{"id":158729,"date":"2025-11-11T12:24:45","date_gmt":"2025-11-11T18:24:45","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=158729"},"modified":"2025-11-11T12:24:45","modified_gmt":"2025-11-11T18:24:45","slug":"crecimiento-oferta-industrial-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crecimiento-oferta-industrial-cdmx\/","title":{"rendered":"Nuevos proyectos impulsan crecimiento de oferta industrial en CDMX"},"content":{"rendered":"<p><em>El mercado capitalino alcanz\u00f3 408,000 m\u00b2 de oferta indsutrial al cierre de octubre, 140,000 m\u00e1s que el a\u00f1o pasado<\/em><!--more--><\/p>\n<p>El mercado industrial de la Ciudad de M\u00e9xico registr\u00f3 un incremento significativo en su oferta al cierre de octubre de 2025, al alcanzar los <strong>408,000 metros cuadrados disponibles <\/strong>(m\u00b2), cifra que representa un aumento de <strong>m\u00e1s de 140,000 m\u00b2<\/strong> respecto al mismo periodo del a\u00f1o anterior.<\/p>\n<p>De acuerdo con datos de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a>, este crecimiento se debe principalmente a la <strong>incorporaci\u00f3n de nuevas propiedades industriales<\/strong> que concluyeron su construcci\u00f3n durante los \u00faltimos doce meses y se sumaron al inventario vacante de la capital.<\/p>\n<p>Entre los desarrollos m\u00e1s destacados que actualmente permanecen disponibles se encuentran <strong>Prologis Lerma Park<\/strong> y <strong>Eco Paragon<\/strong>, en el corredor de <strong>Toluca<\/strong>; mientras que en <strong>Cuautitl\u00e1n<\/strong> se a\u00f1adieron <strong>Campus Cuautitl\u00e1n de BTS Development<\/strong>, <strong>CPA Cuautitl\u00e1n II<\/strong> y <strong>Bur\u00f3 Logistik<\/strong>. En <strong>Huehuetoca<\/strong>, el complejo <strong>Premium Park Foresta Tepeji<\/strong> tambi\u00e9n finaliz\u00f3 su edificaci\u00f3n y forma parte de la nueva oferta.<\/p>\n<p>Por otra parte, Solili destac\u00f3 que la <strong>demanda industrial mostr\u00f3 un menor dinamismo<\/strong> durante el \u00faltimo a\u00f1o, con una <strong>ca\u00edda de 15%<\/strong> frente al mismo periodo de 2024. Esta desaceleraci\u00f3n, combinada con la entrada de nuevos desarrollos, ha impulsado el aumento en la disponibilidad de espacios industriales dentro del mercado capitalino.<\/p>\n<p>Adem\u00e1s, la consultora indic\u00f3 que al cierre de septiembre, el mercado industrial de la <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/precio-de-renta-industrial-cdmx-aumenta\/\" target=\"_blank\" rel=\"noopener\">CDMX registr\u00f3 el precio de renta m\u00e1s alto<\/a>, al alcanzar los\u00a0<strong>9.84 d\u00f3lares por <\/strong>m\u00b2 al mes. \u00a0Este valor representa un\u00a0<strong>incremento anual del 13%<\/strong>\u00a0frente al mismo periodo del a\u00f1o anterior.<\/p>\n<p>Entre los corredores con los mayores incrementos destaca\u00a0<strong>Tlalnepantla, donde las rentas subieron 45% respecto<\/strong>\u00a0al tercer trimestre del a\u00f1o pasado. Le siguieron Toluca, con un aumento del 24%; Vallejo, con 23%; y Naucalpan, con 18 por ciento.<\/p>\n<p>Con estos resultados, la\u00a0<strong>CDMX se consolida como el mercado industrial m\u00e1s caro del pa\u00eds<\/strong>, con rentas 35% por encima del promedio nacional, que actualmente se sit\u00faa en 7.27 d\u00f3lares por m\u00b2.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El
