{"id":157312,"date":"2025-08-28T08:00:42","date_gmt":"2025-08-28T14:00:42","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157312"},"modified":"2025-08-27T21:05:06","modified_gmt":"2025-08-28T03:05:06","slug":"oferta-espacios-crece-2025","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oferta-espacios-crece-2025\/","title":{"rendered":"Oferta de espacios comerciales e industriales crece 270% en 2025"},"content":{"rendered":"<p><em>La ZMVM concentra la mayor demanda de espacios, mientras emergen nuevos polos en Quer\u00e9taro, Guanajuato, Puebla y el sureste del pa\u00eds<\/em><!--more--><\/p>\n<p>El <strong>mercado inmobiliario comercial e industrial<\/strong> en M\u00e9xico vive un momento clave, pues, en el primer semestre del a\u00f1o (1S2025), la <strong>oferta de espacios<\/strong> registrados en plataformas especializadas creci\u00f3 270% respecto al mismo periodo de 2024, lo que refleja la reconfiguraci\u00f3n de las cadenas de suministro y el atractivo del pa\u00eds como destino de inversi\u00f3n.<\/p>\n<p>De acuerdo con datos de <strong>Spot2.mx<\/strong>, entre enero y julio se registraron m\u00e1s de 30,000 inmuebles en la plataforma, frente a los poco m\u00e1s de 8,000 del a\u00f1o pasado.<\/p>\n<p>Adem\u00e1s, actualmente existen m\u00e1s de <strong>25,300 espacios activos<\/strong> que en conjunto suman alrededor de 1,411 millones de metros cuadrados (m\u00b2) disponibles, de los cuales un porcentaje importante corresponde a terrenos destinados al desarrollo de nuevos proyectos, impulsados por el <strong>nearshoring<\/strong> y la <strong>expansi\u00f3n de corredores industriales<\/strong>.<\/p>\n<h2><strong>Tendencias en segmentos clave<\/strong><\/h2>\n<p>De igual manera, el an\u00e1lisis por tipo de espacio muestra transformaciones en las estrategias de las empresas:<\/p>\n<ul>\n<li><strong>Industrial<\/strong>: el \u00e1rea promedio por inmueble pas\u00f3 de 1,400 a 1,000 m\u00b2, lo que revela que muchas compa\u00f1\u00edas optan por naves m\u00e1s peque\u00f1as para consolidar operaciones y escalar progresivamente.<\/li>\n<li><strong>Oficinas<\/strong>: la demanda se mantiene estable en el rango de 240 a 250 m\u00b2, consistente con modelos h\u00edbridos que priorizan flexibilidad y eficiencia.<\/li>\n<li><strong>Retail<\/strong>: los locales comerciales muestran un repunte, con un promedio que creci\u00f3 de 90 a 120 m\u00b2, en l\u00ednea con la reapertura de puntos de venta y la recuperaci\u00f3n del consumo urbano.<\/li>\n<\/ul>\n<h2><strong>Impulso estrat\u00e9gico y nuevos polos de inversi\u00f3n<\/strong><\/h2>\n<p>El crecimiento en la oferta de <strong>espacios industriales y comerciales<\/strong> no solo responde a la llegada de grandes corporativos. Expertos subrayan que las <strong>micro<\/strong>, <strong>peque\u00f1as<\/strong> y <strong>medianas empresas<\/strong> \u2014que representan el 99% de las unidades productivas en M\u00e9xico\u2014 requieren acceso a espacios adecuados para sostener el dinamismo econ\u00f3mico y la generaci\u00f3n de empleo.<\/p>\n<p>Si bien la <strong>Zona Metropolitana del Valle de M\u00e9xico<\/strong> concentra la mayor parte de la actividad, mercados emergentes como <strong>Quer\u00e9taro<\/strong>, <strong>Guanajuato<\/strong>, <strong>Puebla<\/strong> y el <strong>sureste<\/strong> del pa\u00eds muestran se\u00f1ales positivas de absorci\u00f3n y podr\u00edan consolidarse como polos estrat\u00e9gicos para el nearshoring y la inversi\u00f3n en infraestructura.<\/p>\n<p>En ese sentido, <strong>M\u00e9xico<\/strong> cuenta con una posici\u00f3n geogr\u00e1fica privilegiada, costos competitivos y una amplia red de tratados comerciales que lo colocan en el radar de empresas internacionales.<\/p>\n<p>Sin embargo, especialistas advierten que el reto no solo est\u00e1 en <strong>atraer inversiones<\/strong>, sino en acompa\u00f1ar el crecimiento con una <strong>visi\u00f3n
