Y es que, su comportamiento poblacional, ha llevado a que el mercado de rentas crezca en los \u00faltimos tiempos.<\/p>\n<p>Ante esto, firmas como Morada Uno han visto un escenario de oportunidades en ambas plazas, por lo que, han iniciado operaciones en estas ciudades que, considera, son estrat\u00e9gicas para el mercado inmobiliario mexicano.<\/p>\n<p>En espec\u00edfico, la compa\u00f1\u00eda proyecta cerrar el verano de 2026 con m\u00e1s de 100 rentas mensuales en cada ciudad, lo que representar\u00e1 alrededor de<strong> 1,000 operaciones anuales por ciudad<\/strong>.<\/p>\n<p>Santiago Morales, CEO y cofundador de Morada Uno, coment\u00f3 que la incursi\u00f3n en estos mercados busca <strong>formalizar el arrendamiento de vivienda para brindar mayor certeza<\/strong> sobre los inmuebles, sobre todo en ciudades con altos m\u00e1rgenes de migraci\u00f3n, movilidad laboral y crecimiento de poblaci\u00f3n estudiantil.<\/p>\n<blockquote><p>\u201cEn ambas ciudades observamos mercados de renta con alto dinamismo, pero a\u00fan profundamente fragmentados y operando en la informalidad. Eso no solo limita el acceso a vivienda segura, tambi\u00e9n ralentiza el crecimiento del sector. Nuestra llegada busca profesionalizar esta industria: ofrecer procesos \u00e1giles, seguros y con garant\u00edas para ambas partes. Digitalizar y dar certidumbre al arrendamiento no es solo una mejora operativa, es una transformaci\u00f3n estructural que puede liberar el verdadero potencial inmobiliario de estas ciudades\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>El portal destac\u00f3 que Tijuana cuenta con una din\u00e1mica binacional y un 5% de poblaci\u00f3n extranjera, cinco veces la media nacional; adem\u00e1s, el contraste entre los n\u00f3madas digitales y los trabajadores de maquila ha generado especulaci\u00f3n en el mercado, en torno a la gentrificaci\u00f3n y el desplazamiento. Actualmente, la ciudad <strong>presenta precios promedio de renta<\/strong> en las zonas m\u00e1s demandadas entre <strong>17,000 y 22,000 pesos mensuales<\/strong>.<\/p>\n<p>Morada Uno record\u00f3 que el arrendamiento de vivienda mantiene un alto \u00edndice de informalidad, ya que el <strong>46% de los contratos se realiza sin documento formal<\/strong> y 4 de cada 10 inquilinos no cumplen los requisitos tradicionales para rentar.<\/p>\n<p>En ese contexto, Morada Uno elimina la figura del aval con propiedad y ofrece respaldo jur\u00eddico y financiero que puede reducir hasta tres veces el riesgo de morosidad frente al promedio del mercado.<\/p>\n<p>Gracias a este modelo, en sus primeros cinco a\u00f1os <strong>la startup ha formalizado m\u00e1s de 43,000 contratos a nivel nacional<\/strong> y mantiene un crecimiento sostenido cercano al 50% en los \u00faltimos 12 meses.
