pa\u00eds, con un promedio de 56,811 pesos por m<\/em><em>\u00b2<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Indicador Banorte de Precios de Vivienda<\/strong> (<strong>Inbaprevi<\/strong>), al cierre del mes de septiembre de 2025, el precio promedio de la vivienda a nivel nacional se ubic\u00f3 en <strong>31,132 pesos por metro cuadrado<\/strong> (m\u00b2).<\/p>\n<p>Lo anterior representa un <strong>aumento de 4.4%<\/strong> frente a septiembre de 2024; mientras que la variaci\u00f3n mensual sigue manteniendo la tendencia positiva observada durante todo el a\u00f1o, con un alza de 0.4 por ciento.<\/p>\n<p>Asimismo, el <strong>Inbaprevi<\/strong> destaca que, de las 15 entidades analizadas, al cierre de septiembre de 2025, la <strong>Ciudad de M\u00e9xico<\/strong> se mantuvo como la entidad con el precio m\u00e1s alto en el pa\u00eds, con un promedio de 57,448 pesos por metro cuadrado.<\/p>\n<p>Por el contrario, el estado de <strong>Tamaulipas<\/strong> registr\u00f3 el precio m\u00e1s bajo, con 18,101 pesos por metro cuadrado.<\/p>\n<p>\u201cEstas cifras reflejan la notable disparidad en el costo de la vivienda entre las distintas regiones del pa\u00eds, influenciada por factores como la ubicaci\u00f3n, la demanda y las caracter\u00edsticas de los inmuebles\u201d, indic\u00f3 <strong>Banorte<\/strong>.<\/p>\n<p>Adem\u00e1s, en t\u00e9rminos de crecimiento mensual, <strong>Hidalgo<\/strong> destac\u00f3 como la entidad con el mayor incremento en los precios de vivienda durante el noveno mes del a\u00f1o, con un alza del 1.1%; mientras que <strong>Yucat\u00e1n<\/strong> fue la \u00fanica entidad con una disminuci\u00f3n en el valor de las propiedades, con un descenso del 0.4% en el precio por metro cuadrado.<\/p>\n<h2><strong>Precio de la vivienda por entidad federativa<\/strong><\/h2>\n<p>Seg\u00fan datos del <strong>Inbaprevi<\/strong>, en septiembre de este a\u00f1o, de las 15 entidades analizadas, seis reportaron precios por m\u00b2 por encima del promedio nacional, es decir, m\u00e1s de 31,132 pesos.<\/p>\n<p>En primer lugar, la <strong>CDMX<\/strong>, con 57,448 pesos por m\u00b2, 5% m\u00e1s que en el mismo mes de 2024; seguida por <strong>Nuevo Le\u00f3n<\/strong>, con 54,069 pesos por m\u00b2, un aumento de 6.9% frente al 2024; y <strong>Jalisco<\/strong>, con 46,131 pesos por m\u00b2 y una ligera ca\u00edda de 0.3 por ciento.<\/p>\n<p>As\u00ed como <strong>Sinaloa<\/strong>, con 41,989 pesos por m\u00b2; <strong>Baja California<\/strong>, con 39,717 pesos por m\u00b2; y el <strong>Estado de M\u00e9xico<\/strong>, con un precio de 38,102 pesos por metro cuadrado.<\/p>\n<p>Por otro lado, los estados cuyos precios de vivienda estuvieron por debajo del promedio nacional son <strong>Yucat\u00e1n<\/strong>, con 28,721 pesos por m\u00b2; <strong>San Luis Potos\u00ed<\/strong>, con 26,857 pesos; <strong>Puebla<\/strong>, con 25,494 pesos; y <strong>Quer\u00e9taro<\/strong>, con 24,901 pesos por metro cuadrado.<\/p>\n<p>Adem\u00e1s de <strong>Guanajuato<\/strong>, con 21,743 pesos por m\u00b2; <strong>Sonora<\/strong>, con 21,679 pesos; <strong>Hidalgo<\/strong>, con 21,047 pesos; <strong>Morelos<\/strong>, con 20,857 pesos; y <strong>Tamaulipas<\/strong>, con 18,101 pesos por metro cuadrado.<\/p>\n<a
