Sin embargo, la realidad que estamos observando en el mercado inmobiliario comercial va mucho m\u00e1s all\u00e1: el fen\u00f3meno de relocalizaci\u00f3n est\u00e1 atrayendo manufactura, s\u00ed, pero tambi\u00e9n atrae cerebros. Las empresas tecnol\u00f3gicas ligadas a la cadena productiva se est\u00e1n convirtiendo en un actor silencioso y disruptivo, capaz de reconfigurar la manera en que entendemos las oficinas y los espacios corporativos e industriales en el pa\u00eds.<\/p>\n<p>No se trata de las startups de consumo masivo que han dominado las portadas en la \u00faltima d\u00e9cada \u2014fintechs, e-commerce o SaaS\u2014, sino de data centers, compa\u00f1\u00edas de software industrial, automatizaci\u00f3n, log\u00edstica digital, an\u00e1lisis de datos, ciberseguridad y hasta semiconductores. Su estrategia de ubicaci\u00f3n es distinta a otras industrias: buscan estar cerca de los cl\u00fasteres manufactureros, pero tambi\u00e9n al alcance del talento especializado que necesitan para operar infraestructura cr\u00edtica.. Por eso, polos como Monterrey, Quer\u00e9taro, Guadalajara y Tijuana empiezan a vivir una transformaci\u00f3n que, aunque poco visible, ya est\u00e1 impactando el valor por metro cuadrado en varias zonas.<\/p>\n<p>En esta nueva din\u00e1mica, la pregunta no es solo cu\u00e1nto cuesta un espacio, sino qu\u00e9 habilita. Una oficina o un data center dentro o en el per\u00edmetro de un parque industrial puede ser menos costosa que un espacio en Reforma o Valle Oriente, pero si ofrece conectividad robusta, energ\u00eda estable y acceso al talento; su valor estrat\u00e9gico puede ser mucho mayor.<\/p>\n<p>Desde mi experiencia en el sector y al frente de una startup que analiza tendencias de espacios comerciales e industriales, en Spot2.mx hemos visto un n\u00facleo de mercados muy din\u00e1micos impulsados tanto por el nearshoring como por la expansi\u00f3n org\u00e1nica: Valle de M\u00e9xico, Monterrey\u2013Saltillo, el Baj\u00edo (Quer\u00e9taro\u2013Le\u00f3n\u2013SLP), Tijuana y, en una segunda l\u00ednea, Guadalajara y Puebla. Todos ellos con absorci\u00f3n alta, vacancias tensas y un inventario activo que concentra la mayor tracci\u00f3n en b\u00fasquedas, leads y visitas agendadas.<\/p>\n<p>El contraste entre las tecnol\u00f3gicas de consumo y las ligadas a manufactura es notable cuando evaluamos el detalle de los requerimientos: las primeras buscan oficinas en zonas urbanas premium, dise\u00f1adas para la atracci\u00f3n de talento joven y creativo, donde la imagen de marca es tan importante como la infraestructura. Las segundas, en cambio, priorizan la operaci\u00f3n e infraestructura cr\u00edtica: oficinas integradas a sus propias naves, hubs h\u00edbridos o data centers perif\u00e9ricos que les permitan estar a minutos de sus clientes industriales. Monterrey es quiz\u00e1 el ejemplo m\u00e1s evidente: Apodaca y Santa Catarina concentran cada vez m\u00e1s oficinas de soporte TI que hace apenas unos a\u00f1os habr\u00edan sido impensables en esa ubicaci\u00f3n.<\/p>\n<p>Quer\u00e9taro es otro caso interesante. Aunque su reputaci\u00f3n se ha construido sobre la industria automotriz y aeroespacial, hoy empieza a sumar centros de ingenier\u00eda, data centers y oficinas modernas en corredores antes considerados perif\u00e9ricos.<\/p>\n<p>Guadalajara, por su parte, combina su ADN de hub tecnol\u00f3gico con la cercan\u00eda a manufactura avanzada: corredores como El Salto, hasta hace poco vistos como eminentemente industriales, ahora reciben demanda de oficinas para semiconductores y dise\u00f1o de software. Y en Tijuana, la demanda de oficinas dentro de parques industriales crece gracias al inter\u00e9s de industrias vinculadas a la cadena de semiconductores y dispositivos m\u00e9dicos conectada a California por establecerse en la zona.<\/p>\n<h2>El reto para desarrolladores e inversionistas<\/h2>\n<p>La nueva ecuaci\u00f3n es clara: ya no basta con construir parques industriales ni rascacielos corporativos. Lo que demandan estas empresas son ecosistemas h\u00edbridos: desarrollos que integren operaci\u00f3n industrial con oficinas de alta calidad, data centers, conectividad robusta y servicios urbanos que atraigan talento.<\/p>\n<p>Lo que vemos, en suma, es un borrado progresivo de la frontera entre lo industrial y lo corporativo. El reto para desarrolladores e inversionistas es may\u00fasculo, pero tambi\u00e9n lo es la oportunidad\u2026 quienes logren anticipar esta demanda \u2014con proyectos mixtos que combinen manufactura, tecnolog\u00eda y capital humano\u2014 tendr\u00e1n una ventaja competitiva en la pr\u00f3xima d\u00e9cada ante los ojos del creciente cluster TI.<\/p>\n<p>Lo que est\u00e1 en juego no es solo el valor por metro cuadrado, sino la capacidad del pa\u00eds de articular un nuevo modelo inmobiliario donde manufactura, tecnolog\u00eda e infraestructura convivan en los mismos espacios. El nearshoring tecnol\u00f3gico no s\u00f3lo redefine la geograf\u00eda industrial, sino que adem\u00e1s puede impulsar un cambio de paradigma en donde m\u00e1s que espacios inmobiliarios en el sentido tradicional, hablemos cada vez m\u00e1s de aut\u00e9nticos corredores y ecosistemas de innovaci\u00f3n.<\/p>\n<p style=\"text-align: right;\">*<a
