{"id":157658,"date":"2025-09-15T14:02:49","date_gmt":"2025-09-15T20:02:49","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157658"},"modified":"2025-09-15T14:02:49","modified_gmt":"2025-09-15T20:02:49","slug":"cuauhtemoc-lidera-venta-de-vivienda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/cuauhtemoc-lidera-venta-de-vivienda\/","title":{"rendered":"Cuauht\u00e9moc lidera la venta de vivienda en la CDMX"},"content":{"rendered":"<p><em>Cuauht\u00e9moc se consolida como l\u00edder en la venta de vivienda, con un costo promedio de 88,786 pesos por m\u00b2<\/em><!--more--><\/p>\n<p>Durante el segundo trimestre del a\u00f1o, la alcald\u00eda <strong>Cuauht\u00e9moc <\/strong>se posicion\u00f3 como <strong>el principal mercado residencial<\/strong> de la Ciudad de M\u00e9xico, con <strong>938 unidades vendidas<\/strong>, la cifra m\u00e1s alta de operaciones en la capital.<\/p>\n<p>Justino Moreno, director de Consultor\u00eda en <a href=\"https:\/\/www.tinsamexico.mx\/\" target=\"_blank\" rel=\"noopener\">Tinsa<\/a> M\u00e9xico by Accumin, explic\u00f3 que las ventas en la alcald\u00eda est\u00e1n impulsadas por el <strong>corredor Reforma<\/strong>, formado por colonias como Ju\u00e1rez, Tabacalera y Cuauht\u00e9moc, que <strong>concentran el 21% del total<\/strong>.<\/p>\n<p>Destac\u00f3 que esta zona ha registrado una plusval\u00eda mayor al 10%, lo que presenta un <strong>mercado atractivo para los inversionistas.<\/strong><\/p>\n<blockquote><p>\u201cCuauht\u00e9moc sigue siendo el basti\u00f3n de la vivienda nueva en la ciudad, con una plusval\u00eda del 11.3% en el \u00faltimo a\u00f1o. El corredor Reforma concentra el 21% de las ventas de la alcald\u00eda, lo que muestra el atractivo de esta zona para inversionistas y compradores que buscan ubicaciones estrat\u00e9gicas con alto potencial de rentabilidad\u201d, explic\u00f3.<\/p><\/blockquote>\n<p>Datos de Tinsa se\u00f1alan que el precio promedio por metro cuadrado (m\u00b2) en <strong>Cuauht\u00e9moc es de 88,786 pesos<\/strong>, mientras que el <strong>corredor Reforma alcanza los 108,183 pesos por <\/strong><strong>m\u00b2<\/strong>, lo que consolida a la zona como la de mayor plusval\u00eda en la capital.<\/p>\n<p>En ese contexto, Moreno indic\u00f3 que en el <strong>corredor Reforma predominan familias con ingresos superiores a los 62,000 pesos mensuales<\/strong>, un perfil que lo convierte en un mercado atractivo para proyectos de vivienda vertical con precios desde 3.3 millones hasta m\u00e1s de 33 millones de pesos (mdp).<\/p>\n<p>Finalmente, la consultora se\u00f1al\u00f3 que la tendencia en el corredor apunta a unidades compactas, como lofts de 38 m\u00b2, con un precio promedio de 106,627 pesos por m\u00b2, <strong>adquiridos tanto para vivienda como para inversi\u00f3n en
