{"id":157168,"date":"2025-08-21T11:14:44","date_gmt":"2025-08-21T17:14:44","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157168"},"modified":"2025-08-21T16:10:47","modified_gmt":"2025-08-21T22:10:47","slug":"interes-por-viviendas-de-2-a-4-5-mdp-aumenta","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/interes-por-viviendas-de-2-a-4-5-mdp-aumenta\/","title":{"rendered":"Inter\u00e9s por viviendas de 2 a 4.5 mdp aumenta"},"content":{"rendered":"<p><em>La plataforma Inmuebles 24 se\u00f1al\u00f3 que las b\u00fasquedas por la vivienda menor a los 2 mdp representa solo el 17%<\/em><!--more--><\/p>\n<p><span style=\"font-weight: 400;\">Julio Mendoza, gerente comercial de <a href=\"https:\/\/www.inmuebles24.com\/\" target=\"_blank\" rel=\"noopener\">Inmuebles24<\/a>, inform\u00f3 que, al cierre de julio de 2025, la <strong>b<\/strong><\/span><b>\u00fasqueda de viviendas entre 2 y 4.5 millones de pesos<\/b><span style=\"font-weight: 400;\"> (mdp), representa el 40% del total, mientras que en 2022, alcanz\u00f3 el 36 por ciento.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">La plataforma analiz\u00f3 el comportamiento de la demanda de vivienda en tres zonas del centro del pa\u00eds: Ciudad de M\u00e9xico y Valle, CDMX y Valle. Este estudio arroj\u00f3 que las <\/span><b>viviendas entre los 2 y 4.5 mdp se concentran principalmente en la CDMX y CDMX y Valle <\/b><span style=\"font-weight: 400;\">con el 41 y 40% de las b\u00fasquedas. Mientras que el Valle registra el 31% del inter\u00e9s.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Por otro lado, la b\u00fasqueda de <strong>v<\/strong><\/span><b>iviendas con precios menores a los 2 mdp<\/b><span style=\"font-weight: 400;\"> representa s\u00f3lo el 17%, lo que implica una ca\u00edda del 8%, en comparaci\u00f3n con enero de 2022. En este caso, el <\/span><b>Valle lidera las b\u00fasquedas con el 20%<\/b><span style=\"font-weight: 400;\">, mientras que s\u00f3lo el 16% de los usuarios en la CDMX buscan este rango de costo.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cCuriosamente, las propiedades que tienen la menor demanda, espec\u00edficamente en CDMX, son aquellas que tienen un ticket menor a 2 mdp, influido por la poca disponibilidad de este tipo de inmuebles\u201d, explic\u00f3 Mendoza.\u00a0<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">En contraste, el<\/span><b> inter\u00e9s por las viviendas de 4.5 y 6.5 mdp pas\u00f3 del 16% <\/b><span style=\"font-weight: 400;\">en 2022<\/span><b> al 20%<\/b><span style=\"font-weight: 400;\"> al cierre del primer semestre de 2025. Adem\u00e1s, las propiedades con costos mayores a 6.5 mdp pasaron del 20 al 23% en tres a\u00f1os.\u00a0<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cLos tickets superiores a los 4.5 mdp han registrado un incremento en su demanda, con un comportamiento similar en las tres zonas (CDMX, CDMX y Valle, Valle)\u201d, indic\u00f3.\u00a0<\/span><\/p><\/blockquote>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter  wp-image-157177\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-21-160204.png\" alt=\"Inter\u00e9s por viviendas de 2 a 4.5 mdp aumenta\" width=\"510\" height=\"380\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-21-160204.png 826w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-21-160204-300x223.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2025-08-21-160204-768x572.png 768w\" sizes=\"auto, (max-width: 510px) 100vw, 510px\" \/>\n<p><span style=\"font-weight: 400;\">En este contexto, el especialista explic\u00f3 que la disminuci\u00f3n en el inter\u00e9s por la vivienda econ\u00f3mica y el aumento de las b\u00fasquedas en las propiedades de costo medio se deben a varios factores correlacionados. Destac\u00f3 la <\/span><b>poca disponibilidad de propiedades de bajo costo y el conocimiento de esta problem\u00e1tica.<\/b><span style=\"font-weight: 400;\">\u00a0<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cHay una correlaci\u00f3n importante, por un lado se encuentra la disponibilidad, en la Zona Metropolitana hay muy pocas propiedades por debajo de los 2 mdp; por otro lado, los usuarios saben de esta falta de disponibilidad en este tipo de propiedades, lo que los lleva a dejar de buscarlas\u201d, indic\u00f3.\u00a0<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Mendoza destac\u00f3 que el crecimiento en las b\u00fasquedas de viviendas por arriba de los 2 mdp se debe a que los desarrolladores inmobiliarios han volcado sus esfuerzos en crear vivienda de este tipo, lo que incrementa la oferta.\u00a0<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cLos desarrolladores inmobiliarios se han enfocado cada vez m\u00e1s en propiedades de tickets m\u00e1s altos. Entonces influye c\u00f3mo se ha ido transformando el mercado, hacia donde hay mayor incremento de oferta y, por el contrario, la poca disponibilidad de propiedades de bajo ticket en estas
