como el municipio m\u00e1s caro<\/em><!--more--><\/p>\n<p><strong>Monterrey<\/strong> se ha consolidado como uno de los mercados de vivienda m\u00e1s costosos del pa\u00eds, pues, seg\u00fan datos de <strong>Inmuebles24<\/strong>, en los \u00faltimos dos a\u00f1os, el <strong>precio promedio del metro cuadrado<\/strong> (m\u00b2) registr\u00f3 un incremento de 16%, al pasar de 68,207 pesos en enero de 2024 a 79,242 pesos en enero de 2026.<\/p>\n<p>El crecimiento sostenido de los <strong>valores inmobiliarios<\/strong> se da en un contexto en el que la ciudad mantiene una fuerte vocaci\u00f3n industrial y financiera, adem\u00e1s de que ser\u00e1 sede de partidos del Mundial de Futbol este a\u00f1o, lo que refuerza su dinamismo econ\u00f3mico y atractivo urbano.<\/p>\n<h2><strong>Municipios con mayor incremento<\/strong><\/h2>\n<p>De acuerdo con el <strong>Index Inmuebles24 Monterrey<\/strong> (enero 2026), cinco municipios de la Zona Metropolitana registraron aumentos en el precio por m\u00b2 que van del 14% al 20% en el periodo analizado.<\/p>\n<p>Los mayores incrementos porcentuales se observaron en:<\/p>\n<ul>\n<li><strong>Monterrey<\/strong>, donde el m\u00b2 pas\u00f3 de 56,029 a 67,338 pesos, lo que representa un alza de 20 por ciento.<\/li>\n<li><strong>Santa Catarina<\/strong>, que tambi\u00e9n registr\u00f3 un crecimiento de 20%, al pasar de 61,813 a 74,034 pesos.<\/li>\n<\/ul>\n<p>Por su parte, <strong>San Nicol\u00e1s de los Garza<\/strong> present\u00f3 un incremento de 19%, alcanzando un precio promedio de 55,783 pesos por metro cuadrado.<\/p>\n<p>En tanto, <strong>Guadalupe<\/strong> report\u00f3 un aumento de 14%, con un valor actual de 47,682 pesos por metro \/><\/a>\n<p><!--more--><\/p>\n<h2><strong>San Pedro, el mercado m\u00e1s caro<\/strong><\/h2>\n<p>Por otro lado, aunque el incremento porcentual en <strong>San Pedro Garza Garc\u00eda<\/strong> fue menor \u201412% en el periodo se\u00f1alado\u2014, este municipio contin\u00faa a la cabeza de la lista como el m\u00e1s costoso del \u00e1rea metropolitana de Monterrey, con un precio promedio de 99,867 pesos por metro cuadrado.<\/p>\n<p>La diferencia entre <strong>San Pedro<\/strong> y otros municipios refleja la segmentaci\u00f3n del mercado regiomontano, donde conviven zonas de alto poder adquisitivo con otras que, aunque m\u00e1s accesibles, mantienen una tendencia alcista constante.<\/p>\n<a
