A la par, conserva al menos ocho terrenos para desarrollo, lo que respalda su estrategia de crecimiento gradual.<\/p>\n<p>En t\u00e9rminos geogr\u00e1ficos, el portafolio mantiene una concentraci\u00f3n cercana a 81% en el centro del pa\u00eds. Sin embargo, la incorporaci\u00f3n del activo en Quer\u00e9taro elev\u00f3 de cinco a seis su presencia en el Baj\u00edo, mientras que la <strong>inversi\u00f3n en Tijuana marca su entrada al noroeste<\/strong>, una regi\u00f3n donde no ten\u00eda exposici\u00f3n.<\/p>\n<p>De acuerdo con cifras de SiiLA Fibra Analytics, entre el tercer trimestre de 2020 y el mismo periodo de 2025, el fideicomiso registr\u00f3 tasas compuestas de crecimiento de alrededor de <strong>22% en ingresos y 25% en NOI<\/strong>. En comparaci\u00f3n, los principales Fibras listados en la Bolsa Mexicana de Valores (BVM) reportaron avances cercanos a 12% y 11%.<\/p>\n<p>Aunque parte de la brecha se explica por la escala inicial del portafolio, el comportamiento tambi\u00e9n se relaciona con la din\u00e1mica del segmento. <strong>El self-storage opera con contratos de corta duraci\u00f3n y ajustes tarifarios m\u00e1s \u00e1giles, respaldados por una demanda urbana constante<\/strong>. Esta estructura genera una exposici\u00f3n distinta frente a los ciclos que inciden en activos industriales, corporativos o comerciales.<\/p>\n<p>As\u00ed, el avance de Fibra Storage no solo ampl\u00eda la oferta de veh\u00edculos especializados en el mercado burs\u00e1til mexicano;
