{"id":157010,"date":"2025-08-11T18:57:31","date_gmt":"2025-08-12T00:57:31","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=157010"},"modified":"2025-08-12T16:36:43","modified_gmt":"2025-08-12T22:36:43","slug":"adquirir-vivienda-ingresos-superiores-100mil-pesos","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/adquirir-vivienda-ingresos-superiores-100mil-pesos\/","title":{"rendered":"Adquirir vivienda en M\u00e9xico exige ingresos superiores a 100,000 pesos mensuales: ITESO"},"content":{"rendered":"<p><em>El ITESO explic\u00f3 que, para adquirir una vivienda de 1.2 mdp, se necesita un ingreso promedio de 35,988 mensuales, mientras que el precio promedio de los inmuebles se ubica en 4.29 mdp<\/em><!--more--><\/p>\n<p>El Instituto Tecnol\u00f3gico y de Estudios Superiores de Occidente (<a href=\"https:\/\/www.iteso.mx\/\" target=\"_blank\" rel=\"noopener\">ITESO<\/a>) se\u00f1al\u00f3 que <strong>el precio promedio de la vivienda<\/strong> en el pa\u00eds alcanza los <strong>4.29 millones de pesos (mdp)<\/strong>. Para acceder a un inmueble de este costo, es necesario percibir un <strong>ingreso mensual de superior a los 100,000 pesos<\/strong>.<\/p>\n<p>A trav\u00e9s de un estudio, el Instituto de la Universidad Jesuita de Guadalajara concluy\u00f3 que el pa\u00eds cuenta con un <strong>gran reto de asequibilidad<\/strong>, especialmente aquellos con ingresos medios y bajos.<\/p>\n<blockquote><p>\u201cEl ejercicio revela que, para la gran mayor\u00eda de los hogares, la compra de una vivienda con el precio mediano o promedio del mercado formal resulta financieramente inviable\u201d, indic\u00f3 el ITESO.<\/p><\/blockquote>\n<h2>\u00bfQui\u00e9nes pueden adquirir una vivienda?<\/h2>\n<p>El ITESO realiz\u00f3 un an\u00e1lisis que incluy\u00f3 una simulaci\u00f3n de cr\u00e9dito hipotecario con un enganche del 20%, plazo de 20 a\u00f1os, tasa de inter\u00e9s fija de 11.08% y CAT de 13.2 por ciento. Adem\u00e1s, considerando que la <strong>mensualidad represente s\u00f3lo el 30% del ingreso mensual<\/strong> familiar.<\/p>\n<p>Bajo estos par\u00e1metros, para adquirir una <strong>vivienda con un valor de 1 mdp<\/strong> ser\u00eda necesario un <strong>ingreso mensual de alrededor de 30,699 pesos<\/strong>. Sin embargo, el <strong>precio mediano<\/strong> en la base de datos analizada es de <strong>3.05 mdp<\/strong>, lo que implicar\u00eda un <strong>ingreso mensual de 93,632 pesos<\/strong>; mientras que, para adquirir una vivienda de <strong>4.29 mdp<\/strong>, costo promedio nacional, se necesita percibir <strong>131,780 pesos al mes<\/strong>.<\/p>\n<p>El an\u00e1lisis elaborado por el ITESO se apoya en la clasificaci\u00f3n por deciles, un recurso estad\u00edstico del INEGI que organiza a los hogares del pa\u00eds en <strong>diez segmentos seg\u00fan sus ingresos<\/strong>. En esta escala, el decil I corresponde al grupo con menores recursos, mientras que el decil X agrupa a quienes tienen los ingresos m\u00e1s altos.<\/p>\n<p>De acuerdo con datos de la Encuesta Nacional de Ingresos y Gastos de los Hogares (<a href=\"https:\/\/centrourbano.com\/revista\/vivienda\/hogares-mexicanos-recursos-vivienda\/\" target=\"_blank\" rel=\"noopener\">ENIGH<\/a>) 2024, en el <strong>decil IX<\/strong> se ubican los trabajadores con ingresos promedio de <strong>35,988 pesos mensuales<\/strong>, lo que apenas alcanzar\u00eda para una <strong>vivienda de alrededor de 1.2 mdp<\/strong>, bajo el simulador se\u00f1alado.<\/p>\n<blockquote><p>\u201cEsto muestra que ni siquiera la mayor\u00eda de los hogares de altos ingresos podr\u00eda acceder a las viviendas que representan la mediana o el promedio obtenido de las plataformas digitales seleccionadas\u201d, indic\u00f3 el Instituto.<\/p><\/blockquote>\n<p>El<strong> decil X<\/strong>, que concentra a los hogares con mayores ingresos, registra un <strong>promedio de 70,201 pesos mensuales<\/strong>, lo que da la oportunidad de acceder a <strong>inmuebles de alrededor de 2.2 mdp<\/strong>.
