directamente al desarrollo inmobiliario en el pa\u00eds<\/em><!--more--><\/p>\n<p>El <strong>sistema financiero<\/strong> en M\u00e9xico se ha convertido en uno de los principales retos para el <strong>desarrollo inmobiliario<\/strong>, debido a la escasez de opciones de financiamiento y el endurecimiento de las condiciones crediticias, se\u00f1al\u00f3 <strong>Sergio Leal, presidente de Vinte<\/strong>.<\/p>\n<p>Durante su participaci\u00f3n en un panel sobre los desaf\u00edos del sector, el directivo explic\u00f3 que, tras diversas <strong>crisis econ\u00f3micas<\/strong> y <strong>cambios estructurales<\/strong> en los \u00faltimos a\u00f1os, la banca ha adoptado una postura m\u00e1s restrictiva al momento de otorgar cr\u00e9ditos a desarrolladores.<\/p>\n<p>\u201cLo que ha pasado es que hubo un <strong><em>flight to quality<\/em><\/strong>, donde los bancos empezaron a seleccionar mucho m\u00e1s a qui\u00e9n le prestan dinero, reduciendo significativamente el n\u00famero de desarrolladores activos\u201d, indic\u00f3.<\/p>\n<p><strong>Leal<\/strong> record\u00f3 que, antes de la crisis financiera de 2008, exist\u00edan m\u00e1s de 1,500 desarrolladores en el pa\u00eds; sin embargo, tras los ajustes del sistema financiero, esta cifra se redujo a cerca de 700, lo que refleja un proceso de depuraci\u00f3n en la industria.<\/p>\n<h2><strong>Menos opciones, mayor costo<\/strong><\/h2>\n<p>El directivo subray\u00f3 que uno de los principales problemas es la falta de <strong>instituciones financieras<\/strong> que otorguen <strong>cr\u00e9dito a gran escala<\/strong>, lo que genera un entorno de alta competencia por recursos y, en consecuencia, tasas m\u00e1s elevadas.<\/p>\n<p>\u201cLa escasez provoca el costo\u201d, afirm\u00f3, al se\u00f1alar que en M\u00e9xico son muy pocos los bancos que realmente financian proyectos inmobiliarios de gran tama\u00f1o.<\/p>\n<p>Adem\u00e1s, destac\u00f3 que muchas de las <strong>decisiones de financiamiento<\/strong> se toman fuera del pa\u00eds, ya que gran parte de la banca en M\u00e9xico pertenece a capital extranjero, lo que a\u00f1ade un factor adicional de incertidumbre para los desarrolladores.<\/p>\n<h2><strong>Un sistema m\u00e1s exigente<\/strong><\/h2>\n<p><strong>Leal<\/strong> tambi\u00e9n destac\u00f3 que, si bien el financiamiento es actualmente <strong>m\u00e1s costoso<\/strong>, tambi\u00e9n es <strong>m\u00e1s exigente<\/strong> en t\u00e9rminos de control y planeaci\u00f3n por parte de los desarrolladores.<\/p>\n<p>En ese sentido, explic\u00f3 que hoy en d\u00eda las <strong>instituciones financieras<\/strong> solicitan mayor informaci\u00f3n sobre ventas, estrategias comerciales e incluso el uso de herramientas como la inteligencia artificial para evaluar la viabilidad de los proyectos.<\/p>\n<p>\u201cHoy es m\u00e1s tedioso, pero tambi\u00e9n obliga a tener proyectos mucho m\u00e1s estructurados\u201d, se\u00f1al\u00f3.<\/p>\n<h2><strong>Perspectiva a futuro<\/strong><\/h2>\n<p>A pesar de los desaf\u00edos, el presidente de Vinte consider\u00f3 que el <strong>sector inmobiliario<\/strong> ha logrado adaptarse a las condiciones actuales, tras enfrentar diversos ciclos econ\u00f3micos en los \u00faltimos a\u00f1os.<\/p>\n<p>En ese sentido, se mostr\u00f3 optimista sobre la <strong>evoluci\u00f3n del financiamiento<\/strong> en el mediano plazo, al se\u00f1alar que podr\u00edan presentarse mejoras en los pr\u00f3ximos a\u00f1os.<\/p>\n<p>\u201cLo que visualizo es que de aqu\u00ed a los
