En los \u00faltimos dos a\u00f1os, tanto los precios de la <strong>vivienda en venta<\/strong> como los de <strong>renta<\/strong> en la ciudad de <strong>Quer\u00e9taro<\/strong> registraron un incremento promedio de 7%, de acuerdo con datos del Index de Inmuebles24.<\/p>\n<p>El reporte se\u00f1ala que la <strong>capital queretana<\/strong> contin\u00faa consolid\u00e1ndose como uno de los mercados inmobiliarios m\u00e1s atractivos del centro del pa\u00eds, impulsado por la demanda de vivienda y el crecimiento urbano de la regi\u00f3n.<\/p>\n<h2><strong>Municipios con mayor alza en rentas<\/strong><\/h2>\n<p>En el segmento de la <strong>vivienda en renta<\/strong>, el municipio que present\u00f3 la mayor variaci\u00f3n en los \u00faltimos dos a\u00f1os fue <strong>Felipe Carrillo Puerto<\/strong>, con un incremento de 29% en los precios de renta.<\/p>\n<p>Le siguen:<\/p>\n<ul>\n<li><strong>Corregidora<\/strong>, con un alza de 14%<\/li>\n<li><strong>El Marqu\u00e9s<\/strong> y <strong>Santa Rosa J\u00e1uregui<\/strong>, con incrementos de 11% cada uno<\/li>\n<\/ul>\n<p>Por el contrario, algunas zonas registraron ajustes a la baja en este periodo, como <strong>Epigmenio Gonz\u00e1lez<\/strong>, con una disminuci\u00f3n de 2%, y <strong>Josefa Vergara<\/strong>, con una ca\u00edda de 4% en los precios de renta.<\/p>\n<p>En tanto, en el <strong>Centro Hist\u00f3rico<\/strong>, el incremento fue moderado, con un crecimiento de 2% en el mismo lapso.<\/p>\n<p>Cabe mencionar que, actualmente, el <strong>precio promedio de renta<\/strong> en la ciudad se ubica en 11,806 pesos mensuales, seg\u00fan el \u00edndice de la plataforma inmobiliaria.<\/p>\n<h2><strong>Precios de venta tambi\u00e9n muestran crecimiento<\/strong><\/h2>\n<p>Por su parte, en el <strong>mercado de compraventa<\/strong>, los municipios que registraron las mayores alzas en el precio por metro cuadrado fueron <strong>Cayetano Rubio<\/strong> y <strong>Felipe Carrillo Puerto<\/strong>, ambos con incrementos de 12% en los \u00faltimos dos a\u00f1os.<\/p>\n<p>Tambi\u00e9n destacaron:<\/p>\n<ul>\n<li><strong>F\u00e9lix Osores<\/strong>, con un alza de 10%<\/li>\n<li><strong>Santa Rosa J\u00e1uregui <\/strong>y <strong>Corregidora<\/strong>, con incrementos de 9% cada uno<\/li>\n<\/ul>\n<p>En contraste, <strong>Centro Hist\u00f3rico<\/strong> y <strong>El Marqu\u00e9s<\/strong> presentaron aumentos m\u00e1s moderados, de 1% y 2%, respectivamente.<\/p>\n<p>El <strong>precio promedio de venta<\/strong> en la ciudad alcanz\u00f3 los 29,695 pesos por metro cuadrado, de acuerdo con el \u00edndice de Inmuebles24.<\/p>\n<p>A pesar del incremento en los valores, el municipio de <strong>Felipe Carrillo Puerto<\/strong> contin\u00faa siendo uno de los m\u00e1s accesibles, con un precio promedio de
