{"id":160293,"date":"2026-02-17T17:26:47","date_gmt":"2026-02-17T23:26:47","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=160293"},"modified":"2026-02-17T17:26:47","modified_gmt":"2026-02-17T23:26:47","slug":"tijuana-ajuste-mercado-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/tijuana-ajuste-mercado-industrial\/","title":{"rendered":"Tijuana ajusta su mercado industrial tras a\u00f1os de expansi\u00f3n sostenida"},"content":{"rendered":"<p><em>La disponibilidad aumenta y la absorci\u00f3n pierde ritmo; analistas anticipan una estabilizaci\u00f3n en el mercado industrial de Tijuana<\/em><!--more--><\/p>\n<p>La actividad industrial en Tijuana dej\u00f3 atr\u00e1s el ritmo extraordinario que marc\u00f3 el periodo 2021-2023 y <strong>transita hacia una etapa de estabilizaci\u00f3n<\/strong>, en l\u00ednea con el ajuste que ya muestran otros mercados del noroeste del pa\u00eds.<\/p>\n<p>De acuerdo con informaci\u00f3n de SiiLA, durante los a\u00f1os posteriores a la pandemia la <strong>absorci\u00f3n super\u00f3 de manera sistem\u00e1tica a la nueva oferta<\/strong>, lo que comprimi\u00f3 la disponibilidad a niveles m\u00ednimos y gener\u00f3 un entorno de escasez. Sin embargo, a partir de 2023 la <strong>demanda comenz\u00f3 a desacelerarse<\/strong> con mayor velocidad que la oferta y el mercado cambi\u00f3 de direcci\u00f3n.<\/p>\n<p>La relaci\u00f3n entre espacio liberado y ocupado, que lleg\u00f3 a ubicarse en seis a uno, se redujo gradualmente hasta acercarse a un balance uno a uno. En consecuencia, <strong>rumbo al cierre de 2025<\/strong> la absorci\u00f3n neta se coloc\u00f3 en terreno negativo y la <strong>disponibilidad alcanz\u00f3 7.5%,<\/strong> muy por encima de los niveles pr\u00e1cticamente nulos observados dos a\u00f1os antes.<\/p>\n<p>Por su parte, <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/aumenta-disponibilidad-naves-industriales-tijuana\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a> report\u00f3 que la tasa de disponibilidad en Tijuana lleg\u00f3 a 12.58% al cierre del tercer trimestre de 2025, equivalente a 12.9 millones de pies cuadrados (ft\u00b2) disponibles. De ese volumen, 7.8% corresponde a proyectos en inicio de construcci\u00f3n y 10% a desocupaciones registradas al cierre de septiembre.<\/p>\n<p>Carlos R\u00edos, analista inmobiliario industrial de Datoz, explic\u00f3 que el incremento responde a una combinaci\u00f3n de nuevos desarrollos especulativos y movimientos naturales de desocupaci\u00f3n. A\u00f1adi\u00f3 que el comportamiento no implica una ruptura del mercado, sino una <strong>fase de ajuste y renovaci\u00f3n del inventario<\/strong>.<\/p>\n<h2>Cambio en la din\u00e1mica sectorial<\/h2>\n<p>SiiLA se\u00f1al\u00f3 que esta transici\u00f3n refleja <strong>un ajuste en la estrategia de las empresas<\/strong> instaladas en la ciudad. En lugar de ampliar operaciones<strong>, las compa\u00f1\u00edas priorizaron consolidaci\u00f3n y eficiencia<\/strong>. En ese contexto, manufactura y productos de consumo, que concentran cerca de 60% del inventario, dejaron de expandirse al ritmo observado en a\u00f1os anteriores, mientras log\u00edstica y servicios registraron crecimientos moderados.<\/p>\n<p>El entorno econ\u00f3mico estatal acompa\u00f1a esta tendencia. La consultora se\u00f1al\u00f3 que, al cierre de 2025, el PIB de Baja California se ubic\u00f3 alrededor de 9% por encima del nivel prepandemia; sin embargo, el sector secundario mostr\u00f3 una ligera contracci\u00f3n cercana a 0.6%, con <strong>retrocesos manufactureros aproximados de 0.5%,<\/strong> particularmente en los segmentos automotriz y metalmec\u00e1nico. En contraste, el sector terciario avanz\u00f3 alrededor de 1.5%, apoyado en el comercio exterior y el dinamismo transfronterizo.<\/p>\n<p>A nivel regional, Datoz inform\u00f3 que el norponiente acumul\u00f3 31 millones de ft\u00b2 disponibles al 3Q25, con una tasa de 11.02%, y que 42% de ese volumen se concentr\u00f3 en Tijuana. Asimismo, durante el 4Q24 la <strong>absorci\u00f3n bruta regional sum\u00f3 23 millones de metros cuadrados<\/strong>, cifra inferior a los 25 millones registrados el trimestre previo, lo que confirma una moderaci\u00f3n en la demanda.<\/p>\n<p>En esa distribuci\u00f3n, Ciudad Ju\u00e1rez concentr\u00f3 40% de la actividad, seguida de <strong>Tijuana con 39%<\/strong> y Mexicali con 14%, lo que evidencia un ajuste compartido en los principales mercados de la franja fronteriza.<\/p>\n<p>Pese al aumento en la disponibilidad, las rentas se mantienen estables. SiiLA indic\u00f3 que, despu\u00e9s de un crecimiento anual compuesto cercano a 9% en los \u00faltimos cinco a\u00f1os, los precios no registran cambios significativos, aun con mayor inventario en el mercado.<\/p>\n<p>En este contexto, Tijuana transita hacia un punto de equilibrio distinto al del ciclo expansivo. <strong>El mercado ya no opera bajo condiciones de escasez<\/strong>, pero conserva una base productiva activa. Hacia 2026, la <strong>estabilizaci\u00f3n depender\u00e1 del ritmo de absorci\u00f3n<\/strong> y de la capacidad de colocar el inventario disponible dentro de un entorno econ\u00f3mico m\u00e1s moderado.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>La disponibilidad aumenta y la absorci\u00f3n pierde ritmo;
