En respuesta, el gobierno capitalino present\u00f3 el<strong> Bando 1,<\/strong> una serie de iniciativas que buscan detener este fen\u00f3meno. Sin embargo, <strong>podr\u00eda ser tarde para implementar est\u00e1s acciones<\/strong>.<\/p>\n<p>Juan David Vargas, general manager de Propiedades.com, se\u00f1al\u00f3 que la <strong>gentrificaci\u00f3n es una consecuencia del comportamiento del mercado inmobiliario, y no la causa de sus problemas.<\/strong><\/p>\n<p>Indic\u00f3 que el origen del fen\u00f3meno est\u00e1 relacionado con diversos factores: la baja oferta de vivienda, el aumento en su costo y, en los \u00faltimos a\u00f1os, la llegada de personas con un perfil econ\u00f3mico m\u00e1s alto. No obstante, estos aspectos se registran en la CDMX <strong>desde hace al menos 16 a\u00f1os, por lo que las marchas antigentrificaci\u00f3n y el Bando 1 abordan tarde al tema<\/strong>.<\/p>\n<blockquote><p>\u201cSi uno tratara de entender el por qu\u00e9 ocurre, si busc\u00e1ramos en el tiempo desde d\u00f3nde comienzan todos estos factores que generan la gentrificaci\u00f3n, son factores que vienen desde 20 o 25 a\u00f1os atr\u00e1s, no son de hoy. La manera como ha venido bajando la construcci\u00f3n de vivienda se intensific\u00f3 hace 16 a\u00f1os\u201d, platic\u00f3.<\/p><\/blockquote>\n<p>De acuerdo con el an\u00e1lisis \u2018Radiograf\u00eda del sector inmobiliario\u2019 del portal, las <strong>zonas con mayor presencia de <a href=\"https:\/\/centrourbano.com\/revista\/?s=gentrificacion\" target=\"_blank\" rel=\"noopener\">gentrificaci\u00f3n<\/a><\/strong> son:<\/p>\n<ul>\n<li>Zona 1: Condesa, Roma y Ju\u00e1rez<\/li>\n<li>Zona 2: Granada, Ampliaci\u00f3n Granada<\/li>\n<li>Zona 3: Santa Mar\u00eda la Rivera, Cuauht\u00e9moc, San Rafael<\/li>\n<\/ul>\n<p>Desde 2015, <strong>est\u00e1s zonas registran alzas acumuladas de 73% a 177%<\/strong> en el costo por metro cuadrado de la vivienda en venta.<\/p>\n<p>Reconoci\u00f3 que, si bien<strong> Bando 1<\/strong> representa un buen inicio para atender el fen\u00f3meno, est\u00e1s zonas ya se encuentran impactadas. Por ello, sus resultados se reflejar\u00e1n en el largo plazo y <strong>no impactar\u00e1 inmediatamente el costo de la vivienda<\/strong>.<\/p>\n<p>Vargas destac\u00f3 que, debido a la afectaci\u00f3n en est\u00e1s colonias, ser\u00e1 necesario darle mayor peso a ciertas iniciativas. Por ejemplo, <strong>consider\u00f3 prioritario crear e implementar incentivos, en lugar de enfocarse en acciones regulatorias<\/strong>.<\/p>\n<h2>Zonas de contenci\u00f3n deben ser prioridad del Bando 1<\/h2>\n<p>En ese contexto, Juan David Vargas explic\u00f3 que, debido al incremento en el costo de la vivienda en las zonas gentirificadas, la <strong>valorizaci\u00f3n del mercado se ha desplazado hacia colonias aleda\u00f1as<\/strong> con caracter\u00edsticas similares, en conectividad, transporte, servicios, seguridad, etc.<\/p>\n<p>Propiedades.com las identifica como <strong>zonas de contenci\u00f3<\/strong>n, ya que funcionan como una <strong>barrera que detiene<\/strong>, en cierta medida, la <strong>expansi\u00f3n de la gentrificaci\u00f3n y la especulaci\u00f3n de la vivienda<\/strong>.<\/p>\n<p>Entre las <strong>zonas de contenci\u00f3n<\/strong> se encuentran:<\/p>\n<ul>\n<li>Doctores<\/li>\n<li>Tlatelolco<\/li>\n<li>An\u00e1huac<\/li>\n<li>Anzures<\/li>\n<li>Pensil Norte<\/li>\n<li>Tacuba<\/li>\n<\/ul>\n<p>El especialista explic\u00f3 que, desde hace un par de a\u00f1os, est\u00e1s colonias han registrado un incremento en sus costos, mismo que en <strong>los pr\u00f3ximos cinco a\u00f1os podr\u00eda continuar en ascenso<\/strong>.<\/p>\n<p>Por ello, el especialista apunt\u00f3 que, para evitar el desplazamiento de habitantes y comercios en est\u00e1s zonas, como ocurri\u00f3 en la Condesa y Roma, <strong>el Bando 1 deber\u00eda concentrar sus esfuerzos en atenderlas de forma prioritaria<\/strong>.<\/p>\n<p>Detall\u00f3 que el GCDMX deber\u00eda <strong>evitar la construcci\u00f3n de vivienda de segmentos altos en est\u00e1s zonas<\/strong>, as\u00ed como la implementaci\u00f3n de programas de adquisici\u00f3n de vivienda. Adem\u00e1s, habilitaci\u00f3n de infraestructura, instalaci\u00f3n de servicios, impulsar al comercio local, para evitar la expansi\u00f3n de la gentrificaci\u00f3n.<\/p>\n<blockquote><p>\u201cEstas son las zonas que deber\u00edamos priorizar a nivel de iniciativas gubernamentales para evitar que sufran el impacto como en las otras zonas (&#8230;) Creen que las medidas pueden tener un impacto en el mediano plazo y que pueden ser muy efectivas y, realmente no es as\u00ed. Las medidas tendr\u00e1n un impacto a largo plazo y deber\u00edan implementarse en las medidas que no queremos que se conviertan como las otras zonas\u201d,
