Se le\u00edan titulares sobre el \u00abfin de la oficina\u00bb. Sin embargo, los datos del cierre de 2025 nos cuentan una historia muy diferente, no est\u00e1n ante la extinci\u00f3n del espacio de trabajo, sino ante su evoluci\u00f3n m\u00e1s sofisticada.<\/p>\n<p>Para el cuarto trimestre de 2025 la Ciudad de M\u00e9xico se muestra resiliente. Cerramos el a\u00f1o con una ocupaci\u00f3n general del 83.66% y, lo m\u00e1s importante, con una absorci\u00f3n neta positiva de casi 30,000 metros cuadrados. En t\u00e9rminos simples, hoy las empresas est\u00e1n ocupando m\u00e1s espacio del que desocupan. El mercado no solo se ha estabilizado; est\u00e1 respirando de nuevo.<\/p>\n<p>Al analizar la composici\u00f3n de la industria, vemos que el sector financiero sigue siendo la columna vertebral de la capital, representando casi el 30% de la ocupaci\u00f3n total. Esto nos habla de una madurez econ\u00f3mica que busca certeza. Tuvimos grandes transacciones en el \u00faltimo trimestre, que tomando m\u00e1s de 16,000 metros cuadrados en Reforma o las tecnol\u00f3gicas consolid\u00e1ndose en Polanco, confirman que los corporativos globales siguen apostando por la presencia f\u00edsica.<\/p>\n<p>El dato m\u00e1s revelador no es el <em>cu\u00e1nto<\/em>, sino el <em>d\u00f3nde<\/em>. Polanco cierra el a\u00f1o con una ocupaci\u00f3n rozando el 90% y precios superiores al promedio de mercado ($24.81 USD\/m\u00b2). Esto valida la tendencia del <em>Flight to Quality,<\/em> las empresas est\u00e1n dispuestas a pagar por ubicaciones premium, eficiencia y conectividad.<\/p>\n<p>Por otro lado, es crucial desmitificar la situaci\u00f3n de Santa Fe. A menudo juzgado con dureza, este sub mercado sigue siendo el gigante de la ciudad con un inventario de 1.4 millones de metros cuadrados. Lejos de estancarse, Santa Fe mostr\u00f3 una absorci\u00f3n neta positiva y mantiene un precio competitivo de $21.95 USD\/m\u00b2. Esto significa que sigue siendo un destino atractivo para quienes buscan edificios de altas especificaciones a costos racionales.<\/p>\n<p>Lo que vimos en 2025 y proyectamos para 2026 no es un regreso a las oficinas de 2019. Es un renacimiento basado en la calidad. Los tomadores de decisiones ya no buscan solo un techo; buscan ecosistemas. Buscan edificios que justifiquen el traslado de sus colaboradores, espacios que ofrezcan bienestar, tecnolog\u00eda y comunidad.<\/p>\n<p>La tasa de disponibilidad del 16.34% ya no debe leerse como vac\u00edo, sino como oportunidad. Oportunidad para que las empresas que han crecido den el salto a oficinas Clase A+ que realmente reflejen su cultura.<\/p>\n<p>La lecci\u00f3n de este cierre de a\u00f1o es clara; la oficina no muri\u00f3, simplemente elev\u00f3 sus est\u00e1ndares. Y en ese nuevo nivel de exigencia, la Ciudad de M\u00e9xico est\u00e1 m\u00e1s viva que nunca.
