{"id":159280,"date":"2025-12-17T16:29:07","date_gmt":"2025-12-17T22:29:07","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=159280"},"modified":"2025-12-17T16:29:07","modified_gmt":"2025-12-17T22:29:07","slug":"amefibra-crecimiento-abr-2025","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/amefibra-crecimiento-abr-2025\/","title":{"rendered":"Amefibra supera los 31 millones de m\u00b2 de ABR tras su crecimiento en 2025"},"content":{"rendered":"<p><em>La Amefibra se\u00f1al\u00f3 que el sector mantiene un ritmo de expansi\u00f3n sostenido y anticipa un cierre de a\u00f1o positivo<\/em><!--more--><\/p>\n<p>La Asociaci\u00f3n Mexicana de Fibras Inmobiliarias (Amefibra) dio a conocer su balance anual preliminar sobre el comportamiento del sector durante 2025, en el que destac\u00f3 un <strong>crecimiento generalizado del \u00c1rea Bruta Rentable<\/strong> (ABR) y un entorno estable para los fideicomisos inmobiliarios.<\/p>\n<p>Al cierre del tercer trimestre del a\u00f1o, el ABR representado por las <strong>fibras en M\u00e9xico rebas\u00f3 los 31 millones de metros cuadrados <\/strong>(m\u00b2), lo que implic\u00f3 un <strong>aumento superior a 2 millones de m\u00b2 <\/strong>frente al mismo periodo de 2024, equivalente a una tasa anual de 7.5 por ciento. La Asociaci\u00f3n explic\u00f3 que este aumento representa una superficie similar a 280 canchas de f\u00fatbol o 22 estadios Azteca.<\/p>\n<p>Amefibra inform\u00f3 que, entre el tercer trimestre de 2024 y el de 2025, <strong>todos los segmentos registraron incrementos anuales en su ABR<\/strong>. El sector de oficinas mostr\u00f3 el mayor avance, con 13%, seguido del industrial con 8.2% y el de autoalmacenamiento con 5.8 por ciento. En tanto, el segmento comercial creci\u00f3 3.5% y el educativo 3.4 por ciento. En hoteler\u00eda, el crecimiento fue de 3.2%, medido en n\u00famero de cuartos en operaci\u00f3n.<\/p>\n<p><strong>Durante 2025, las fibras realizaron inversiones estimadas en alrededor de 5,000 millones de d\u00f3lares<\/strong> (mdd), destinadas a desarrollos y adquisiciones que incorporaron cerca de 2.3 millones de m\u00b2 de nuevos espacios. En ese periodo, el sector mantuvo un <strong>rendimiento promedio de 15% en los \u00faltimos tres a\u00f1os<\/strong>, superando en 7.8% el desempe\u00f1o del IPC.<\/p>\n<p>En el transcurso del a\u00f1o, <strong>la <a href=\"https:\/\/amefibra.com\/\" target=\"_blank\" rel=\"noopener\">Asociaci\u00f3n<\/a> sum\u00f3 a Fibra Next a su portafolio<\/strong>, lo que a\u00f1adi\u00f3 nueve propiedades y 754,500\u00a0m\u00b2 de ABR a la superficie total representada por Amefibra.<\/p>\n<p><a href=\"https:\/\/centrourbano.com\/revista\/publicaciones\/fibras-con-dinamismo-moises\/\" target=\"_blank\" rel=\"noopener\">Josefina Mois\u00e9s<\/a>, directora general de la Asociaci\u00f3n, se\u00f1al\u00f3 que los resultados acumulados durante el a\u00f1o <strong>reflejan la solidez del sector<\/strong> y el papel de las fibras como veh\u00edculos de inversi\u00f3n institucional. Indic\u00f3 que la expansi\u00f3n en sectores estrat\u00e9gicos y el crecimiento en regiones clave confirman un mercado activo y con visi\u00f3n de largo plazo.<\/p>\n<p>En ese contexto, <strong>los sectores industrial y log\u00edstico continuaron encabezando la actividad<\/strong>, impulsados por la demanda relacionada con manufactura, exportaci\u00f3n, distribuci\u00f3n y comercio electr\u00f3nico. A su vez, el sector comercial mostr\u00f3 un mayor dinamismo, apoyado en la recuperaci\u00f3n del consumo en las principales zonas metropolitanas.<\/p>\n<p>Finalmente, Amefibra anticip\u00f3 un cierre de 2025 con resultados estables para la mayor\u00eda de los segmentos y un inicio de 2026 con mayores expectativas de crecimiento y fortalecimiento de las fibras dentro del mercado inmobiliario
