En 2025, esa cifra fue de <strong>893<\/strong>. Una contracci\u00f3n del <strong>76.5% en seis a\u00f1os<\/strong> que refleja una reconfiguraci\u00f3n estructural: la ciudad que conoc\u00edamos en t\u00e9rminos habitacionales ya es otra, y el mercado usado se ha convertido en su principal v\u00e1lvula de acceso.<\/p>\n<p>Hoy, la vivienda econ\u00f3mica nueva representa solo el 11.2% de la oferta. La raz\u00f3n es financiera y de suelo: hacer n\u00fameros en este rango en la CDMX es, hoy por hoy, una misi\u00f3n casi imposible para cualquier desarrollador.<\/p>\n<h2><strong>\u00bfHacia d\u00f3nde se desplaz\u00f3 la demanda? <\/strong><\/h2>\n<p>Ante el vac\u00edo en la base de la pir\u00e1mide, la demanda se ha movido hacia arriba. El rango de 2 a 4 millones de pesos se consolid\u00f3 como <strong>el motor de la vivienda nueva<\/strong>: concentra el 56.6% del volumen y el 42.1% del valor total del mercado. Es el \u00fanico segmento con crecimiento consistente \u2014un +32.4% en transacciones desde 2019\u2014, con un ticket promedio de $2.9 millones y un precio de $52,300 por metro cuadrado, que representa un incremento del 25.6% en seis a\u00f1os.<\/p>\n<p>Pero hay un matiz relevante en estos n\u00fameros: el comprador est\u00e1 pagando m\u00e1s por menos espacio. La superficie promedio en este rango se redujo de <strong>70 m\u00b2 en 2019 a 57 m\u00b2 en 2025<\/strong>. Este ajuste en superficie refleja un cambio en el perfil del comprador y en la configuraci\u00f3n de los hogares que acceden a vivienda nueva. La tipolog\u00eda se est\u00e1 diversificando no necesariamente por preferencia, sino por las condiciones que impone el propio mercado. Ya no se trata solo de parejas j\u00f3venes eligiendo departamentos compactos por estilo de vida; es tambi\u00e9n familias ajustando sus expectativas a lo que el mercado les permite.<\/p>\n<h2><strong>La vivienda usada como eje del acceso habitacional <\/strong><\/h2>\n<p>Mientras la vivienda nueva se encarece y se encoge, la vivienda usada se ha convertido en el verdadero mecanismo de acceso a la ciudad. En 2025, <strong>las reventas representan el 70% del mercado total<\/strong>. Para una familia que necesita tres rec\u00e1maras y no puede pagar el sobreprecio de la obra nueva, la ecuaci\u00f3n es clara. La vivienda usada ya no es el recurso de quien no alcanz\u00f3: <strong><em>es la opci\u00f3n m\u00e1s racional para quien necesita vivir en la ciudad<\/em><\/strong>.<\/p>\n<h2><strong>\u00bfY el segmento premium? <\/strong><\/h2>\n<p>En el rango de 6 a 10 millones de pesos, 2025 mostr\u00f3 una contracci\u00f3n del 20.1% en operaciones. El segmento ultra-premium \u2014por encima de 10 millones\u2014 se mantiene como un nicho de apenas 229 unidades anuales v\u00eda cr\u00e9ditos hipotecarios, aunque conviene matizar: una buena parte de estas transacciones se realiza con recursos propios, sin pasar por financiamiento institucional, lo que las hace menos visibles en las estad\u00edsticas convencionales.<\/p>\n<h2><strong>La CDMX que viene: aceptar la realidad para transformarla <\/strong><\/h2>\n<p>La Ciudad de M\u00e9xico se est\u00e1 reconfigurando. El desarrollo de vivienda nueva se ha convertido en un juego de nicho para la clase media-alta, con tickets de $2.9 a $4.8 millones. Mientras tanto, la base de la pir\u00e1mide se dirige al mercado usado o al arrendamiento.<\/p>\n<p>Para 2026, tanto la pol\u00edtica p\u00fablica como la estrategia privada deben partir de esta realidad: si no es viable producir vivienda nueva de 1.5 millones de pesos en la ciudad, el enfoque tiene que estar en financiar y profesionalizar la adquisici\u00f3n y remodelaci\u00f3n del parque habitacional existente, y en formalizar un mercado de arrendamiento que hoy absorbe buena parte de la demanda que la vivienda nueva ya no atiende.<!--more--><\/p>\n<p style=\"text-align:
