{"id":158637,"date":"2025-11-05T17:04:02","date_gmt":"2025-11-05T23:04:02","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=158637"},"modified":"2025-11-05T17:04:02","modified_gmt":"2025-11-05T23:04:02","slug":"oficinas-cdmx-se-estabilizan","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-se-estabilizan\/","title":{"rendered":"Oficinas en CDMX se estabilizan con vacancia de 16.84%"},"content":{"rendered":"<p><em>\u201cLa disminuci\u00f3n en la tasa de disponibilidad es una se\u00f1al clara de que el mercado de oficinas ha superado el punto de inflexi\u00f3n post-pandemia\u201d<\/em><!--more--><\/p>\n<p>De acuerdo con datos de Grupo Frel, el <strong>mercado de oficinas en la Ciudad de M\u00e9xico<\/strong> consolid\u00f3 su proceso de recuperaci\u00f3n durante el tercer trimestre de 2025 (3T2025), ya que la <strong>tasa de disponibilidad<\/strong> disminuy\u00f3 de 17.19% en el 2T2025 a 16.84%, una se\u00f1al clara de absorci\u00f3n positiva y estabilizaci\u00f3n en los principales corredores corporativos de la capital.<\/p>\n<p>Este ajuste se debe, principalmente, a la falta de ingreso de <strong>nuevo inventario<\/strong> y a una mayor <strong>demanda de espacios de calidad<\/strong>, lo que permite al mercado digerir el excedente generado durante los a\u00f1os de la pandemia.<\/p>\n<h2><strong>Precios estables y enfoque en calidad<\/strong><\/h2>\n<p>En cuanto a los precios, el <strong>promedio de renta<\/strong> mostr\u00f3 una ligera variaci\u00f3n, al pasar de 22.38 a 22.41 d\u00f3lares por metro cuadrado (m\u00b2), manteni\u00e9ndose pr\u00e1cticamente estable.<\/p>\n<p>Al respecto, <strong>Paulette Lecuona, directora comercial de Grupo Frel<\/strong>, explic\u00f3 que esta tendencia refleja una demanda m\u00e1s selectiva pero activa:<\/p>\n<p>\u201cLa disminuci\u00f3n en la <strong>tasa de disponibilidad<\/strong> es una se\u00f1al clara de que el mercado de oficinas en la CDMX ha superado el punto de inflexi\u00f3n post-pandemia. La demanda est\u00e1 regresando a los corredores clave y el inventario se est\u00e1 reconfigurando y absorbiendo a un ritmo saludable\u201d.<\/p>\n<p>Y, aunque la <strong>absorci\u00f3n neta<\/strong> del 3T2025 se ubic\u00f3 en 54,433 m\u00b2, por debajo de los 76,200 m\u00b2 registrados en el periodo anterior, el saldo a\u00fan es positivo, lo que indica que las empresas contin\u00faan tomando decisiones de arrendamiento, ya sea para expansi\u00f3n, consolidaci\u00f3n o reubicaci\u00f3n.<\/p>\n<h2><strong>Costos operativos y valor agregado<\/strong><\/h2>\n<p>El informe tambi\u00e9n se\u00f1ala un incremento en la <strong>cuota de mantenimiento<\/strong>, que subi\u00f3 de 4.07 a 4.15 d\u00f3lares por m\u00b2, lo que refleja el costo de mantener est\u00e1ndares elevados en los inmuebles.<\/p>\n<p>\u201cLa permanencia del costo de mantenimiento no es casualidad; refleja la necesidad de invertir en la <strong>calidad de los edificios<\/strong>: sistemas de ventilaci\u00f3n avanzados, certificaciones LEED o WELL y servicios premium que justifiquen el retorno a la oficina\u201d, destac\u00f3 <strong>Lecuona<\/strong>.<\/p>\n<h2><strong>Un mercado m\u00e1s maduro y competitivo<\/strong><\/h2>\n<p><strong>Grupo Frel<\/strong> concluy\u00f3 que el 3T2025 mostr\u00f3 un mercado m\u00e1s maduro, donde el \u00e9xito dependi\u00f3 de la capacidad de los propietarios para ofrecer <strong>espacios estrat\u00e9gicos<\/strong>, <strong>flexibles y atractivos<\/strong> para los colaboradores.<\/p>\n<p>En este contexto, los desarrolladores que apuesten por la <strong>innovaci\u00f3n<\/strong> y el <strong>bienestar de los usuarios <\/strong>estar\u00e1n mejor posicionados para capitalizar la estabilidad que atraviesa el
