Esto ocurre porque las empresas que llegan al pa\u00eds buscan espacios que cumplan est\u00e1ndares internacionales, por lo que la demanda por naves Clase A se mantiene al alza.<\/p>\n<p>De acuerdo con Spot2.mx, la participaci\u00f3n del inventario Clase A registra un crecimiento sostenido, mientras que la presencia de naves Clase B disminuye debido al movimiento de operaciones hacia espacios m\u00e1s eficientes y seguros. Esta situaci\u00f3n se vincula con el <a href=\"https:\/\/centrourbano.com\/revista\/?s=nearshoring\" target=\"_blank\" rel=\"noopener\">nearshoring<\/a>, fen\u00f3meno en el que las <strong>innovaciones que generan mayor valor terminan por sustituir modelos o infraestructuras con menor desempe\u00f1o<\/strong>. Esta transici\u00f3n se refleja en un crecimiento cuatro veces mayor del inventario Clase A en 2025 respecto al mismo periodo del a\u00f1o anterior.<\/p>\n<p><strong>La llegada de corporativos globales refuerza esta din\u00e1mica al exigir inmuebles con especificaciones t\u00e9cnicas<\/strong> m\u00e1s completas, lo que acelera la obsolescencia funcional de muchos desarrollos Clase B. En mercados como Valle de M\u00e9xico, Guadalajara y Quer\u00e9taro, donde la disponibilidad hist\u00f3ricamente se mantiene por debajo del 6.5%, la absorci\u00f3n se dirige hacia naves institucionales.<\/p>\n<p>Al respecto, Vianey Mac\u00edas, head of Market Research para <a href=\"https:\/\/spot2.mx\/\" target=\"_blank\" rel=\"noopener\">Spot2.mx<\/a>, explic\u00f3 que el an\u00e1lisis del mercado incorpora factores <strong>como la productividad por metro cuadrado, lo que generalmente favorece la demanda de espacios Clase A<\/strong>.<\/p>\n<blockquote><p>\u201cEl precio por metro cuadrado dej\u00f3 de ser suficiente para evaluar una nave industrial. Hoy, el c\u00e1lculo real integra productividad por metro cuadrado, capacidad de rotaci\u00f3n, seguridad operativa y eficiencia energ\u00e9tica. La diferencia entre Clase A y Clase B ya no es un tecnicismo: es un factor que determina costos totales, retornos, velocidad de expansi\u00f3n y el cumplimiento de est\u00e1ndares internacionales para cualquier empresa que busque entrar o crecer en M\u00e9xico\u201d, se\u00f1ala<\/p><\/blockquote>\n<p>La plataforma indic\u00f3 que, en el caso de los operadores log\u00edsticos, la elecci\u00f3n del tipo de nave impacta de forma directa en la productividad diaria.<strong> El avance del ecommerce y de la manufactura especializada ha incrementado la demanda por instalaciones con mejores<\/strong> relaciones de andenes, mayor altura libre y patios m\u00e1s amplios. Aun as\u00ed, las naves Clase B mantienen un papel para operaciones de \u00faltima milla, almacenamiento tradicional o procesos sensibles a costos fijos.<\/p>\n<h2>Naves industriales: diferencias entre clases<\/h2>\n<p>Las naves Clase A integran alturas superiores a 9.75 metros, sistemas ESFR, patios de entre 35 y 45 metros, construcci\u00f3n Tilt-Up, techos KR-18 con aislantes energ\u00e9ticos y ratios de andenes dise\u00f1ados para operaciones de mayor intensidad. Estas configuraciones permiten incrementar la densidad de almacenamiento, reducir gastos energ\u00e9ticos, disminuir primas de seguros y agilizar los flujos log\u00edsticos, adem\u00e1s de ofrecer condiciones adecuadas para <strong>3PLs globales, comercio electr\u00f3nico y manufactura de exportaci\u00f3n.<\/strong><\/p>\n<p>Por su parte, las <strong>naves Clase B contin\u00faan atendiendo actividades de baja rotaci\u00f3n, manufactura ligera<\/strong> o empresas que buscan controlar costos en zonas urbanas; sin embargo, sus alturas m\u00e1s reducidas, patios limitados y sistemas contra incendio b\u00e1sicos restringen su uso para operaciones de alta rotaci\u00f3n o mercanc\u00eda de alto valor.<\/p>\n<p>Uno de los indicadores centrales de la plataforma es la <strong>diferencia de precios entre ambas categor\u00edas<\/strong>. Spot2.mx anticipa que la<strong> brecha m\u00e1s amplia se concentra en el Norte y el Baj\u00edo<\/strong>, donde la presi\u00f3n del nearshoring eleva la demanda por naves institucionales en mercados como Monterrey, Saltillo, Ramos Arizpe, Quer\u00e9taro y Guanajuato.<\/p>\n<p>En estos destinos, as\u00ed como en el Valle de M\u00e9xico y Guadalajara, <strong>el diferencial de rentas entre Clase A
