La demanda del sector ha impulsado el aumento del portafolio inmobiliario; sin embargo, pese a la especulaci\u00f3n derivada de la falta de tierra, el submercado <strong>Huehuetoca-Zumpango a\u00fan cuenta con espacio disponible para nuevos desarrollos.<\/strong><\/p>\n<p>De acuerdo con informaci\u00f3n de <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, durante el cuarto trimestre de 2025 (4Q25), la CDMX registr\u00f3 el <strong>inicio de construcci\u00f3n de 272,000 metros cuadrados<\/strong> (m\u00b2), lo que representa un aumento de construcci\u00f3n del 64% en comparaci\u00f3n con el trimestre anterior, cuando se alcanzaron 97,000 m\u00b2.<\/p>\n<p>En conferencia de prensa, Silvia G\u00f3mez, l\u00edder de investigaci\u00f3n de Datoz, destac\u00f3 que, del total de proyectos, m\u00e1s de <strong>70% corresponde a naves Build to Suit<\/strong> (BTS), lo que refleja un cambio relevante en la din\u00e1mica del sector.<\/p>\n<blockquote><p>\u201cPodemos observar que el 77% se trat\u00f3 de proyectos BTS y el 23% de edificios especulativos. En este caso, en cuanto a los BTS en renta, se destacan tres proyectos en el submercado Huehuetoca-Zumpango\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>La especialista subray\u00f3 que este cambio se genera a partir <strong>del impulso del corredor Huehuetoca-Zumpango<\/strong>, el cual cuenta con una amplia disponibilidad de tierra a costos m\u00e1s accesibles.<\/p>\n<blockquote><p>\u201cEn la regi\u00f3n centro, este cierre de a\u00f1o es de destacar porque no suele darse esta din\u00e1mica de construcci\u00f3n de BTS. Los inicios de construcci\u00f3n de BTS en renta representan casi el 77% con respecto a los especulativos. Normalmente, casi siempre ve\u00edamos construcci\u00f3n de especulativos. Esto se logr\u00f3 gracias a que en el submercado Huehuetoca-Zumpango hay actualmente mucha tierra, lo que permiti\u00f3 desarrollar proyectos a la medida y de cajas grandes; estamos viendo demanda por arriba de 40,000 m\u00b2 y hasta 99,000 m\u00b2\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>G\u00f3mez destac\u00f3 que, durante el trimestre, se report\u00f3 el cierre de <strong>arrendamientos en naves de entre 40,000 y 90,000 m\u00b2,<\/strong> una oportunidad que este <strong>corredor emergente tiene la capacidad de atender.<\/strong><\/p>\n<blockquote><p>\u201cEs muy interesante porque este submercado permite ofrecer naves de gran tama\u00f1o, as\u00ed como operaciones a precios m\u00e1s competitivos, en relaci\u00f3n con el corredor CTT (Cuautitl\u00e1n, Tultitl\u00e1n y Tepotzotl\u00e1n), que es el submercado de mayor demanda\u201d, platic\u00f3.<\/p><\/blockquote>\n<p>Finalmente, Silvia G\u00f3mez se\u00f1al\u00f3 que, debido a sus precios y ubicaci\u00f3n, este <strong>corredor se perfila como una oportunidad estrat\u00e9gica en la regi\u00f3n<\/strong>.<\/p>\n<blockquote><p>\u201cEn el acumulado del a\u00f1o observamos que el submercado Huehuetoca-Zumpango est\u00e1 destacando como un mercado muy interesante, tanto para desarrolladores como para usuarios finales, y esto est\u00e1 obviamente causando que este mercado empiece a consolidarse\u201d,
