Tras un 2025 marcado por consolidaci\u00f3n y resiliencia, los actores del mercado enfrentan desaf\u00edos derivados de factores econ\u00f3micos y pr\u00f3ximos eventos clave, como son: la renegociaci\u00f3n del T-MEC, que tendr\u00e1n implicaciones directas sobre el comportamiento del sector, y el Mundial de Futbol que tendr\u00e1 lugar en tres ciudades sede en nuestro pa\u00eds.<\/p>\n<p>Durante el 2025, el sector inmobiliario logr\u00f3 absorber los efectos de las tasas de inter\u00e9s restrictivas que prevalecieron durante la mayor parte del a\u00f1o. La actitud de los participantes en el mercado fue cautelosa, sorteando retos que persisten y anticipando acontecimientos que influir\u00e1n en el futuro inmediato que cada vez ofrece menos certidumbre y exige mayor rapidez de adaptaci\u00f3n.<\/p>\n<p>El inicio de 2026 se caracteriza por un entorno incierto, aunque persistente en el optimismo. Se proyecta una inflaci\u00f3n de entre 3.5% y 4%, lo que representa un reto adicional para el sector. A pesar de esto, se espera que el financiamiento hipotecario se vuelva m\u00e1s competitivo, lo que podr\u00eda dinamizar la colocaci\u00f3n de cr\u00e9ditos en vivienda media y residencial plus.<\/p>\n<p>Desde la plataforma observamos que la intenci\u00f3n de compra y renta permanece entre los usuarios. En el segmento de <strong>v<\/strong><strong>ivienda <\/strong>la renta mantendr\u00e1 su crecimiento por encima de la venta. La vivienda media (con un ticket de $2.5 a $5 millones de pesos) se mantendr\u00e1 como el motor del volumen de transacciones compra-venta.<\/p>\n<p>Para el sector de <strong>oficinas<\/strong> la necesidad de fortalecimiento de la cultura organizacional ya marca el regreso a las labores presenciales estar\u00e1 matizado por un enfoque renovado: la necesidad de espacios coworking y oficinas flexibles.<\/p>\n<p>En lo referente al <strong>sector de lujo<\/strong>, el real estate premium es una suerte de activo refugio en medio de la volatilidad cambiaria; es decir los inversionistas del segmento apostar\u00e1n por propiedades de lujo en distintas zonas del pa\u00eds.<\/p>\n<p>Por \u00faltimo, y en relaci\u00f3n con la inversi\u00f3n de distintas empresas, los <strong>parques industriales<\/strong> podr\u00edan mantenerse como un sector de alta demanda. Es probable que veamos niveles de inmuebles vacantes hist\u00f3ricos de menos del 2% en ciudades como Tijuana, Ciudad Ju\u00e1rez y Monterrey. No obstante, la demanda de espacios de \u00faltima milla para e-commerce podr\u00eda ser una tendencia disruptiva.<\/p>\n<p>Para afrontar los retos del 2026, el sector inmobiliario debe enfocarse en estrategias que impulsen la industria mediante mejores servicios. El uso de inteligencia de datos, herramientas de inteligencia artificial y la personalizaci\u00f3n de servicios ser\u00e1n fundamentales para este proceso.<\/p>\n<p>En Inmuebles24 se apuesta por el trabajo colaborativo entre todos los actores del sector. El respaldo en tecnolog\u00eda permite profesionalizar la industria, robustecer su funcionamiento y fomentar la transparencia.<!--more--><\/p>\n<p style=\"text-align: right;\"><strong>*Julio
