{"id":157776,"date":"2025-09-23T16:11:42","date_gmt":"2025-09-23T22:11:42","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157776"},"modified":"2025-09-23T16:11:42","modified_gmt":"2025-09-23T22:11:42","slug":"demanda-precios-vivienda-tijuana","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/demanda-precios-vivienda-tijuana\/","title":{"rendered":"Demanda y precios de vivienda en Tijuana van al alza este 2025"},"content":{"rendered":"<p><em>La vivienda media y residencial en Tijuana registra un crecimiento del 10% en b\u00fasquedas, impulsado por los cross-border workers<\/em><!--more--><\/p>\n<p>La <strong>frontera norte<\/strong> del pa\u00eds se ha consolidado como un polo de atracci\u00f3n inmobiliaria, y la ciudad de <strong>Tijuana<\/strong>, gracias a su posici\u00f3n estrat\u00e9gica y su robusto sector manufacturero, muestra una fuerte presi\u00f3n de demanda en vivienda, tanto en renta como en venta, seg\u00fan datos del m\u00e1s reciente Index de <strong>Inmuebles24<\/strong>.<\/p>\n<p>De acuerdo con <strong>Julio C\u00e9sar Mendoza, gerente comercial de Inmuebles24<\/strong>, la <strong>vivienda media y residencial<\/strong> registra un crecimiento del 10% en b\u00fasquedas, impulsado principalmente por los cross-border workers, es decir, trabajadores que laboran en San Diego, California, pero residen en Tijuana.<\/p>\n<p>\u201cLa vivienda en renta a corto y largo plazo mantiene una alta ocupaci\u00f3n debido al dinamismo econ\u00f3mico y a la cercan\u00eda con Estados Unidos\u201d, explic\u00f3.<\/p>\n<h2><strong>Renta: colonias m\u00e1s caras y m\u00e1s accesibles<\/strong><\/h2>\n<p>En agosto, el <strong>precio medio de renta<\/strong> de un departamento de dos rec\u00e1maras en Tijuana se ubic\u00f3 en 19,393 pesos mensuales, mientras que las unidades de tres rec\u00e1maras alcanzaron hasta 27,000 pesos.<\/p>\n<p>Entre las colonias m\u00e1s destacadas se encuentran:<\/p>\n<ul>\n<li><strong>Caletes<\/strong>, en la zona centro, con un precio medio de 27,397 pesos.<\/li>\n<li><strong>Colinas de California<\/strong>, en S\u00e1nchez Taboada, como la m\u00e1s accesible con un promedio de 15,155 pesos al mes.<\/li>\n<\/ul>\n<p><strong>Mendoza<\/strong> agreg\u00f3 que los desarrollos habitacionales cercanos a parques industriales se convierten en inversiones especialmente rentables, ya que atienden directamente la demanda de trabajadores de la zona.<\/p>\n<h2><strong>Venta: verticalidad y precios al alza<\/strong><\/h2>\n<p>El <strong>mercado de venta<\/strong> tambi\u00e9n mantiene dinamismo. El precio medio por metro cuadrado se ubic\u00f3 en 59,875 pesos, con un incremento interanual de 5.5%. Los departamentos de mayor tama\u00f1o son los que han registrado las alzas m\u00e1s notables.<\/p>\n<p>Asimismo, se observa un crecimiento en la <strong>vivienda vertical<\/strong>, con modernas torres de usos mixtos que concentran vivienda, comercio y servicios en un mismo inmueble, tendencia que refuerza la densificaci\u00f3n urbana en la ciudad fronteriza.<\/p>\n<h2><strong>Rentabilidad para inversionistas<\/strong><\/h2>\n<p>El Index de <strong>Inmuebles24<\/strong> reporta que la relaci\u00f3n renta anual\/precio de venta en Tijuana se sit\u00faa en 5.71%, lo que significa que se requieren en promedio 17.5 a\u00f1os de renta para recuperar la inversi\u00f3n de compra, cifra que es 10.6% mayor respecto al a\u00f1o anterior.<\/p>\n<p>Actualmente, <strong>Colinas de California<\/strong> se perfila como la colonia m\u00e1s conveniente para quienes buscan adquirir propiedades con fines de renta, gracias a su equilibrio entre accesibilidad y retorno de
