{"id":160198,"date":"2026-02-11T18:22:59","date_gmt":"2026-02-12T00:22:59","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=160198"},"modified":"2026-02-11T18:22:59","modified_gmt":"2026-02-12T00:22:59","slug":"fibras-solidez-2026-amefibra","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibras-solidez-2026-amefibra\/","title":{"rendered":"2026 perfila un entorno s\u00f3lido para las fibras: Amefibra"},"content":{"rendered":"<p><em>Amefibra destac\u00f3 que, entre enero de 2025 y enero de 2026, las acciones de las FIBRAs crecieron en promedio 14%, con una ocupaci\u00f3n cercana al 95%<\/em><\/p>\n<p><!--more--><\/p>\n<p>La Asociaci\u00f3n Mexicana de Fibras Inmobiliarias (Amefibra) anticip\u00f3 un <strong>panorama favorable para 2026<\/strong>, respaldado por el desempe\u00f1o operativo y financiero que el sector registr\u00f3 en el \u00faltimo a\u00f1o.<\/p>\n<p>Entre enero de 2025 y enero de 2026, el valor de las acciones de las FIBRAs aument\u00f3 en promedio 14 por ciento. Este resultado se acompa\u00f1\u00f3 de un inventario superior a 30.5 millones de metros cuadrados (m\u00b2) de \u00c1rea Bruta Rentable (ABR), una ocupaci\u00f3n cercana al 95% al tercer trimestre de 2025 y un crecimiento de 7.3% del ABR frente al mismo periodo de 2024.<\/p>\n<p>Adem\u00e1s, en los \u00faltimos tres a\u00f1os, el sector super\u00f3 el comportamiento del mercado accionario. Mientras las fibras registraron <strong>rendimientos promedio del 15%<\/strong>, el \u00cdndice de Rendimiento Total de la Bolsa Mexicana de Valores report\u00f3 8.2% en el mismo lapso.<\/p>\n<p>En su primer mensaje como presidente de Amefibra, Jorge \u00c1valos Carpinteyro destac\u00f3 que estos indicadores confirman la <strong>solidez del sector y su relevancia en la econom\u00eda nacional<\/strong>. Actualmente, las fibras generan m\u00e1s de 1.5 millones de empleos directos e indirectos, participan con m\u00e1s de 4.5% del Producto Interno Bruto y aportan 3.5% de la recaudaci\u00f3n del impuesto predial. A la par, mantienen una actividad de inversi\u00f3n cercana a 5,000 millones de d\u00f3lares.<\/p>\n<h2>Relevo en la direcci\u00f3n de Amefibra<\/h2>\n<p>El 1 de enero, <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/jorge-avalos-nuevo-presidente-de-amefibra\/\" target=\"_blank\" rel=\"noopener\"><strong>Jorge \u00c1valos Carpinteyro<\/strong><\/a>, CEO de Fibra Monterrey, <strong>asumi\u00f3 la presidencia de Amefibra para el periodo 2026-2027<\/strong>, en relevo de Salvador Daniel Kabbaz Zaga.<\/p>\n<p>\u00c1valos Carpinteyro destac\u00f3 que asume la presidencia de la Asociaci\u00f3n con optimismo respecto a las fibras y el inmobiliario.<\/p>\n<blockquote><p>\u201cAsumo la presidencia de la Amefibra, en un momento relevante para el sector inmobiliario y para el pa\u00eds. Lo hago con una visi\u00f3n optimista y responsable sobre el entorno que enfrentamos y las oportunidades que se abren hacia 2026. Las fibras han demostrado ser un veh\u00edculo s\u00f3lido, capaz de adaptarse a distintos ciclos y de generar valor en el largo plazo\u201d, se\u00f1al\u00f3.<\/p><\/blockquote>\n<p>Por otro lado, a\u00f1adi\u00f3 que su administraci\u00f3n <strong>dar\u00e1 continuidad a la labor en materia ambiental, social y de gobierno corporativo<\/strong> (ASG).<\/p>\n<blockquote><p>\u201cEl 100% de las fibras que integran Amefibra reporta indicadores ambientales, sociales y de gobierno corporativo; la mayor\u00eda impulsa pol\u00edticas de diversidad, inclusi\u00f3n y desarrollo sustentable, y se ha incrementado de manera significativa el uso de energ\u00edas renovables. Adem\u00e1s, el sector lidera la emisi\u00f3n de bonos verdes por m\u00e1s de 2,000 mdd y cuenta con\u00a08 millones de metros cuadrados certificados bajo est\u00e1ndares internacionales\u201d<\/p><\/blockquote>\n<p>Finalmente, se\u00f1al\u00f3 que la Asociaci\u00f3n continuar\u00e1 trabajando en estrategias que impulsen y propicien la inversi\u00f3n en el sector y en el pa\u00eds.<\/p>\n<blockquote><p>\u201cDaremos continuidad al Fibra Day y lo reforzaremos como una plataforma estrat\u00e9gica para mostrar la solidez del sector y seguir atrayendo inversi\u00f3n a M\u00e9xico. Con una participaci\u00f3n cada vez m\u00e1s relevante en la econom\u00eda nacional y un amplio potencial de crecimiento\u201d,
