{"id":158595,"date":"2025-11-04T12:47:37","date_gmt":"2025-11-04T18:47:37","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=158595"},"modified":"2025-11-04T12:47:37","modified_gmt":"2025-11-04T18:47:37","slug":"mercado-industrial-arrendamiento-disminuye-vacancia-al-alza","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-industrial-arrendamiento-disminuye-vacancia-al-alza\/","title":{"rendered":"Mercado industrial: arrendamiento disminuye 8% y la vacancia mantiene tendencia al alza"},"content":{"rendered":"<p><em>La desocupaci\u00f3n industrial creci\u00f3 35% anual, mientras la oferta nacional super\u00f3 los 4.9 millones de m\u00b2 disponibles<\/em><!--more--><\/p>\n<p>Durante octubre de 2025, el <strong>arrendamiento industrial<\/strong> en M\u00e9xico alcanz\u00f3 cerca de 500,000 metros cuadrados (m\u00b2), cifra que representa una<strong> disminuci\u00f3n del 8% anual<\/strong>. La Ciudad de M\u00e9xico concentr\u00f3 el 23% del total de la demanda nacional, seguida de Monterrey con 21% y Quer\u00e9taro con 15 por ciento.<\/p>\n<p>De acuerdo con informaci\u00f3n de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a>, la<strong> desocupaci\u00f3n de espacios durante octubre <\/strong>mantuvo un nivel mesurado, con 73,000 m\u00b2; sin embargo, esto representa <strong>un incremento de 35% anual<\/strong>. Los mercados de Guadalajara, Monterrey y Mexicali concentraron la mayor parte de estas desocupaciones, con participaciones del 30%, 19% y 15%, respectivamente.<\/p>\n<p>La <strong>tasa de vacancia nacional<\/strong> se ubic\u00f3 en <strong>4.4%<\/strong>, equivalente a <strong>4.9 millones de <\/strong>m\u00b2<strong> disponibles<\/strong>, y mantuvo una <strong>tendencia al alza<\/strong> en comparaci\u00f3n con el a\u00f1o anterior. En los \u00faltimos doce meses, la vacancia industrial aument\u00f3 en m\u00e1s de 2 millones de m\u00b2.<\/p>\n<p><strong>Los niveles m\u00e1s elevados de disponibilidad se registraron en la franja fronteriza<\/strong>, donde Tijuana y Mexicali reportaron tasas de 8.3% y 6.3%, respectivamente, seguidas por Reynosa con 6.0%. Por el contrario, Aguascalientes y Puebla mostraron los niveles m\u00e1s bajos, ambos con 1.5 por ciento.<\/p>\n<p>A pesar del incremento en la oferta, la <strong>construcci\u00f3n de nuevos espacios<\/strong> continu\u00f3 din\u00e1mica. En octubre comenzaron obras que <strong>sumaron m\u00e1s de 600,000 m\u00b2,<\/strong> impulsadas principalmente por Monterrey, que concentr\u00f3 el 33% de los nuevos desarrollos, seguida por la <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/cdmx-absorcion-industrial-historica-3t25\/\" target=\"_blank\" rel=\"noopener\">Ciudad de M\u00e9xico<\/a> y Guadalajara, con el 20% y 18%, respectivamente.<\/p>\n<p>Sin embargo, Solili destac\u00f3 que el volumen total en <strong>construcci\u00f3n reflej\u00f3 una<\/strong> <strong>desaceleraci\u00f3n de 24% anual<\/strong>, al registrar 4.5 millones de m\u00b2 en proceso al cierre de octubre de 2025.<\/p>\n<p>El <strong>precio promedio de renta industrial<\/strong> a nivel nacional se ubic\u00f3 en <strong>7.33 d\u00f3lares por <\/strong>m\u00b2<strong> al mes<\/strong>, un incremento de <strong>6% anual<\/strong>. La CDMX registr\u00f3 las tarifas m\u00e1s altas, con 9.79 d\u00f3lares por m\u00b2, mientras que Guanajuato present\u00f3 las m\u00e1s competitivas, con 5.04 d\u00f3lares.<\/p>\n<p>El <strong>inventario industrial nacional<\/strong> super\u00f3 los <strong>110 millones de <\/strong>m\u00b2, lo que representa un crecimiento de <strong>7 millones<\/strong> respecto al mismo periodo de 2024. Durante octubre se incorporaron cerca de 460,000 m\u00b2de nueva oferta, impulsados por la capital del pa\u00eds y Monterrey, que aportaron el 32% y 29% del
