{"id":157260,"date":"2025-08-26T13:48:42","date_gmt":"2025-08-26T19:48:42","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157260"},"modified":"2025-08-26T13:49:13","modified_gmt":"2025-08-26T19:49:13","slug":"queretaro-construccion-industrial-3","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/queretaro-construccion-industrial-3\/","title":{"rendered":"Quer\u00e9taro concentr\u00f3 15% de la nueva construcci\u00f3n industrial en M\u00e9xico"},"content":{"rendered":"<p><em>Pese a la ca\u00edda en la actividad industrial en el pa\u00eds, Quer\u00e9taro se mantiene como un mercado din\u00e1mico<\/em><!--more--><\/p>\n<p>De acuerdo con informaci\u00f3n de <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a>, durante julio, el mercado industrial de Quer\u00e9taro registr\u00f3 el inicio de 45,000 metros cuadrados (m\u00b2) en nuevas construcciones, lo que representa el <strong>15% del total de los desarrollos industriales iniciados a nivel nacional<\/strong>.<\/p>\n<p>Los nuevos proyectos contemplan superficies que van desde los 2,000 hasta los 23,000 m\u00b2. En cuanto a los submercados, el corredor Aeropuerto concentra el 50% de los inicios de construcci\u00f3n, ubicados en los parques industriales Puerta Quer\u00e9taro y Parque Industrial Aeropuerto (PIA). Mientras tanto, el corredor M\u00e9xico-Quer\u00e9taro concentra la otra mitad en el Parque Industrial Tecnol\u00f3gico Innovaci\u00f3n.<\/p>\n<p>La consultora se\u00f1al\u00f3 que, pese a la ca\u00edda en la actividad industrial, Quer\u00e9taro se mantiene como un mercado din\u00e1mico.<\/p>\n<blockquote><p>\u201cQuer\u00e9taro se mantiene como un mercado industrial din\u00e1mico, a pesar de la baja actividad nacional, contin\u00faa atrayendo inversi\u00f3n nacional y extranjera, lo que lo hace menos vulnerable a pol\u00edticas arancelarias proteccionistas.\u201d<\/p><\/blockquote>\n<h2>Quer\u00e9taro en la zona industrial m\u00e1s din\u00e1mica<\/h2>\n<p><a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/actividad-industrial-bajio-crece\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a> se\u00f1al\u00f3 que, al cierre del segundo trimestre del a\u00f1o (2T2025), el\u00a0<strong>Baj\u00edo fue la \u00fanica regi\u00f3n que registr\u00f3 una mayor absorci\u00f3n<\/strong>\u00a0de espacios respecto a lo que se sum\u00f3 por desocupaciones e inicios de construcci\u00f3n especulativa.<\/p>\n<p>Datoz detall\u00f3 que, al cierre del 2T25, el\u00a0<strong>Baj\u00edo<\/strong>\u00a0registr\u00f3 un inventario industrial de 302 millones de ft\u00b2, sin cambios respecto al trimestre anterior. Sum\u00f3 una\u00a0<strong>disponibilidad 19 millones de ft\u00b2,<\/strong>\u00a0lo que representa una tasa de 6.22 por ciento.<\/p>\n<p>Especialistas de la consultora detallaron que, durante el \u00faltimo a\u00f1o, la absorci\u00f3n se concentr\u00f3 en Quer\u00e9taro, con el 36% de la actividad; seguido por Guadalajara con un 33%, Guanajuato con el 16%; y San Luis Potos\u00ed y Aguascalientes que en conjunto registran el 14 por ciento.<\/p>\n<p>Indicadores confirman el dinamismo del Baj\u00edo, as\u00ed como el comportamiento positivo de <strong>Quer\u00e9taro,<\/strong> que
