De acuerdo con la Asociaci\u00f3n Mexicana de Venta Online (AMVO), las principales razones que impulsan las compras en l\u00ednea son la comodidad de recibir los productos en el domicilio y el ahorro de tiempo. En 2024, esta actividad <strong>super\u00f3 los 790,000 millones de pesos<\/strong> (mdp) y se prev\u00e9 que <strong>mantenga su dinamismo hasta 2028<\/strong>.<\/p>\n<p>Sin embargo, la expansi\u00f3n del ecommerce plantea nuevos desaf\u00edos para la gesti\u00f3n urbana. Seg\u00fan estimaciones del World Economic Forum, <strong>hacia 2030 el n\u00famero de veh\u00edculos de reparto aumentar\u00e1 61%, lo que derivar\u00e1 en mayor congesti\u00f3n vial y m\u00e1s emisiones contaminantes<\/strong>.<\/p>\n<p>En metr\u00f3polis de alta densidad, como la Ciudad de M\u00e9xico, los <strong>repartidores podr\u00edan perder hasta 34 minutos adicionales por d\u00eda debido al tr\u00e1fico<\/strong>, una tendencia que pone en riesgo la sostenibilidad del modelo actual.<\/p>\n<p>Vianey Mac\u00edas, Head of Market Research de <a href=\"https:\/\/spot2.mx\/\" target=\"_blank\" rel=\"noopener\">Spot2.mx<\/a>, se\u00f1al\u00f3 que estas proyecciones evidencian la oportunidad para el sector inmobiliario comercial de desarrollar microcentros log\u00edsticos en la periferia y dentro de la capital.<\/p>\n<blockquote><p>\u201cLos datos del Foro Econ\u00f3mico Mundial ponen de relieve la oportunidad que tiene el sector inmobiliario comercial en la periferia de la Ciudad de M\u00e9xico y tambi\u00e9n al interior de la capital, para crear\u00a0<strong>microcentros log\u00edsticos que apoyen el reparto de \u00faltima milla<\/strong>\u00a0con veh\u00edculos de menor tama\u00f1o\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Datos de <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/gentrificacion-eleva-rentas-comerciales\/\" target=\"_blank\" rel=\"noopener\">Spot2.mx<\/a> muestran que los municipios de <strong>Cuautitl\u00e1n, Naucalpan, Tlalnepantla, Tultitl\u00e1n y Toluca concentran el mayor inter\u00e9s del mercado industrial en el Estado de M\u00e9xico<\/strong>, con b\u00fasquedas enfocadas en propiedades de entre 1,000 y 5,000 metros cuadrados (m\u00b2). Durante el tercer trimestre de 2025, estas zonas registraron 7.7% de las visitas agendadas y realizadas a trav\u00e9s de la plataforma, indicador que refleja la creciente demanda por rentar o adquirir espacios log\u00edsticos.<\/p>\n<p>En la Ciudad de M\u00e9xico, las alcald\u00edas <strong>Cuauht\u00e9moc, Miguel Hidalgo, Benito Ju\u00e1rez, Gustavo A. Madero y Coyoac\u00e1n<\/strong> concentraron el mayor n\u00famero de citas agendadas para la prospecci\u00f3n f\u00edsica de locales comerciales en el mismo periodo. El tama\u00f1o promedio de los espacios solicitados fue de 120 m\u00b2, con un rango que va desde 30 hasta 420 m\u00b2.<\/p>\n<p>Las diferencias en precios tambi\u00e9n marcan una brecha significativa entre ambas entidades. En los municipios industriales del <strong>Estado de M\u00e9xico, las rentas se ubican entre 6 y 8 d\u00f3lares por <\/strong>\u00a0m\u00b2<strong>, mientras que en la Ciudad de M\u00e9xico los costos oscilan entre 16 y 31 d\u00f3lares por <\/strong>m\u00b2<strong>.<\/strong><\/p>\n<p>Mac\u00edas explic\u00f3 que, aunque la din\u00e1mica de b\u00fasqueda es distinta, existe un mismo objetivo: <strong>optimizar la log\u00edstica derivada del auge del comercio electr\u00f3nico<\/strong>. En el Estado de M\u00e9xico, las empresas buscan aprovechar espacios industriales <strong>para crear puntos de recepci\u00f3n y despacho de mercanc\u00edas<\/strong> adquiridas en l\u00ednea en la Zona Metropolitana del Valle de M\u00e9xico. En la capital, en cambio, el inter\u00e9s se centra en locales que permitan <strong>mejorar las operaciones de \u00faltima milla.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>El auge
