Al cierre de septiembre, este indicador alcanz\u00f3 12.5%<\/em><!--more--><\/p>\n<p>Durante el \u00faltimo a\u00f1o, el sector <strong>inmobiliario industrial atraviesa una etapa de ajust<\/strong>e tras haber registrado niveles hist\u00f3ricos de absorci\u00f3n bruta desde la pandemia. Este reajuste ha <strong>incrementado la disponibilidad de espacios<\/strong>, especialmente en la regi\u00f3n norponiente del pa\u00eds.<\/p>\n<p>De acuerdo con informaci\u00f3n de <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, al cierre del tercer trimestre de 2025 (3Q2025), el <strong>norponiente<\/strong> registr\u00f3 una <strong>disponibilidad de naves industriales de 31 millones de pies cuadrados<\/strong> (ft\u00b2), de los cuales <strong>42% se concentraron en Tijuana<\/strong>. En conjunto, la regi\u00f3n alcanz\u00f3 una tasa de disponibilidad de 11.02 por ciento.<\/p>\n<p>Hist\u00f3ricamente, <strong>Tijuana<\/strong> hab\u00eda mantenido una tasa de <strong>disponibilidad promedio del 5%,<\/strong> <strong>alcanzando incluso el 2.5 por ciento<\/strong>. Sin embargo, a inicios de 2024, la tasa de disponibilidad de naves industriales registr\u00f3 un crecimiento sostenido, <strong>alcanzando 12.58% en el 3Q2025.<\/strong><\/p>\n<p>Con esa tasa, el mercado fronterizo registr\u00f3 una disponibilidad equivalente a 12.9 millones de ft\u00b2. De esta cifra, 7.8% corresponde a proyectos en <strong>inicio de construcci\u00f3n<\/strong> y 10% a <strong>desocupaciones<\/strong> ocurridas al cierre de septiembre.<\/p>\n<p>En cuanto a las causas, Carlos R\u00edos, analista inmobiliario industrial de Datoz, explic\u00f3 que el incremento en la disponibilidad responde a una <strong>combinaci\u00f3n de nuevos desarrollos especulativos y movimientos naturales<\/strong> de desocupaci\u00f3n.<\/p>\n<p>A\u00f1adi\u00f3 que este aumento no necesariamente refleja una desaceleraci\u00f3n del mercado, sino una <strong>fase de ajuste y renovaci\u00f3n del inventario<\/strong>, ya que los <strong>desarrolladores se est\u00e1n anticipando a la demanda futura<\/strong> en espera de un <a href=\"https:\/\/centrourbano.com\/revista\/?s=nearshoring\" target=\"_blank\" rel=\"noopener\">segundo auge del sector.<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>En a\u00f1os anteriores, Tijuana registr\u00f3 tasas de disponibilidad de hasta 2.5%.
