{"id":159676,"date":"2026-01-14T13:29:42","date_gmt":"2026-01-14T19:29:42","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=159676"},"modified":"2026-01-14T13:29:42","modified_gmt":"2026-01-14T19:29:42","slug":"sector-industrial-absorcion-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/sector-industrial-absorcion-cdmx\/","title":{"rendered":"Sector industrial alcanza absorci\u00f3n bruta hist\u00f3rica en la CDMX"},"content":{"rendered":"<p><em>El sector industrial registr\u00f3 una absorci\u00f3n de 1.6 millones de m\u00b2, impulsada principalmente por prearrendamientos y renovaciones en el mercado<\/em><!--more--><\/p>\n<p>Al cierre de 2025, el sector industrial de la Ciudad de M\u00e9xico y su Zona Metropolitana registr\u00f3 una <strong>absorci\u00f3n bruta de 1.6 millones de metros cuadrados<\/strong> (m\u00b2), de acuerdo con CBRE M\u00e9xico.<\/p>\n<p>Francisco Mu\u00f1oz, vicepresidente ejecutivo de Industrial y Log\u00edstica de CBRE M\u00e9xico, destac\u00f3 que, a fin de a\u00f1o, el mercado mantuvo cifras elevadas de absorci\u00f3n bruta acumulada, alcanzando el <strong>nivel m\u00e1s alto registrado hist\u00f3ricamente<\/strong>.<\/p>\n<blockquote><p>\u201cAl cierre del 2025, el mercado industrial de la Ciudad de M\u00e9xico y la Zona Metropolitana mantuvo cifras altas de absorci\u00f3n bruta acumulando o espacios comercializados de 1.6 millones de m<sup>2,<\/sup> cifra m\u00e1s alta registrada hist\u00f3ricamente. Este indicador se vio motivado principalmente por pre-arrendamientos y renovaciones realizados en corredores como el CTT y Zumpango-AIFA, se\u00f1al\u00f3.<\/p><\/blockquote>\n<p>De acuerdo con el Marketview de Industrial en Ciudad de M\u00e9xico los <strong>prearrendamientos y renovaciones en el mercado impulsaron esta <\/strong>cifra hist\u00f3rica. As\u00ed como la confianza de los diferentes segmentos e inversionistas.<\/p>\n<p>El an\u00e1lisis arroj\u00f3 que el <strong>19% de la superficie fue ocupada por empresas estadounidenses<\/strong> que renovaron operaciones, especialmente en corredores como Cuautitl\u00e1n y Tepotzotl\u00e1n, considerados clave para la actividad industrial de la regi\u00f3n. Adem\u00e1s<strong>, sector log\u00edstico concentr\u00f3 el 91% de los espacios comercializados <\/strong>en el a\u00f1o, seguido por el <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/ecommerce-impulsor-sector-industrial\/\" target=\"_blank\" rel=\"noopener\">comercio electr\u00f3nico<\/a>, que represent\u00f3 el 7%.<\/p>\n<p>La demanda constante tambi\u00e9n mantuvo activo el pipeline de construcci\u00f3n. Al cierre del cuarto trimestre de 2025 (4T25) inici\u00f3 la edificaci\u00f3n de 135,389 m\u00b2, mientras que <strong>el a\u00f1o cerr\u00f3 con 703,561 m\u00b2 en desarrollo.<\/strong> Esta superficie se distribuy\u00f3 principalmente en Zumpango-AIFA con el 43, Cuautitl\u00e1n con 20%, Tultitl\u00e1n 17% y proyectos de \u00faltima milla con 12% de participaci\u00f3n, con un nivel de prearrendamiento del 46%.<\/p>\n<p>En cuanto a la nueva oferta, <strong>durante el 4T25 se incorporaron 30 proyectos que sumaron m\u00e1s de 700,000 m\u00b2,<\/strong> concentrados principalmente en Cuautitl\u00e1n con el 64%), seguido por Tultitl\u00e1n, Zumpango-AIFA y el interior de la Ciudad de M\u00e9xico 16%, 10% y 5%, respectivamente. CBRE destac\u00f3 que el 79% de estos espacios ingres\u00f3 al inventario con contratos de prearrendamiento.<\/p>\n<p>Adem\u00e1s, para el <strong>primer trimestre de 2026 se prev\u00e9 la incorporaci\u00f3n de m\u00e1s de 400,000 m\u00b2<\/strong> adicionales, con lo que el inventario total alcanzar\u00eda 12.69 millones de m\u00b2.<\/p>\n<p>El reporte tambi\u00e9n se\u00f1al\u00f3 que los desarrolladores mantienen planes de expansi\u00f3n en distintos corredores. <strong>Zumpango-AIFA concentra un pipeline en planeaci\u00f3n de 2.2 millones de m\u00b2, seguido por el CTT con 978,000 m\u00b2<\/strong>. Del total proyectado, el 68% corresponde a proyectos Build to Suit (BTS), mientras que el resto se destinar\u00e1 a naves especulativas previstas para iniciar construcci\u00f3n en 2026.<\/p>\n<p>Finalmente, la <strong>tasa de vacancia se ubic\u00f3 en 2.7%<\/strong>, equivalente a 332,710 m\u00b2, lo que represent\u00f3 un <strong>incremento de 0.9 puntos porcentuales<\/strong> respecto al cierre del 4T2024. Por corredor, Cuautitl\u00e1n concentr\u00f3 el 35% de la superficie disponible, seguido por Tepotzotl\u00e1n con el 26% y Zumpango-AIFA con el 14 por
