{"id":157137,"date":"2025-08-19T12:45:21","date_gmt":"2025-08-19T18:45:21","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157137"},"modified":"2025-08-19T12:45:21","modified_gmt":"2025-08-19T18:45:21","slug":"construccion-vivienda-vs-demanda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/construccion-vivienda-vs-demanda\/","title":{"rendered":"Pese a baja construcci\u00f3n de vivienda, demanda se mantiene s\u00f3lida"},"content":{"rendered":"<p><em>La plataforma prev\u00e9 que, al cierre de 2025, la demanda de vivienda en renta y venta aumente entre 10 y 14%<\/em><!--more--><\/p>\n<p>A pesar de la contracci\u00f3n en el desarrollo de nueva vivienda y venta, la\u00a0<strong>demanda\u00a0se mantiene s\u00f3lida<\/strong>, impulsada por el crecimiento de hogares y por j\u00f3venes que buscan independizarse.<\/p>\n<p>De acuerdo con su \u00faltimo an\u00e1lisis de <a href=\"https:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener\">Propiedades.com<\/a>, para el segundo semestre de 2025, la <strong>demanda mensual promedio de vivienda<\/strong> registrar\u00e1 un aumento. En la Ciudad de M\u00e9xico, por ejemplo, se estima un <strong>incremento de 10.03% en renta y de 14.71% en venta<\/strong>, en comparaci\u00f3n con el semestre anterior.<\/p>\n<p>El comportamiento variar\u00e1 seg\u00fan la zona. <strong>Ampliaci\u00f3n Granada<\/strong> ser\u00e1 una de las colonias con mayor demanda proyectada, con incrementos de <strong>9.99% en renta<\/strong> y <strong>11.27% en venta<\/strong>. <strong>Del Valle Centro<\/strong> mostrar\u00e1 un alza de <strong>2.58% en renta<\/strong> y <strong>15.09% en venta<\/strong>.<\/p>\n<p>Por su parte, <strong>Narvarte Poniente<\/strong> tendr\u00e1 un comportamiento mixto: una ca\u00edda de <strong>6.95% en renta<\/strong> y un crecimiento de <strong>11.79% en venta<\/strong>. Situaci\u00f3n similar se espera en <strong>Portales Sur<\/strong>, con un aumento de <strong>14.49% en venta<\/strong> y una ligera contracci\u00f3n en renta de <strong>1.36 por ciento<\/strong>.<\/p>\n<p>En contraste, la <strong>oferta mensual de vivienda en la CDMX<\/strong> registrar\u00e1 una baja de <strong>2.11% en renta<\/strong> y <strong>1.34% en venta<\/strong>. No obstante, tambi\u00e9n habr\u00e1 variaciones por zona: <strong>Roma Norte<\/strong> reportar\u00e1 un alza de <strong>6.65% en renta<\/strong> y <strong>2.06% en venta<\/strong>, mientras que en <strong>Ampliaci\u00f3n Granada<\/strong> se prev\u00e9 una disminuci\u00f3n de <strong>9.33% en renta<\/strong> y <strong>6.73% en venta<\/strong>.<\/p>\n<p>En el <strong>Estado de M\u00e9xico<\/strong>, la demanda mensual de vivienda tambi\u00e9n crecer\u00e1: <strong>3.35% en renta<\/strong> y <strong>10.64% en venta<\/strong>. En cuanto a la oferta, la renta mostrar\u00e1 una contracci\u00f3n de <strong>10.99%<\/strong>, pero la venta aumentar\u00e1 <strong>1.93 por ciento<\/strong>.<\/p>\n<p>Por el contrario, <strong>Guadalajara<\/strong> enfrentar\u00e1 una ca\u00edda en la demanda de vivienda: <strong>17.01% en renta<\/strong> y <strong>0.50% en venta<\/strong>. Sin embargo, la oferta podr\u00eda incrementarse en <strong>4.51% en renta<\/strong> y <strong>3.36% en venta<\/strong>.<\/p>\n<p>Finalmente, en <strong>M\u00e9rida<\/strong> se prev\u00e9 un comportamiento positivo en la demanda mensual: un alza de <strong>0.15% en renta<\/strong> y de <strong>15.49% en venta<\/strong> durante el segundo semestre de 2025.<\/p>\n<h2>Valorizaci\u00f3n de la vivienda<\/h2>\n<p><a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/gentrificacion-consecuencia-costo-vivienda-vargas\/\" target=\"_blank\" rel=\"noopener\">Juan David Vargas<\/a>, general manager de Propiedades.com, se\u00f1al\u00f3 que, debido a las variaciones de la oferta y la demanda, la valorizaci\u00f3n de la vivienda tambi\u00e9n podr\u00eda aumentar.<\/p>\n<p>\u201cSe espera que la valorizaci\u00f3n de la vivienda en la CDMX contin\u00fae mostrando una tendencia al alza, aunque con variaciones seg\u00fan la zona, su ubicaci\u00f3n, el desarrollo urbano y las condiciones macroecon\u00f3micas\u201d, coment\u00f3.<\/p>\n<p>Entre las colonias con mayor valorizaci\u00f3n proyectada en la venta de casas destacan: <strong>Doctores, Xoco, Hip\u00f3dromo, Mixcoac, San Juan y Ampliaci\u00f3n Granada<\/strong>, con incrementos de entre <strong>6% y 22.5 por ciento<\/strong>.<\/p>\n<p>En el caso de los departamentos, el mayor crecimiento se estima en: <strong>Bosque de Chapultepec I, Polanco III, Hip\u00f3dromo Condesa, Ampliaci\u00f3n Granada y Polanco V<\/strong>, con alzas de entre <strong>0.23% y 9 por
