Hoy, de acuerdo con <strong>Mercado Libre Inmuebles<\/strong>, la decisi\u00f3n ya no depende \u00fanicamente del precio, sino tambi\u00e9n de factores como movilidad, calidad de vida y acceso a servicios.<\/p>\n<p>En el caso de la <strong>Ciudad de M\u00e9xico<\/strong>, la <strong>renta<\/strong> se consolid\u00f3 como motor del mercado, con un crecimiento de 24% en el \u00faltimo a\u00f1o, mientras que la <strong>compra de vivienda<\/strong> se ha mantenido estable.<\/p>\n<p>Sin embargo, el mismo presupuesto que alcanza para un <strong>departamento compacto<\/strong> en la capital puede equivaler a una propiedad con el doble de metros cuadrados (m\u00b2) en ciudades como <strong>Quer\u00e9taro<\/strong> o <strong>Monterrey<\/strong>, donde los precios son m\u00e1s competitivos.<\/p>\n<h2><strong>Ciudades y tama\u00f1os promedio<\/strong><\/h2>\n<p>Seg\u00fan datos de <strong>Mercado Libre Inmuebles<\/strong>, el metraje var\u00eda significativamente entre ciudades:<\/p>\n<ul>\n<li><strong>CDMX<\/strong>: entre 60 y 85 m\u00b2, consolidando el mercado m\u00e1s compacto del pa\u00eds.<\/li>\n<li><strong>Monterrey<\/strong>: entre 75 y 110 m\u00b2, con viviendas m\u00e1s amplias.<\/li>\n<li><strong>Guadalajara<\/strong>: entre 70 y 90 m\u00b2, ofreciendo un punto medio.<\/li>\n<\/ul>\n<p>En <strong>precios<\/strong>, la brecha es clara: en la <strong>capital<\/strong> el promedio alcanza los 59,290 pesos por m\u00b2, mientras que en <strong>Quer\u00e9taro<\/strong> ronda los 25,513 pesos por m\u00b2 y en <strong>Nuevo Le\u00f3n<\/strong> los 48,664 pesos por metro cuadrado.<\/p>\n<h2><strong>Nuevas prioridades habitacionales<\/strong><\/h2>\n<p>El cambio no solo se refleja en n\u00fameros, sino tambi\u00e9n en las <strong>preferencias de los habitantes<\/strong>, ya que la cercan\u00eda al transporte p\u00fablico, la movilidad, los espacios pet friendly y las amenidades se han convertido en factores decisivos.<\/p>\n<p>De esta manera, los <strong>espacios de coworking, gimnasios y \u00e1reas comunes<\/strong> dejaron de ser un lujo y pasaron a ser parte del est\u00e1ndar habitacional, impulsados por el trabajo h\u00edbrido y la b\u00fasqueda de integrar vida personal y laboral en un mismo espacio.<\/p>\n<p>Dentro de la <strong>CDMX<\/strong>, tambi\u00e9n se marcan contrastes: en colonias premium como
