{"id":157504,"date":"2025-09-05T16:25:13","date_gmt":"2025-09-05T22:25:13","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157504"},"modified":"2025-09-05T16:25:13","modified_gmt":"2025-09-05T22:25:13","slug":"credito-hipotecario-acceso-vivienda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/credito-hipotecario-acceso-vivienda\/","title":{"rendered":"Cr\u00e9dito hipotecario: programas p\u00fablicos, principal motor del acceso a la vivienda"},"content":{"rendered":"<p><em>El cr\u00e9dito hipotecario nacional se divide en dos partes: esquemas p\u00fablicos, utilizados en los segmentos de bajo costo, y los pr\u00e9stamos bancarios, utilizados para la adquisici\u00f3n de segmentos residenciales y premium<\/em><!--more--><\/p>\n<p>Durante los primeros meses del a\u00f1o, el cr\u00e9dito hipotecario nacional se ha dividido en dos grandes grupos: por un lado los <strong>esquemas p\u00fablicos<\/strong>, que se han consolidado como el principal <strong>impulsor de la adquisici\u00f3n de vivienda<\/strong>, y por el otro las <strong>hipotecas bancarias.<\/strong><\/p>\n<p>De acuerdo con Propiedades.com, los <strong>esquemas p\u00fablicos<\/strong> cuentan con mayor demanda debido a que atienden a los <strong>trabajadores de menores ingresos<\/strong> y cubren la adquisici\u00f3n de viviendas de bajo costo, mientras que los <strong>cr\u00e9ditos bancarios<\/strong> facilitan la <strong>adquisici\u00f3n de segmentos residenciales y premium.<\/strong><\/p>\n<p>La Comisi\u00f3n Nacional Bancaria y de Valores (CNBV) se\u00f1al\u00f3 que, al cierre de 2024, la colocaci\u00f3n nacional de <strong>cr\u00e9ditos hipotecarios ascendi\u00f3 a 521,000 millones de pesos<\/strong> (mdp). De este total, las <strong>hipotecas bancarias sumaron 278,000 mdp<\/strong>, equivalente a un incremento de 1.35% respecto al a\u00f1o anterior. Al cierre de mayo de 2025, los <strong>institutos p\u00fablicos acumulaban una colocaci\u00f3n de 224,000 mdp<\/strong> y la banca comercial reportaba 106,000 mdp.<\/p>\n<p>Informaci\u00f3n de <a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/bando-1-llega-tarde-para-atender-la-gentrificacion-vargas\/\" target=\"_blank\" rel=\"noopener\">Propiedades.com<\/a> y Creditaria se\u00f1ala que, durante el segundo trimestre del a\u00f1o, el <strong>Infonavit encabez\u00f3 la intenci\u00f3n de cr\u00e9dito habitacional con 53%<\/strong> del total registrado, impulsado por la accesibilidad de las condiciones para trabajadores formales de ingresos medios y bajos. En tanto, el Fovissste concentr\u00f3 el 7% de las solicitudes.<\/p>\n<p>Los <strong>cr\u00e9ditos bancarios alcanzaron el 40% de las solicitudes<\/strong>, gracias a la flexibilidad en plazos y montos, as\u00ed como a la posibilidad de acceder a segmentos medio-alto y plus.<\/p>\n<p>Creditaria tambi\u00e9n detall\u00f3 que <strong>82% de los cr\u00e9ditos se destina a la adquisici\u00f3n de vivienda<\/strong>. Las <strong>propiedades nuevas encabezan la demanda con 50%,<\/strong> mientras que las usadas representan 32 por ciento. Los inmuebles de 0 a 10 a\u00f1os de antig\u00fcedad concentran los montos de financiamiento m\u00e1s altos, con promedios cercanos a 1.6 mdp; por el contrario, las propiedades de 20 a 30 a\u00f1os presentan los montos m\u00e1s bajos, con menos de 400,000 pesos en promedio.<\/p>\n<h2>\u00bfQui\u00e9nes acceden a un cr\u00e9dito hipotecario?<\/h2>\n<p>Creditaria se\u00f1al\u00f3 que la <strong>edad promedio de contrataci\u00f3n de un cr\u00e9dito hipotecario es de 39 a\u00f1os<\/strong>, con <strong>ingresos de alrededor de 36,000 pesos<\/strong> mensuales. En ese sentido, los millennials encabezan la contrataci\u00f3n con m\u00e1s de 68,000 mdp en cr\u00e9ditos, seguidos por la Generaci\u00f3n X con 44,000 mdp y, en menor medida, los baby boomers y la Generaci\u00f3n Z.<\/p>\n<p>En cuanto al\u00a0tipo de empleo, el <strong>72% de los solicitantes son asalariados del sector privado<\/strong>, mientras que el 24% corresponde a trabajadores independientes y apenas el 4% a empleados del sector p\u00fablico.<\/p>\n<p>En conjunto, los datos de Propiedades.com y Creditaria se\u00f1alan que, en el cr\u00e9dito hipotecario nacional, los <strong>esquemas p\u00fablicos siguen siendo esenciales para el acceso a la vivienda<\/strong>, mientras que los cr\u00e9ditos bancarios y los perfiles m\u00e1s j\u00f3venes impulsan una
