{"id":158735,"date":"2025-11-11T14:13:48","date_gmt":"2025-11-11T20:13:48","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=158735"},"modified":"2025-11-11T14:13:48","modified_gmt":"2025-11-11T20:13:48","slug":"manufactura-demanda-oficinas-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/manufactura-demanda-oficinas-monterrey\/","title":{"rendered":"Manufactura impulsa alza de 10% en demanda de oficinas en Monterrey"},"content":{"rendered":"<p><em>El nearshoring y la reactivaci\u00f3n industrial consolidan a Monterrey como uno de los mercados de oficinas m\u00e1s din\u00e1micos del pa\u00eds<\/em><!--more--><\/p>\n<p>El <strong>mercado de oficinas en el \u00e1rea metropolitana de Monterrey<\/strong> mantiene su ritmo de recuperaci\u00f3n y consolida su posici\u00f3n como uno de los polos corporativos m\u00e1s activos de M\u00e9xico.<\/p>\n<p>De acuerdo con el reporte <strong>Marketview Oficinas Monterrey<\/strong> correspondiente al tercer trimestre del a\u00f1o (3T2025), de CBRE, la <strong>absorci\u00f3n neta <\/strong>acumulada alcanz\u00f3 los 44,000 metros cuadrados (m\u00b2), lo cual representa un alza de 10.6% frente a lo registrado en el mismo periodo del a\u00f1o pasado.<\/p>\n<p>El desempe\u00f1o positivo ha sido impulsado principalmente por el <strong>sector manufacturero<\/strong>, que concentr\u00f3 el 42% de la demanda total, seguido por el <strong>sector financiero<\/strong> y el de <strong>log\u00edstica y transporte<\/strong>.<\/p>\n<p><strong>CBRE<\/strong> indic\u00f3 que esta tendencia refleja el efecto del <strong>nearshoring<\/strong> y la creciente <strong>inversi\u00f3n industrial<\/strong> que contin\u00faa fortaleciendo la econom\u00eda regiomontana y su mercado de oficinas.<\/p>\n<h2><strong>Recuperaci\u00f3n sostenida y menor vacancia<\/strong><\/h2>\n<p>Asimismo, la consultora detall\u00f3 que la <strong>absorci\u00f3n bruta<\/strong>, o los espacios comercializados durante el 3T2025, cerr\u00f3 en 17,000 m\u00b2. Esta cifra lleva el acumulado anual a 53,000 m\u00b2, lo que representa un crecimiento del 5.2% respecto al 3T2024.<\/p>\n<p>Por su parte, la <strong>tasa de vacancia<\/strong> continu\u00f3 a la baja al situarse en 14.2%, frente al 16.1% del mismo periodo del a\u00f1o anterior, lo que demuestra una recuperaci\u00f3n constante tras el impacto de la pandemia y los a\u00f1os de sobreoferta en el mercado.<\/p>\n<h2><strong>Submercados m\u00e1s din\u00e1micos<\/strong><\/h2>\n<p>Con respecto al comportamiento por submercados, <strong>CBRE<\/strong> destac\u00f3 que <strong>Valle Oriente<\/strong> se mantuvo como el m\u00e1s activo de la ciudad al concentrar el 30% de la actividad, equivalente a 5,000 m\u00b2 ocupados en el trimestre.<\/p>\n<p>Le siguieron <strong>San Jer\u00f3nimo\u2013Constituci\u00f3n<\/strong> (23%) y <strong>Santa Mar\u00eda<\/strong> (17%), que contin\u00faan atrayendo empresas por su ubicaci\u00f3n estrat\u00e9gica y la disponibilidad de espacios de alta calidad.<\/p>\n<p>Un dato destacado del informe es que el 65% de la demanda se concentr\u00f3 en <strong>oficinas acondicionadas <\/strong>o tipo <em>plug-and-play<\/em>, listas para ocuparse. Este comportamiento ha motivado a desarrolladores y propietarios a adaptar sus espacios vacantes o a ofrecer proyectos a la medida, buscando competir con los inmuebles de segunda generaci\u00f3n que ya cuentan con instalaciones listas para operar.<\/p>\n<h2><strong>Inventario y nuevas incorporaciones<\/strong><\/h2>\n<p>Por otro lado, durante el 3T2025, el <strong>inventario de oficinas Clase A y A+<\/strong> en Monterrey registr\u00f3 un crecimiento de 3,000 m\u00b2, alcanzando un total de 1.47 millones de metros cuadrados.<\/p>\n<p>Esto representa un incremento anual de 2.4%, indicador que refleja un ritmo moderado pero sostenido de incorporaci\u00f3n de nuevos espacios corporativos en el mercado.<\/p>\n<h2><strong>El efecto del nearshoring en el mercado de oficinas<\/strong><\/h2>\n<p>Adicionalmente, la consultora resalt\u00f3 que el liderazgo del <strong>sector manufacturero<\/strong>, junto con el dinamismo del <strong>financiero<\/strong> y <strong>log\u00edstico<\/strong>, se vincula directamente con el crecimiento del <strong>sector industrial<\/strong> de Nuevo Le\u00f3n.<\/p>\n<p>El auge de la <strong>manufactura avanzada<\/strong> y la <strong>relocalizaci\u00f3n de empresas extranjeras<\/strong> han generado una cadena de valor que impulsa a los servicios corporativos, tecnol\u00f3gicos y financieros, reforzando el papel de Monterrey como hub de negocios del norte del pa\u00eds.<\/p>\n<p>De igual forma, el <strong>mercado de oficinas<\/strong> refleja la adaptaci\u00f3n del entorno empresarial a las nuevas necesidades
