{"id":160277,"date":"2026-02-16T17:23:59","date_gmt":"2026-02-16T23:23:59","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=160277"},"modified":"2026-02-16T17:23:59","modified_gmt":"2026-02-16T23:23:59","slug":"dinamica-industrial-bajio-estabilidad-2026","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/dinamica-industrial-bajio-estabilidad-2026\/","title":{"rendered":"Din\u00e1mica industrial del Baj\u00edo perfila estabilidad en 2026: expertos"},"content":{"rendered":"<p><em>Guadalajara y Quer\u00e9taro impulsan la din\u00e1mica industrial del Baj\u00edo; la absorci\u00f3n hist\u00f3rica y la continuidad operativa apuntan a un entorno previsible en 2026<\/em><\/p>\n<p><!--more--><\/p>\n<p>La actividad industrial en el Baj\u00edo cerr\u00f3 2025 con se\u00f1ales de estabilidad que apuntan a un 2026 previsible, particularmente en Guadalajara y Quer\u00e9taro, donde <strong>la ocupaci\u00f3n super\u00f3 los espacios liberados<\/strong> y contuvo presiones abruptas en precios.<\/p>\n<p>De acuerdo con informaci\u00f3n de Datoz, al cuarto trimestre de 2025 la regi\u00f3n alcanz\u00f3 un <strong>inventario industrial de 28 millones de metros cuadrados<\/strong> (m\u00b2), con una disponibilidad cercana a 2 millones de m\u00b2 y una tasa de 5.65 por ciento. En comparaci\u00f3n con el trimestre anterior, la disponibilidad retrocedi\u00f3 4% y la tasa disminuy\u00f3 28 puntos base, lo que refleja un ajuste ordenado.<\/p>\n<h2>Guadalajara y Quer\u00e9taro sostienen la absorci\u00f3n<\/h2>\n<p>Seg\u00fan SiiLA, durante 2025 <strong>Guadalajara y Quer\u00e9taro registraron la mayor absorci\u00f3n bruta industrial<\/strong> desde que existe registro, con m\u00e1s de 1.6 millones de m\u00b2 ocupados en conjunto.<\/p>\n<p>Por su parte, Datoz report\u00f3 que, al cierre del a\u00f1o, <strong>ambos mercados concentraron 61% de la demanda bruta del Baj\u00edo.<\/strong><\/p>\n<p>La relaci\u00f3n entre espacios liberados y ocupados marc\u00f3 la diferencia: <strong>por cada metro cuadrado desocupado, cinco se colocaron nuevamente en el mercado<\/strong>. Este comportamiento contuvo la tasa de disponibilidad, que desde 2022 mostraba una tendencia ascendente, incluso en un contexto de elevada entrega de nuevo inventario.<\/p>\n<p>SiiLA identific\u00f3 que alrededor del <strong>95% de la ocupaci\u00f3n en ambos mercados provino de empresas ya instaladas<\/strong>, mientras que solo 5% correspondi\u00f3 a nuevos participantes. En consecuencia, la absorci\u00f3n respondi\u00f3 a expansiones internas y ajustes operativos, no a una ola extraordinaria de nuevas llegadas.<\/p>\n<p>Si bien Guadalajara y Quer\u00e9taro concentran la mayor demanda de espacios industriales en el Baj\u00edo, <strong>cada mercado presenta caracter\u00edsticas y din\u00e1micas propias<\/strong> que impulsan la llegada y expansi\u00f3n de empresas.<\/p>\n<p>Jalisco llega a 2026 con una econom\u00eda cuyo PIB supera en al menos 7% el nivel previo a la pandemia y con un <strong>crecimiento de exportaciones superior a 30% en 2025,<\/strong> lo que compens\u00f3 una desaceleraci\u00f3n manufacturera cercana a 0.3 por ciento.<\/p>\n<p>Quer\u00e9taro, por su parte, muestra una <strong>mayor densidad operativa y financiera<\/strong>, as\u00ed como una integraci\u00f3n relevante entre industria y servicios, aunque mantiene sensibilidad al ciclo <strong>manufacturero externo<\/strong>, con una desaceleraci\u00f3n estimada en 0.4 por ciento.<\/p>\n<h2>Manufactura impulsa el arranque de 2026<\/h2>\n<p><strong>Al inicio de 2026, la tendencia se mantuvo<\/strong>. De acuerdo con Solili, el Baj\u00edo registr\u00f3 en enero una absorci\u00f3n de 110,000 m\u00b2, lo que represent\u00f3 un crecimiento anual de 6% y concentr\u00f3 28% de la demanda industrial nacional.<\/p>\n<p>La consultora se\u00f1al\u00f3 que <strong>70% de la demanda regional provino de <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/manufactura-impulsa-70-de-la-demanda-industrial-en-el-bajio\/\" target=\"_blank\" rel=\"noopener\">empresas manufactureras<\/a><\/strong>, que encabezaron el arrendamiento de espacios en la regi\u00f3n. Empresas como Zhongding y Pl\u00e1sticos Durex participaron en la ocupaci\u00f3n registrada durante el mes.<\/p>\n<p>En materia de precios, Solili indic\u00f3 que el valor promedio nacional de renta industrial se ubic\u00f3 en 7.41 d\u00f3lares por metro cuadrado al mes, con un crecimiento interanual de 7 por ciento. En el Baj\u00edo, Guanajuato report\u00f3 5.19 d\u00f3lares por m\u00b2 mensual; San Luis Potos\u00ed, 5.63 d\u00f3lares; y Quer\u00e9taro, 6.03 d\u00f3lares, niveles que se mantienen por debajo del promedio nacional.<\/p>\n<p>Durante enero de 2026, el mercado industrial de Guadalajara registr\u00f3 una desocupaci\u00f3n de 26,000 metros cuadrados, cifra que triplic\u00f3 la observada en el mismo mes del a\u00f1o anterior. El 60% se concentr\u00f3 en el corredor L\u00f3pez Mateos Sur y el 40% en Perif\u00e9rico Sur.<\/p>\n<p>No obstante, la <strong>actividad de arrendamiento alcanz\u00f3 31,000 m\u00b2 en el mismo periodo<\/strong>, volumen superior al espacio liberado. De esta forma, el mercado mantuvo un balance positivo en absorci\u00f3n.<\/p>\n<p>En este contexto, especialistas se\u00f1alan que Guadalajara y Quer\u00e9taro transitan hacia una fase de normalizaci\u00f3n, donde la estabilidad depende menos del volumen de nueva oferta y m\u00e1s de la capacidad de reciclar ocupaci\u00f3n existente, lo que perfila un 2026 con ajustes graduales y mayor previsibilidad para el mercado industrial del Baj\u00edo.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Guadalajara y Quer\u00e9taro impulsan la din\u00e1mica industrial del Baj\u00edo;
