Destinar\u00e1 una inversi\u00f3n de 620 mdd en nuevos parques<\/em><\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/article>\n<p><!--more--><\/p>\n<p>De acuerdo con informaci\u00f3n de <a href=\"https:\/\/siila.com.mx\/lang\/es\" target=\"_blank\" rel=\"noopener\">SiiLA<\/a>, el mercado industrial de <strong>Monterrey cerrar\u00e1 el a\u00f1o con un crecimiento cercano al 10%<\/strong>, al superar los 20 millones de metros cuadrados (m\u00b2) de inventario.<\/p>\n<p>El ritmo de expansi\u00f3n se mantiene, aunque con una entrega m\u00e1s lenta de nuevos espacios y mayor cautela en los proyectos especulativos. Al mismo tiempo, <strong>la demanda mantiene su actividad, pero con un avance m\u00e1s moderado<\/strong>, lo que ha elevado la disponibilidad hasta cerca del 5%.<\/p>\n<p>Entre los proyectos m\u00e1s destacados se encuentra la inversi\u00f3n de <strong>Finsa, que destinar\u00e1 alrededor de 620 millones de d\u00f3lares para desarrollar 1.8 millones de m\u00b2 <\/strong>de terreno en los complejos Monterrey Apodaca II, Monterrey-Garc\u00eda y Smart Park Escobedo. Actualmente, estos parques suman m\u00e1s de 300,000 m\u00b2 construidos y en obra, y su potencial total podr\u00eda albergar hasta 70 empresas, de acuerdo con datos oficiales.<\/p>\n<p>Estos desarrollos forman parte de una <strong>cartera de 18 nuevos parques industriales pendientes de autorizaci\u00f3n<\/strong>, <strong>que se a\u00f1adir\u00edan a los 240 ya existentes en la entidad<\/strong>. En materia de inversi\u00f3n, se prev\u00e9 que el n\u00famero de fondos institucionales activos en Nuevo Le\u00f3n se duplique a mediano plazo, considerando los 28 que operan actualmente, seg\u00fan Sergio Res\u00e9ndez, director de Colliers Monterrey.<\/p>\n<p>La actividad industrial del estado tambi\u00e9n mantiene un desempe\u00f1o positivo. Cifras del INEGI muestran que durante el <strong>primer semestre de 2025 el sector creci\u00f3 5.5% anual, impulsado por la construcci\u00f3n<\/strong>, con un aumento de 17.5%, y la manufactura, con 4.5%. Adem\u00e1s, Nuevo Le\u00f3n concentra entre 5% y 6% de los principales indicadores econ\u00f3micos del pa\u00eds, como el valor agregado bruto, la inversi\u00f3n fija y el capital extranjero, lo que lo ubica entre las cinco entidades con mayor aportaci\u00f3n al PIB nacional.<\/p>\n<p><strong>En <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/monterrey-mercado-industrial-mas-grande\/\" target=\"_blank\" rel=\"noopener\">Monterrey<\/a>, la tendencia apunta a un cierre de a\u00f1o con entregas que superar\u00e1n el 500,000 m\u00b2 industriales<\/strong>, acompa\u00f1adas de una demanda constante, aunque m\u00e1s selectiva. Este comportamiento podr\u00eda mantener la disponibilidad ligeramente al alza hacia fin de a\u00f1o, con precios estables en los corredores m\u00e1s consolidados y ajustes marginales en los submercados con mayor presi\u00f3n.<\/p>\n<p><strong>SiiLA prev\u00e9 una mayor participaci\u00f3n de capital institucional y extranjero en nuevos proyectos<\/strong>, mientras que los desarrollos especulativos adoptan formatos m\u00e1s modulares y las inversiones privilegian esquemas Build to Suit (BTS).<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Finsa es una de las compa\u00f1\u00edas que mantienen su apuesta por el mercado industrial de Monterrey.
