{"id":158959,"date":"2025-11-27T15:20:56","date_gmt":"2025-11-27T21:20:56","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=158959"},"modified":"2025-11-27T19:05:14","modified_gmt":"2025-11-28T01:05:14","slug":"funo-anticipa-repunte-oficinas-retail","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-anticipa-repunte-oficinas-retail\/","title":{"rendered":"FUNO anticipa repunte en oficinas y retail"},"content":{"rendered":"<p><i><span style=\"font-weight: 400;\">FUNO inform\u00f3 que uno de los resultados del joint venture con Fibra Next, es incrementar el valor de los segmentos de retail y oficinas\u00a0<\/span><\/i><\/p>\n<p><!--more--><\/p>\n<p><span style=\"font-weight: 400;\">Fibra Uno (FUNO) se\u00f1al\u00f3 que, en los pr\u00f3ximos a\u00f1os, prev\u00e9 una <strong>oportunidad de crecimiento en los segmentos de oficinas y retail<\/strong>, por lo que implement\u00f3 estrategias para aprovechar est\u00e1 tendencia.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En conferencia de prensa, directivos se\u00f1alaron que el joint venture con <a href=\"https:\/\/centrourbano.com\/revista\/?s=fibra+next\" target=\"_blank\" rel=\"noopener\">Fibra Next<\/a> representa una decisi\u00f3n estrat\u00e9gica con m\u00faltiples beneficios: por un lado, capitaliza el ciclo inmobiliario industrial y, por otro, <strong>impulsa el valor y desarrollo de los sectores de oficinas y retail<\/strong>.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Jorge Pigeon, VP de Mercados de Capital y Relaci\u00f3n con Inversionistas de FUNO, explic\u00f3 que, antes del joint venture, los activos industriales representaban el 71,000 millones de pesos (mdp) del total de la fibra, mientras que el resto de los activos representan un valor de 35,000 mdp, cifra muy por debajo de su valor comercial real.\u00a0<\/span><\/p>\n<h2>Consumo interno impulsa dinamismo de retail<\/h2>\n<p><span style=\"font-weight: 400;\">A\u00f1adi\u00f3 que, entre 2019 y 2025, el <strong>sector comercial del fideicomiso registr\u00f3 una ocupaci\u00f3n promedio del 92%<\/strong>, incluyendo la pandemia por Covid-19. Adem\u00e1s, destac\u00f3 que la alta demanda de espacios y baja desocupaci\u00f3n registrada este a\u00f1o fortalecen el panorama alentador para el segmento. <\/span><span style=\"font-weight: 400;\">Fibra Uno considera que M\u00e9xico podr\u00eda posicionarse como uno de los mejores destinos para la expansi\u00f3n de marcas internacionales en tiendas f\u00edsicas, impulsado principalmente por los life centers.<\/span><\/p>\n<p data-start=\"4523\" data-end=\"4730\">Pigeon explic\u00f3 que uno de los indicadores m\u00e1s confiables para e<strong>valuar el comportamiento del sector es la demanda de espacios que solicitan sus clientes<\/strong>, a quienes busca acompa\u00f1ar para cubrir sus necesidades.<\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cEst\u00e1 caliente el industrial hoy, efectivamente, pero tambi\u00e9n tenemos un segmento de retail muy fuerte con un consumo muy s\u00f3lido, no nada m\u00e1s hist\u00f3rico, sino que alguien no se avienta a decir quiero construir 1,400 tiendas si no est\u00e1 viendo que el futuro es prometedor. Es lo mismo que nosotros vemos, compartimos esa visi\u00f3n\u201d, coment\u00f3.\u00a0<\/span><\/p><\/blockquote>\n<p data-start=\"5069\" data-end=\"5268\">En este segmento, los clientes de la fibra incluyen a Palacio de Hierro, City Market, Miniso, Zara, Cuidado con el Perro y <strong>Walmart<\/strong>, empresa que anunci\u00f3 su <strong>expansi\u00f3n en el pa\u00eds para los pr\u00f3ximos a\u00f1os.<\/strong><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u00abQueremos seguir acompa\u00f1ando a nuestros clientes. Si Walmart quiere abrir 1,400 tiendas, queremos acompa\u00f1arlo en todas las que podamos. Todas las (tiendas) que abran es porque tienen un fundamento, una perspectiva de crecimiento, entonces queremos acompa\u00f1arlos y a todos los dem\u00e1s\u00bb, platic\u00f3 Andr\u00e9 El Mann, director general de FUNO.<\/span><\/p><\/blockquote>\n<h2><span style=\"font-weight: 400;\">Las oficinas vienen de regreso: Robina<\/span><\/h2>\n<p data-start=\"5652\" data-end=\"6021\">Por su parte, Gonzalo Robina, director general adjunto de FUNO, se\u00f1al\u00f3 que el portafolio de <strong>oficinas del fideicomiso alcanz\u00f3 una ocupaci\u00f3n del 86%, mientras que el mercado nacional lleg\u00f3 al 82%<\/strong>, cifra que confirma el retorno del dinamismo al segmento. Adem\u00e1s, la absorci\u00f3n neta sum\u00f3 175,000 metros cuadrados (m\u00b2), un nivel que comienza a mostrar <strong>signos de recuperaci\u00f3n.<\/strong><\/p>\n<blockquote>\n<p data-start=\"6023\" data-end=\"6354\">\u00abLa absorci\u00f3n neta ya viene de regreso en el mercado, ya viene el rebote. La absorci\u00f3n que est\u00e1 teniendo durante 2025 estamos hablando de 175,000 m\u00b2. En los a\u00f1os pico, 2018 y 2019, llegamos a 400,000 m\u00b2, pero hist\u00f3ricamente tra\u00edamos un promedio del orden de 300,000 m\u00b2, ya vamos m\u00e1s arriba de la mitad de lo que era sano\u00bb, detall\u00f3.<\/p>\n<\/blockquote>\n<p data-start=\"6356\" data-end=\"6595\">Agreg\u00f3 que, en los pr\u00f3ximos dos a\u00f1os, \u201clas oficinas vienen de regreso\u201d, impulsadas por el retorno al trabajo presencial. Estim\u00f3 que, hacia 2026, casi el 100% de sus inquilinos operar\u00e1 con una modalidad presencial de cinco d\u00edas a la semana.<\/p>\n<blockquote>\n<p data-start=\"6597\" data-end=\"6958\">\u00abAproximadamente el 78% de las oficinas ya est\u00e1n trabajando, por lo menos, 4 o 5 d\u00edas full time en las oficinas. Esto s\u00ed ha venido avanzando lentamente desde la pandemia, esperamos que se termine regularizando, yo dir\u00eda que para finales del a\u00f1o que entra m\u00e1s del 90% de todos nuestros inquilinos estar\u00e1 ya de regreso 5 d\u00edas a la semana en las oficinas\u00bb, indic\u00f3.<\/p>\n<\/blockquote>\n<p data-start=\"6960\" data-end=\"7115\">Finalmente, Robina asegur\u00f3 que este <strong>repunte permitir\u00e1 un aumento en los costos de renta y detonar la construcci\u00f3n de nuevos proyectos<\/strong>, detenida desde 2018.<\/p>\n<blockquote>\n<p data-start=\"7117\" data-end=\"7501\">\u00abYa estamos viendo de regreso los incrementos en las rentas, porque se hab\u00eda logrado ir creciendo la ocupaci\u00f3n, pero era un poquito sacrificando los precios, ya llegamos a los niveles de ocupaci\u00f3n que nos va a empezar a subir los precios de las rentas. Las oficinas ya vienen de regreso, en los pr\u00f3ximos 12 o 18 meses nos van a sorprender ya los resultados de las oficinas\u00bb,
