Durante el segundo trimestre de 2025, esta actividad represent\u00f3 <strong>8.8% del Producto Interno Bruto<\/strong>, con una aportaci\u00f3n cercana a 3 billones de pesos, seg\u00fan cifras del Instituto Nacional de Estad\u00edstica y Geograf\u00eda (INEGI). Sin embargo, una parte importante de las operaciones se realiza de manera informal.<\/p>\n<p>En este contexto, <strong>la renta concentra entre 20% y 50% del ingreso mensual de los hogares<\/strong>, lo que la posiciona como uno de los compromisos financieros m\u00e1s relevantes. Esta condici\u00f3n convive con un mercado que registra una expansi\u00f3n acelerada en el n\u00famero de inmuebles destinados al arrendamiento.<\/p>\n<p>De acuerdo con Liv, proptech mexicana enfocada en renta residencial, <strong>cada minuto ingresan dos propiedades al segmento y 1 de cada 6 se encuentra bajo un esquema de arrendamiento<\/strong>. Este ritmo de crecimiento contrasta con el <strong>rezago en los sistemas de informaci\u00f3n<\/strong> que respaldan las operaciones, cuya infraestructura a\u00fan no refleja su relevancia econ\u00f3mica ni social.<\/p>\n<p>Aunque la compraventa inmobiliaria cuenta con una infraestructura financiera s\u00f3lida, el <strong>arrendamiento contin\u00faa bas\u00e1ndose en referencias personales<\/strong>, dep\u00f3sitos elevados y comprobantes vulnerables a alteraciones. Este modelo incrementa los riesgos de morosidad, fraude y costos operativos, de acuerdo con la Asociaci\u00f3n Mexicana de Profesionales Inmobiliarios (AMPI).<\/p>\n<p>En 2024, la AMPI registr\u00f3 <strong>m\u00e1s de 3,800 intentos de fraude<\/strong>, de los cuales <strong>cerca del 70%<\/strong> estuvo relacionado con operaciones de<strong> arrendamiento<\/strong>, lo que evidenci\u00f3 la fragilidad de los mecanismos tradicionales de validaci\u00f3n.<\/p>\n<p>La ausencia de un registro confiable tambi\u00e9n genera una brecha estructural. Mientras otros compromisos financieros construyen historial crediticio, la renta permanece fuera de los sistemas que reconocen la capacidad de pago. Como resultado, el <strong>arrendamiento opera con informaci\u00f3n fragmentada, tanto para propietarios como para inquilinos<\/strong>.<\/p>\n<p>Al respecto, Juan Manuel Ruiz Palmieri, CEO de <a href=\"https:\/\/www.circulodecredito.com.mx\/home\" target=\"_blank\" rel=\"noopener\">C\u00edrculo de Cr\u00e9dito<\/a>, se\u00f1al\u00f3 que la adopci\u00f3n de <strong>herramientas basadas en informaci\u00f3n representa una alternativa para ordenar el sector.<\/strong><\/p>\n<blockquote><p>\u201cFrente a este escenario, la adopci\u00f3n de aplicaciones basadas en informaci\u00f3n permite verificar la identidad del arrendatario, evaluar su capacidad de pago y centralizar los datos bajo est\u00e1ndares de seguridad, sentando las bases para profesionalizar el sector y establecer un nuevo est\u00e1ndar de transparencia, trazabilidad y certeza operativa en el Real Estate\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>Con el paso de los a\u00f1os y la evoluci\u00f3n tecnol\u00f3gica, la digitalizaci\u00f3n en el sector inmobiliario avanza con rapidez. Proptech LATAM identifica al menos 140 startups inmobiliarias en Am\u00e9rica Latina, herramientas que podr\u00edan ser la soluci\u00f3n de este mercado.<\/p>\n<blockquote><p>\u201cIntegrar informaci\u00f3n crediticia en la renta permite validar identidades, evaluar la capacidad de pago y reducir los riesgos que antes se asum\u00edan sin datos y sus procesos tardaban varios d\u00edas. El acceso a aplicaciones que automatizan la gesti\u00f3n de rentas permite realizar operaciones m\u00e1s seguras al integrar procesos clave como la consulta del historial crediticio, el an\u00e1lisis
