{"id":158573,"date":"2025-11-03T14:03:42","date_gmt":"2025-11-03T20:03:42","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=158573"},"modified":"2025-11-03T14:03:42","modified_gmt":"2025-11-03T20:03:42","slug":"cdmx-absorcion-industrial-historica-3t25","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cdmx-absorcion-industrial-historica-3t25\/","title":{"rendered":"CDMX alcanza absorci\u00f3n industrial hist\u00f3rica en el 3T25, con un crecimiento de 81%"},"content":{"rendered":"<p><em>El mercado industrial de la CDMX alcanz\u00f3 724,000 m\u00b2 comercializados, lo que representa un crecimiento de 81% anual<\/em><!--more--><\/p>\n<p>De acuerdo con <a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>, el mercado industrial de la Ciudad de M\u00e9xico y su Zona Metropolitana (ZMCDMX) alcanz\u00f3 una <strong>cifra r\u00e9cord <\/strong>durante el tercer trimestre de 2025 (3T25), con una <strong>absorci\u00f3n bruta de 724,000 metros cuadrados<\/strong> (m\u00b2), equivalente a un crecimiento del 81% respecto al mismo periodo de 2024.<\/p>\n<p>En los primeros nueve meses del a\u00f1o, el acumulado lleg\u00f3 a 1.4 millones de m\u00b2, lo que refleja el mayor dinamismo del mercado en los \u00faltimos cinco a\u00f1os. Francisco Mu\u00f1oz, vicepresidente ejecutivo de Industrial y Log\u00edstica de CBRE, atribuy\u00f3 este incremento a los <strong>prearrendamientos y renovaciones realizadas durante el a\u00f1o.<\/strong><\/p>\n<blockquote><p>\u201cEl mercado industrial de la Ciudad de M\u00e9xico y la Zona Metropolitana report\u00f3 la cifra m\u00e1s alta de absorci\u00f3n bruta en los \u00faltimos cinco a\u00f1os, al cierre del 3T25 este indicador acumul\u00f3 1.4 millones de m\u00b2, cifra 7% mayor a la registrada en el mismo periodo de 2024. Este indicador se ha visto motivado principalmente por pre-arrendamientos y renovaciones que se han realizado a lo largo del 2025 captando el 40% y 39% de la actividad respectivamente\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Al cierre del 3T 2025, el <strong>inventario clase A<\/strong> de la ZMCDMX sum\u00f3 <strong>106,290 <\/strong>m\u00b2, alcanzando un total de <strong>12.09 millones de<\/strong> m\u00b2, un crecimiento anual del 10.1%. El <strong>corredor CTT<\/strong> (Cuautitl\u00e1n-Tultitl\u00e1n-Tepotzotl\u00e1n) <strong>concentr\u00f3 el 72% de la nueva oferta<\/strong>, seguido por <strong>Zumpango-AIFA<\/strong> y <strong>Vallejo-Azcapotzalco<\/strong>. CBRE prev\u00e9 que para finales de a\u00f1o podr\u00edan incorporarse <strong>277,595 <\/strong>m\u00b2, <strong>adicionales<\/strong>, con lo que el inventario total ascender\u00eda a <strong>12.36 millones de <\/strong>m\u00b2.<\/p>\n<p>El dinamismo del mercado industrial de la CDMX impulsa el <strong>pipeline de construcci\u00f3n<\/strong>. Durante el tercer trimestre iniciaron m\u00e1s de <strong>427,000 <\/strong>m\u00b2 en nuevos proyectos ubicados principalmente en <strong>Zumpango-AIFA con el 60%<\/strong>, seguido por <strong>Tultitl\u00e1n<\/strong> y <strong>Huehuetoca-Tepeji.<\/strong><\/p>\n<p><a href=\"https:\/\/centrourbano.com\/revista\/?s=cbre\" target=\"_blank\" rel=\"noopener\">CBRE<\/a> precis\u00f3 que <strong>55% de estas construcciones ya cuentan con contratos de prearrendamiento<\/strong>, lo que llev\u00f3 al pipeline total a <strong>766,760 <\/strong>m\u00b2, la cifra m\u00e1s alta desde el 3T24. Adem\u00e1s, <strong>77% de estos desarrollos corresponden a naves tipo Big Box<\/strong>, con superficies mayores a 10,000 m\u00b2.<\/p>\n<p>En los primeros nueve meses del a\u00f1o, la <strong>nueva oferta<\/strong> industrial super\u00f3 los <strong>517 mil metros cuadrados<\/strong>, de los cuales <strong>Cuautitl\u00e1n concentr\u00f3 el 64%<\/strong>, consolid\u00e1ndose como el corredor m\u00e1s grande de la regi\u00f3n, con el 40% del inventario total. Le siguieron <strong>Tultitl\u00e1n, <\/strong>el <strong>interior de la ciudad, Zumpango-AIFA y<\/strong> <strong>Huehuetoca-Tepeji. <\/strong><\/p>\n<p>La <strong>tasa de vacancia cerr\u00f3 el trimestre en 2%<\/strong>, tras un incremento de 0.52 puntos porcentuales respecto al periodo anterior, debido a algunas desocupaciones y a la incorporaci\u00f3n de nueva oferta con disponibilidad. Esto equivale a 245,000 m\u00b2 vacantes, concentrados principalmente en el corredor CTT y Zumpango-AIFA.<\/p>\n<p>Finalmente, el <strong>sector log\u00edstico<\/strong> lider\u00f3 la actividad del trimestre con el <strong>98% de la superficie comercializada<\/strong>. En cuanto al origen de las empresas que participaron en la absorci\u00f3n, <strong>M\u00e9xico<\/strong> represent\u00f3 el 39% del total, seguido por <strong>Estados Unidos, Corea del Sur<\/strong>,
