Durante enero y febrero, la <strong>demanda nacional <\/strong>alcanz\u00f3 620,000 metros cuadrados (m\u00b2), lo que represent\u00f3 una <strong>ca\u00edda de 15% respecto al mismo periodo de 2025<\/strong>.<\/p>\n<p>En cuento a los mercados, <strong>Monterrey concentr\u00f3 el 22% del volumen total arrendado <\/strong>en el pa\u00eds, con lo que se coloc\u00f3 como la plaza de mayor demanda. Guanajuato particip\u00f3 con 18%, mientras que la Ciudad de M\u00e9xico alcanz\u00f3 15 por ciento.<\/p>\n<p>De acuerdo con informaci\u00f3n de Solili, la <strong>desocupaci\u00f3n cobr\u00f3 mayor relevancia <\/strong>en el inicio del a\u00f1o. Entre<strong> enero y febrero se liberaron 340,000 m\u00b2,<\/strong> cifra <strong>45% superior a la registrada un a\u00f1o antes<\/strong>. La Ciudad de M\u00e9xico concentr\u00f3 el 37% del espacio desocupado a nivel nacional, seguida por Tijuana con 23 por ciento. Junto con San Luis Potos\u00ed, estos mercados reportaron m\u00e1s metros cuadrados liberados que arrendados en el periodo.<\/p>\n<p>El ajuste tambi\u00e9n se reflej\u00f3 en la <strong>construcci\u00f3n de nuevos espacios<\/strong>. Al cierre de febrero, el inventario en desarrollo super\u00f3 los 3.9 millones de m\u00b2; sin embargo, mostr\u00f3 una <strong>contracci\u00f3n anual de 34 por ciento<\/strong>. La Ciudad de M\u00e9xico y Monterrey encabezaron la construcci\u00f3n en proceso, cada una con m\u00e1s de un mill\u00f3n de m\u00b2.<\/p>\n<p>Asimismo, los <strong>nuevos inicios de obra sumaron 500,000 <\/strong>m\u00b2 en el primer bimestre, lo que implic\u00f3 una <strong>disminuci\u00f3n de 43%<\/strong> frente a igual lapso de 2025. La Ciudad de M\u00e9xico y Guanajuato lideraron el arranque de proyectos, con 116,000 y 113,000 m\u00b2, respectivamente.<\/p>\n<p>Por otro lado, la <strong>tasa de vacancia se ubic\u00f3 en 5.1 por ciento<\/strong>. No obstante, varios mercados del norte ya superan ese promedio. <strong>Tijuana registr\u00f3 la vacancia m\u00e1s elevada del pa\u00eds con 9.5%<\/strong>, seguida por Mexicali y Ciudad Ju\u00e1rez, ambos con 6.3%. En contraste, Aguascalientes y Puebla reportaron los niveles m\u00e1s bajos, con 1.0% y 1.5%, respectivamente.<\/p>\n<p>En cuanto a precios, la renta promedio nacional se coloc\u00f3 en 7.46 d\u00f3lares por metro cuadrado mensual (USD\/m\u00b2\/mes) lo que signific\u00f3 un incremento anual de 6.3 por ciento. La Ciudad de M\u00e9xico mantuvo los valores m\u00e1s altos, con 10.55 USD\/m\u00b2\/mes, seguida por Tijuana con 8.68 d\u00f3lares. En el extremo opuesto, San Luis Potos\u00ed registr\u00f3 5.64 d\u00f3lares por m\u00b2. <strong>Pese al crecimiento de la oferta, las rentas continuaron al alza<\/strong>, con incrementos anuales de 49% en la Ciudad de M\u00e9xico y de 29% en Saltillo.<\/p>\n<p>Solili indic\u00f3 que el mercado industrial mexicano <strong>inicia 2026 con un ritmo moderado en la demanda y en la inversi\u00f3n en nuevos desarrollos<\/strong> frente a 2025, influido por ajustes en la econom\u00eda internacional, la reorganizaci\u00f3n de cadenas de suministro y el encarecimiento de insumos de construcci\u00f3n.<\/p>\n<p>En este contexto, el sector atraviesa una <strong>etapa de ajuste en la que la menor absorci\u00f3n<\/strong> y la reducci\u00f3n en nuevos proyectos reflejan una priorizaci\u00f3n de la ocupaci\u00f3n del inventario existente.<\/p>\n<blockquote><p>\u201cA pesar de los retos importantes que enfrenta, el mercado mantiene un comportamiento s\u00f3lido y cuenta
