Asimismo, fija los elementos m\u00ednimos que deben contener los <strong>contratos de adhesi\u00f3n<\/strong> para asegurar que las transacciones se realicen bajo condiciones claras y verificables.<\/p>\n<h2><strong>Un marco para la transparencia inmobiliaria<\/strong><\/h2>\n<p>La creaci\u00f3n de la <strong>NOM 247<\/strong> respondi\u00f3 a la necesidad de establecer buenas pr\u00e1cticas que garanticen operaciones seguras y confiables en el sector. Esta normativa se aplica a todas las personas f\u00edsicas o morales que intervienen en la <strong>compraventa de vivienda<\/strong>, incluidos agentes inmobiliarios, brokers, promotores y desarrolladores.<\/p>\n<p>\u201cPoder dar claridad a las <strong>operaciones inmobiliarias<\/strong> ayuda a tener una industria m\u00e1s transparente en nuestro pa\u00eds. Por eso es importante que siempre se acuda a profesionales que nos ayuden a tomar decisiones basadas en informaci\u00f3n actualizada, y as\u00ed evitar malas pr\u00e1cticas en operaciones relacionadas con el patrimonio\u201d, destac\u00f3 <strong>Julio C\u00e9sar Mendoza, gerente comercial de Inmuebles24<\/strong>.<\/p>\n<h2><strong>Obligaciones de proveedores y comercializadores<\/strong><\/h2>\n<p>Entre los puntos principales de la <strong>NOM 247<\/strong> se establece que:<\/p>\n<ul>\n<li>Los proveedores deben poner a disposici\u00f3n de los consumidores el plan ejecutivo del proyecto, ya sea f\u00edsico o digital.<\/li>\n<li>La publicidad utilizada debe ser veraz y comprobable.<\/li>\n<li>Los precios, garant\u00edas, plazos, calidades y condiciones ofrecidas deben respetarse.<\/li>\n<li>Est\u00e1 prohibido negar informaci\u00f3n sobre un inmueble o publicar anuncios que desacrediten a otras marcas o instituciones.<\/li>\n<li>Se debe informar con total transparencia sobre la fecha de construcci\u00f3n, materiales utilizados y el estado legal actual de la vivienda.<\/li>\n<\/ul>\n<h2><strong>Contratos de compraventa m\u00e1s claros<\/strong><\/h2>\n<p>La <strong>NOM<\/strong> tambi\u00e9n define los elementos m\u00ednimos que deben contener los contratos de compraventa de vivienda, entre ellos:<\/p>\n<ul>\n<li>Fecha y lugar de celebraci\u00f3n.<\/li>\n<li>Nombre, domicilio y RFC de las partes.<\/li>\n<li>Descripci\u00f3n precisa del inmueble.<\/li>\n<li>Precio ofrecido y posibles variaciones al cierre de la transacci\u00f3n.<\/li>\n<li>Derechos y obligaciones de las partes.<\/li>\n<li>Documentaci\u00f3n que acredita la facultad de intermediaci\u00f3n.<\/li>\n<li>Condiciones de entrega y formas de pago.<\/li>\n<\/ul>\n<h2><strong>Una herramienta contra fraudes inmobiliarios<\/strong><\/h2>\n<p>Al estandarizar las pr\u00e1cticas y hacer obligatoria la transparencia en contratos y publicidad, la <strong>NOM 247<\/strong> busca reducir riesgos de fraude y dar mayor certeza jur\u00eddica a los compradores.<\/p>\n<p>Para los <strong>desarrolladores<\/strong> y <strong>comercializadores<\/strong>, representa un marco de actuaci\u00f3n m\u00e1s estricto pero tambi\u00e9n una oportunidad para fortalecer la <strong>confianza del<\/strong>
