{"id":157744,"date":"2025-09-19T15:52:14","date_gmt":"2025-09-19T21:52:14","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157744"},"modified":"2025-09-19T15:52:14","modified_gmt":"2025-09-19T21:52:14","slug":"crecen-ventas-vivienda-valle-de-mexico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/crecen-ventas-vivienda-valle-de-mexico\/","title":{"rendered":"Crecen las ventas de vivienda nueva en la ZM del Valle de M\u00e9xico"},"content":{"rendered":"<p><em>Por su parte, el mercado de vivienda usada registr\u00f3 un crecimiento del 5.0% en cuanto a venta de unidades frente al 2T2024<\/em><!--more--><\/p>\n<p>Durante el segundo trimestre de 2025 (2T2025), el mercado de <strong>vivienda nueva<\/strong> en la <strong>Zona Metropolitana del Valle de M\u00e9xico<\/strong> (<strong>ZMVM<\/strong>) registr\u00f3 un avance positivo en ventas.<\/p>\n<p>En total, se colocaron <strong>7,566 unidades<\/strong> durante el periodo, lo que signific\u00f3 un crecimiento anual de 3.9% y un repunte trimestral de 11.6%, de acuerdo con el <strong>Informe de Coyuntura Inmobiliaria de Tinsa M\u00e9xico by Accumin<\/strong>.<\/p>\n<p>El documento destaca, adem\u00e1s, que este dinamismo estuvo encabezado por el <strong>segmento Medio<\/strong>, con precios que oscilan entre los 953,557 y 2 millones 996,893 pesos, que mantuvo su posici\u00f3n como el de mayor colocaci\u00f3n.<\/p>\n<p>No obstante, el <strong>segmento Tradicional<\/strong>, con valores de entre 544,998 y 953,557 pesos, mostr\u00f3 una recuperaci\u00f3n destacada dentro del mercado.<\/p>\n<h2><strong>Zonas con mayor actividad<\/strong><\/h2>\n<p>Seg\u00fan datos de Tinsa, la <strong>zona Norte<\/strong> de la metr\u00f3poli se consolid\u00f3 como l\u00edder, al reportar 3,507 unidades de vivienda vendidas, equivalente al 46.4% de participaci\u00f3n y un alza del 11% anual. En segundo lugar se ubic\u00f3 la <strong>zona Centro<\/strong>, con 1,674 unidades y un crecimiento de 12 por ciento.<\/p>\n<p>En el desglose municipal, <strong>Zumpango<\/strong> encabez\u00f3 la lista con 1,034 unidades desplazadas y un crecimiento de 5.1%. Asimismo, municipios como <strong>Tizayuca<\/strong> (Hidalgo) y <strong>Tec\u00e1mac<\/strong> (Estado de M\u00e9xico) registraron incrementos notables de hasta 30%, impulsados principalmente por la oferta del <strong>segmento Medio<\/strong>.<\/p>\n<h2><strong>Un mercado de contrastes<\/strong><\/h2>\n<p>Aunque varias zonas muestran dinamismo, algunas alcald\u00edas capitalinas presentaron retrocesos. Tal fue el caso de <strong>Benito Ju\u00e1rez<\/strong>, que report\u00f3 una ca\u00edda del 15% anual en sus ventas, y <strong>Cuauht\u00e9moc<\/strong>, que retrocedi\u00f3 4% respecto al mismo trimestre de 2024.<\/p>\n<p>\u201cVemos un mercado de contrastes donde corredores importantes han presentado una reducci\u00f3n en el n\u00famero de unidades vendidas y el inicio de proyectos nuevos. Por otro lado, la <strong>zona Norte<\/strong>, donde predomina el segmento Medio, registr\u00f3 crecimientos importantes\u201d, coment\u00f3 <strong>Justino Moreno, director de Consultor\u00eda Inmobiliaria de Tinsa M\u00e9xico by Accumin<\/strong>.<\/p>\n<h2><strong>Vivienda usada tambi\u00e9n se mantiene al alza<\/strong><\/h2>\n<p>Por su parte, el <strong>mercado secundario<\/strong>, o de <strong>vivienda usada<\/strong>, tambi\u00e9n registr\u00f3 una variaci\u00f3n al alza en cuanto a desplazamientos en el 2T2025, con un crecimiento del 5.0% anual y un precio unitario de 41,972 pesos por metro cuadrado (m\u00b2).<\/p>\n<p>Cabe destacar que la <strong>vivienda usada en la ZM del Valle de M\u00e9xico<\/strong> tiene una edad promedio de 17 a\u00f1os y es un mercado que se ha vuelto atractivo, lo cual se refleja en la participaci\u00f3n de este tipo de vivienda en la colocaci\u00f3n de cr\u00e9ditos hipotecarios.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Por su
