con un promedio de 57,672 pesos por m\u00b2<\/em><!--more--><\/p>\n<p>El <strong>precio de la vivienda<\/strong> en M\u00e9xico registr\u00f3 un incremento anual de 4.2% durante diciembre de 2025, de acuerdo con el <strong>Indicador Banorte de Precios de la Vivienda (Inbaprevi)<\/strong>, elaborado con informaci\u00f3n de portales inmobiliarios.<\/p>\n<p>En el \u00faltimo mes del a\u00f1o, el precio promedio nacional se ubic\u00f3 en <strong>31,366 pesos por metro cuadrado<\/strong> (m\u00b2), lo que signific\u00f3 una ligera disminuci\u00f3n mensual de 0.1%, aunque mantuvo una tendencia positiva en su comparaci\u00f3n anual.<\/p>\n<h2><strong>CDMX, la m\u00e1s cara; Tamaulipas, la m\u00e1s accesible<\/strong><\/h2>\n<p>Asimismo, el an\u00e1lisis de Banorte, que incluye informaci\u00f3n de 15 entidades federativas, coloc\u00f3 a la <strong>Ciudad de M\u00e9xico<\/strong> como el mercado con el precio promedio m\u00e1s alto, al registrar 57,672 pesos por m\u00b2 en diciembre.<\/p>\n<p>En contraste, <strong>Tamaulipas<\/strong> se mantuvo como la entidad con el precio m\u00e1s bajo del pa\u00eds, con un promedio de 18,439 pesos por metro cuadrado.<\/p>\n<p>\u201cEstas cifras reflejan la notable <strong>disparidad en el costo de la vivienda<\/strong> entre las distintas regiones del pa\u00eds, influenciada por factores como la ubicaci\u00f3n, la demanda y las caracter\u00edsticas de los inmuebles\u201d, indic\u00f3 el banco.<\/p>\n<h2><strong>Morelos lider\u00f3 el aumento mensual y CDMX tuvo la mayor ca\u00edda<\/strong><\/h2>\n<p>En cuanto a la variaci\u00f3n mensual, el <strong>Inbaprevi<\/strong> destac\u00f3 que la mayor\u00eda de las entidades mostraron incrementos, pero <strong>Morelos<\/strong> fue la que report\u00f3 el mayor crecimiento del periodo, con 1.5 por ciento.<\/p>\n<p>Por el contrario, la <strong>CDMX<\/strong> present\u00f3 la ca\u00edda m\u00e1s pronunciada del pa\u00eds, al registrar una baja mensual de -0.5% en el valor estimado por metro cuadrado.<\/p>\n<h2><strong>Precio de la vivienda por entidad federativa<\/strong><\/h2>\n<p>Seg\u00fan datos del <strong>Inbaprevi<\/strong>, en diciembre de 2025, de las 15 entidades analizadas, seis reportaron precios por m\u00b2 por encima del promedio nacional, es decir, m\u00e1s de 31,366 pesos.<\/p>\n<p>En primer lugar, la <strong>CDMX<\/strong>, con 57,672 pesos por m\u00b2, 3.9% m\u00e1s que en el mismo mes de 2024; seguida por <strong>Nuevo Le\u00f3n<\/strong>, con 54,848 pesos por m\u00b2, un crecimiento de 6.2% frente al 2024; y <strong>Jalisco<\/strong>, con 47,359 pesos por m\u00b2 y un alza de 3.1 por ciento.<\/p>\n<p>As\u00ed como <strong>Sinaloa<\/strong>, con 42,712 pesos por m\u00b2; <strong>Baja California<\/strong>, con 39,669 pesos por m\u00b2; y el <strong>Estado de M\u00e9xico<\/strong>, con un precio de 38,469 pesos por metro cuadrado.<\/p>\n<p>Por otro lado, los estados cuyos precios de vivienda estuvieron por debajo del promedio nacional son <strong>Yucat\u00e1n<\/strong>, con 28,828 pesos por m\u00b2; <strong>San Luis Potos\u00ed<\/strong>, con 26,887 pesos; <strong>Puebla<\/strong>, con 25,782 pesos; y <strong>Quer\u00e9taro<\/strong>, con 25,133 pesos por metro cuadrado.<\/p>\n<p>Adem\u00e1s de <strong>Sonora<\/strong>, con 22,219 pesos; <strong>Guanajuato<\/strong>, con 22,125 pesos por m\u00b2; <strong>Hidalgo<\/strong>, con 21,987 pesos; <strong>Morelos<\/strong>, con 21,474 pesos; y <strong>Tamaulipas<\/strong>, con 18,439 pesos
