{"id":157879,"date":"2025-09-30T09:00:07","date_gmt":"2025-09-30T15:00:07","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157879"},"modified":"2025-09-29T23:18:22","modified_gmt":"2025-09-30T05:18:22","slug":"escasez-vivienda-rentas-capital","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/escasez-vivienda-rentas-capital\/","title":{"rendered":"Escasez de vivienda dispara rentas en la capital"},"content":{"rendered":"<p><em>\u201cLa escasez de oferta de vivienda y la falta de construcci\u00f3n son las que explican las alzas en las rentas\u201d, se\u00f1al\u00f3 Carlos Valladares<\/em><!--more--><\/p>\n<p>De acuerdo con un an\u00e1lisis de la iniciativa <strong>REVIVE<\/strong> (<strong>Red para el Rescate de la Vivienda<\/strong>) y la <strong>Asociaci\u00f3n de Vivienda en Renta<\/strong> (<strong>AVER<\/strong>), el mercado de la <strong>vivienda en renta<\/strong> de la Ciudad de M\u00e9xico ha mostrado una notable recuperaci\u00f3n postpandemia, con incrementos significativos en demanda y costo.<\/p>\n<p>El documento revel\u00f3 que la CDMX enfrenta una escalada in\u00e9dita en el <strong>mercado de alquiler<\/strong>, ya que entre 2022 y 2024 las rentas se dispararon 33% en apenas 24 meses, un crecimiento que supera con creces la inflaci\u00f3n y que revela la presi\u00f3n derivada de la <strong>escasez de oferta habitacional<\/strong>.<\/p>\n<p>Asimismo, mostr\u00f3 que, tras una ca\u00edda del 10% durante la <strong>pandemia<\/strong>, las rentas se han recuperado con fuerza, alcanzando un crecimiento nominal anual del 12% desde 2023.<\/p>\n<p>Sin embargo, en t\u00e9rminos reales \u2014es decir, descontando la inflaci\u00f3n\u2014 el incremento desde 2016 apenas llega al 3%, lo que indica que el <strong>poder adquisitivo<\/strong> de los inquilinos ha sido erosionado a lo largo de la \u00faltima d\u00e9cada.<\/p>\n<h2><strong>Zonas m\u00e1s presionadas<\/strong><\/h2>\n<p>No obstante, la recuperaci\u00f3n del mercado no ha sido uniforme. Colonias como la <strong>Condesa<\/strong>, <strong>Roma<\/strong> y <strong>Cuauht\u00e9moc<\/strong> lideran el repunte, con incrementos por encima del promedio.<\/p>\n<p>Por su parte, en <strong>Coyoac\u00e1n<\/strong>, las rentas crecieron m\u00e1s del 8% anual durante la fase de recuperaci\u00f3n, consolid\u00e1ndose como una de las \u00e1reas con mayor dinamismo. Incluso en mercados premium como <strong>Reforma<\/strong>\/<strong>Zona Rosa<\/strong>, el alza ha sido m\u00e1s moderada, aunque tambi\u00e9n se mantiene por encima de la inflaci\u00f3n.<\/p>\n<h2><strong>Una crisis de oferta, no de gentrificaci\u00f3n<\/strong><\/h2>\n<p>De acuerdo con <strong>Carlos Valladares, vocero de REVIVE<\/strong>, el fen\u00f3meno no obedece a la gentrificaci\u00f3n, sino a la falta de nuevos proyectos. \u201cLa escasez de oferta y la falta de construcci\u00f3n son las que explican las alzas en las rentas\u201d, se\u00f1al\u00f3.<\/p>\n<p>Adem\u00e1s, el informe advierte que, si no se acelera la <strong>producci\u00f3n de vivienda<\/strong>, la tendencia alcista continuar\u00e1 en los pr\u00f3ximos a\u00f1os.<\/p>\n<h2><strong>El reto pendiente<\/strong><\/h2>\n<p>El estudio concluye que la capital vive una <strong>recuperaci\u00f3n heterog\u00e9nea<\/strong> del mercado inmobiliario, en la que las zonas mejor ubicadas y con nueva infraestructura marcan el ritmo.<\/p>\n<p>Sin embargo, tambi\u00e9n subraya la urgencia de <strong>impulsar pol\u00edticas de construcci\u00f3n de vivienda asequible<\/strong> para contener la presi\u00f3n sobre los precios y evitar que el alquiler se convierta en un lujo inalcanzable para la
